I'm one of your subscribers since your Thailand days. For 8 years, I have been residing here in the West Tower of Twin Oaks Place, and I have been pleased with the effort they put in to ensure the residents' cleanliness and safety. The convenience of having three large malls nearby - ShangriLa mall, Mega mall, and starmall - adds to the comfort of living here. Additionally, there is an MRT station available for easy transportation to different parts of Metro Manila. Moreover, Greenfield offers a park where one can enjoy walking and jogging while being surrounded by bars, restaurants, and coffee shops.
Hey Mergim, my wife and I stayed in a unit in the west tower this past December and January that is similar to the last unit (the two-storey unit) that you showed in your video. You should be aware of a couple of things with the area. Although the units are high up (so was ours), the DJs in the Greenfield District, tend to play their music quite loud on Friday and Saturday (and maybe even Sunday) nights and the music easily permeates into the unit (not sure if you are a light sleeper). The music stops at either 11pm or 1pm, I don't remember. The Shangri-La Mall also had a massive fireworks display to celebrate Chinese New Year and if you didn't know what was going on, you would think that Manila was under attack. The internet can be slow, but I guess that would depend on the internet provider that you or the owner use. Make sure there is adequate water pressure in the upstairs washroom (if you choose the two-storey unit). There is a laundry and water service in the (third?) parking lot level, at least in the west tower; they are both rather inexpensive and very reliable and I believe they can deliver your clothes and water to your unit. Both towers share a pool. I believe there is a fitness centre available too. It's good to see the food trucks are still operating across United Street (that lit up area which the first two units were facing). You may know this now, but to cross Shaw Blvd, look for the police outpost under the overpass and cross to the other side there.
So GLAD for the warning!! Philippines if course. I get none of that here in Vietnam here in Distric 9. Twice the size, half the price and a private beach. Cleaner, better food, NO crime and great internet.
Right decision Mergim, aside from the enormous price tags of condos in BGC I think Ortigas is a wiser option considering now that you have mastered the ins and outs of commuting around the metro. Hahaha very clever you'd also save and minimize your expenditures too. Good Luck.

I think you should try to find condos in Shangri-la like One Shang or St Francis Shang. The units are pricey but it’s very worth it because the Shangri-la mall and SM Megamall and Podium and Greenfield are very accessible just by walking. And if you have a car or bike, Makati, BGC, Estancia are just nearby. Like 15-30 minute drive
You are delusional! Exquisite food?! World class infrastructure?! First off, no such exquisite food and just meters away is a jail house and a slum community, while the twin oaks area is away from that!!
The first unit is to die for! Complete and very well furnished, the design is superb and the view is breathtaking. A little bit on the higher price range but it's worth it. With the washer and dryer problem, you can always drop everything in a laundry shop nearby. The second unit im having a bit of a problem with the colour scheme, but it's liveable. It's not as furnished as the first unit but you have everything you need. And the asking price is great. Also the view is great also considering it's a higher floor. The third is a pass for me. Great view but the lack of furniture and pretty basic. Also the asking price is a bit high considering it's partially furnished. If you ask me, the first is a no brainer! It's a great catch. But if your thinking about budget the second is still great.
I read from the comments that they actually have a laundry service in that condo so I would also go for the first unit! It's just beautiful and perfect for someone like Mergim!

XD If you could get the 1st unit down to 40-45k, that would be great. I would agree that the 2nd one's color scheme threw me off a little, but I could live with that, I guess.
I spent five months in this area back in 2012. I was renting a 2 bedroom at Tivoli Garden Residences and I did a lot of walking around. I also stayed in the Shangrila Hotel attached to the Shangrila Residences. I took long walks to MegaMall and also into Greenfield and the Makati business district. BGC was awesome for its modernity but quite pricey. If I decide to return to the Philippines I would find a place very close to one of their most modern hospitals (I'm 65). I need A/C, good internet, and a nice mall or shopping district close by also. Traffic there is crazy so I prefer to be in walking district to shopping and medical. I've slept with earplugs for many years, and I also tend to stay up late, so living 30 to 40 stories up should make me immune from street level noise. As for fireworks, I love watching them. I love very busy cities and all that they have to offer, I just hate the traffic jams.
Don, you sound a lot like me. I’m 64 and living in Bangkok 7 years considering a move to Manila. Everything has trade offs but being near a great hospital and malls is very important.

I think even just watching your vlogs around BGC. It is still number one on my list if I were to leave there. BGC seems very safe, clean and you have everything you need at walking distance
It's means there are so many other beautiful modern places other than BGC to live, I watched many other Vloggers leave BGC and found other places which maybe nice but cheaper.

well, it's not a bad view. If a good view wears thin on appeal, think of what a bad view will do to you if you look at it every day. so, either way a good view is important. JMTC
There is a full service paid laundry company operating at the basement of Twin Oaks Place for all your laundry needs. Also a small coffee shop and cafe operating on the 4th floor. There's also the usual pool, jacuzzi and gym only for tenants and unit owners. Also free wifi on the lounge.
I would take an extensive look at other condos in Greenfield before settling on a unit there, if you decide to make the move. There are some pretty good deals- some 32-35sqm units are going for as low as 18-20k a month, so you've plenty of options there. I must say though, the first unit that you showcased was fantastic, an absolute banger of a flat. I'm just not quite sure whether I'd be willing to do 50k for a year in Mandaluyong.
It's nice that you're exploring other areas like Mandaluyong where you want to live. I quite like the first condo unit you showed on this video. Please go back and I'd like to see more of its surroundings. Please share vlogs also about Makati, you might be able to find a nice condo and reasonably priced. Enjoyed watching today.
Thank you for featuring these condos! I saw them on FB group ((pictures) but it's totally different seeing the units in a video! I'm still looking around for a condo to rent for a year (moving from the US to Manila to try the Manila life for a year)- I prefer Greenfield area in Mandaluyong since I stayed there before via AirBNB and consider myself familiar with the area.

I know that place very well cuz I am a Mandaluyong Boy. Getting a unit there would be a big advantage for you because of the vicinities close to it. BGC is such a beautiful place, however, I heard, well that's obvious, prices are high. In Mandaluyong inexpensive foods are more accessable. If you are a Catholic there is a Mega Chapel (Chapel of the Eucharistic Lord)in SM Megamall (where I used to be an Alter serve and choir) and other churches not so far from that location.
Sir, you’re getting nearer and nearer to where I live. Perhaps one day I will see you in action at one of your vlogs. Nothing against BGC infact before everybody knew about it I used to frequent the place. But because of high fuel prices and the terrible traffic, unless you have a reason to go to BGC I’d rather just go to the Megamall or Shangril’a Mall which to where I live up north is closer. You have good taste in interiors thats why even the other unit is 10k cheaper, you are still considering the first one you saw. But the 2nd one I think I saw a w & d.
Nothing new about the traffic situation, even during the 70s, Shaw Bldv. was a already a busy street, what more with the presence of those malls, condominiums, etc. For the Filipinos, traffic has already been a “way of life”. But, for some, like me, it could sometimes get irritating. Been living in Japan for the past 31 years and everytime I go back to Manila I can’t help getting impatient with the noise and traffic.
Renting in Canada is a bit similar, living in the city must be awesome but I would definitely say to go purchase somewhere close to your heart. At the end of the day, isn't that what you're REALLY searching for? Great vlogs yet again Mergim!!!!!
I had one of those curved glass units like you first showed, and in the same building. We loved the view, but the restricted shape of the unit was a bit claustrophobic. Worst however was the blackout curtain which, being made of a synthetic, exuded a horrible amount of some sort of gas when the sun had a chance to heat it up. Just intolerable. Also rather intolerable here, and up into Ortigas (where we also had a unit briefly) was the traffic. On certain days and hours nothing would move. You could spend 2 hours going a block. And the noise! Sadly, there are always trade offs! Had several places in BGC which is still my favorite. Actually, i like Alabang best (near in to the Festival mall) because of its open treed walking spaces. But that's a long way from town, so to speak. Enjoy & good luck.

nearby , there is Kapitolyo where the best food is available, you can also try a few very famous resto which is totally different from the franchise resto. I will like to also reccomend a resto known as Tittos Latin on East Capitol Drive....there are many really good hidden resto in that area
You can actually cross from shaw boulevard under fly over where the police station is. But that area is very busy because it is where you can find jeepney terminal.
Wow! That’s a living city right there. If this was in NY (based on watching too much real estate videos), this would cost $3-5 million but with better interior design and NY skyline instead of Manila.
Setting aside cost , BGC is superior in terms of being better planned. That said I think Greenfield District can be a good option if you consider the price difference. One advantage of Greenfield is that it is more accessible to many parts of Metro Manila compared to BDC. Only drawback is the noise during weekends due to bands playing. But the particular condo you featured is in East tower facing Makati Skyline. You should be insulated from the noise if you are inside the bedroom .
That’s only 1k USD per month. I’d be curious what they charge for a two bedroom unit. The place looks amazing. I’ll be in Ortigas in December. Only for a few days though. Headed to Pico De Loro then onward to Bolinao
Greenfields Mandaluyong is less sophisticated than BGC with its chaotic streetscapes and not-so-friendly pedestrian sidewalks. But it has its own character.
Mandaluyong is centrally located compared to BGC & Makati. This area offers access to Quezon City & northern Metro Manila. Air quality wise, it's cleaner compared to Makati.
The first condo was my favorite but 50T monthly is still too pricey for me, I would pay 40T monthly for it. You're right it needs a washer and a dryer but what about parking ? Is parking included?
Mr. Mergin you're absolutely right..Greenfield is far more better location compared to bubbled BGC which is far from the center of NCR. Greenfield area is strategically located in the heart of Metro Manila, where you can access most of Manila and suburbs by way of cheaper light trains. By MRT you can go to Quezon City and Makati fast in less than 50 pesos, you can go to heart of old Manila by train as well using LRT2 and other part as well using LRT1. But if you are still looking for a more practical way..rent a house in a gated executive village in Quezon City or Greenhills. This is an advise from a native of Manila😊😊
I used to live in Greenhills for more than 30+ years although yes, I miss my life there but my views here in Queensland are spectacular at the least. :)
One major difference of note between that area and BGC? At night, that area is noisy until the wee hours. At BGC, it’s quiet. Not unless you’re staying at the Forbes town area. 😊
There's no way in hell I would give 45000 for that crap!! Philippines? Where they do everything backwards and half ass, and you can go save $300 on Thailand and Vietnam for QUALITY that will be worth it? This is laughable.
You know you can bargain the price of the rent. Just tell them you need a unit with a washer and dryer but would take the unit if they lower the price. They might to lower the price or install a washer and dryer either way you win
Medical City in Pasig is less than 10 mins from Twin Oaks by car. I know because I own units in OSP. As for restaurants, there's Megamall and Shangri-la Plaza next door. They have enough restaurants. If you want more head to the Podium.
10 mins? thats by car for sure and if theres no traffic. condos in bgc, how far to st. lukes? its much nearer than this condo to medical city. you can simply walk, and its a far safer walk. the sidewalks and cars arent as forgiving in the ortigas center area. whereas in bgc, cars should give way to pedestrians. plus the pollution from jeeps along shaw blvd is extremely bad.
@@amgame9489 OSP used the Ambulance van from Edsa Shangri-La Hotel. They drove my son to Medical City. This was at 9 or 10pm. He was admitted to ER within 15 minutes upon leaving our condo. There was no charge for the Ambulance service.
@@amgame9489 FYI, a lot of people live in Mandaluyong/Ortigas mainly because Ortigas is a BPO center. ADB is also in Ortigas and many of their foreign executives rent in OSP.
@@amgame9489 San Miguel Ave to me is the main strip in Ortigas all the way up to the Podium and Robinsons Mall. I rarely walk or drive along Shaw Blvd, there's no reason to.

Mandaluyong is the perfect place to be in NCR since it is in the middle of the metro. Near Mega and Shang Plaza. Near Kapitolyo.

I live nearby.. In Flair Towers. You should try looking ibto DMCI condos.. They are very residential in nature

Location-wise, this place is better than living in BGC. You got a walking distance to the MRT, and you're living near to the biggest legacy malls.

I haven’t seen anyone review the Arca South area in Taguig. It has the biggest Landers in the Philippines

nearby , there is Kapitolyo where the best food is available, you can also try a few very famous resto which is totally different from the franchise resto. I will like to also reccomend a resto known as Tittos Latin on East Capitol Drive....there are many really good hidden resto in that area
You can actually cross from shaw boulevard under fly over where the police station is. But that area is very busy because it is where you can find jeepney terminal.
Wow! That’s a living city right there. If this was in NY (based on watching too much real estate videos), this would cost $3-5 million but with better interior design and NY skyline instead of Manila.
How about visiting the Alabang area, Filinvest and Festival Mall, and Ayala Alabang and Alabang Town Center.

Setting aside cost , BGC is superior in terms of being better planned. That said I think Greenfield District can be a good option if you consider the price difference. One advantage of Greenfield is that it is more accessible to many parts of Metro Manila compared to BDC. Only drawback is the noise during weekends due to bands playing. But the particular condo you featured is in East tower facing Makati Skyline. You should be insulated from the noise if you are inside the bedroom .

Greenfields Mandaluyong is less sophisticated than BGC with its chaotic streetscapes and not-so-friendly pedestrian sidewalks. But it has its own character.

Mandaluyong is centrally located compared to BGC & Makati. This area offers access to Quezon City & northern Metro Manila. Air quality wise, it's cleaner compared to Makati.
The first condo was my favorite but 50T monthly is still too pricey for me, I would pay 40T monthly for it. You're right it needs a washer and a dryer but what about parking ? Is parking included?

Mr. Mergin you're absolutely right..Greenfield is far more better location compared to bubbled BGC which is far from the center of NCR. Greenfield area is strategically located in the heart of Metro Manila, where you can access most of Manila and suburbs by way of cheaper light trains. By MRT you can go to Quezon City and Makati fast in less than 50 pesos, you can go to heart of old Manila by train as well using LRT2 and other part as well using LRT1. But if you are still looking for a more practical way..rent a house in a gated executive village in Quezon City or Greenhills. This is an advise from a native of Manila😊😊

I used to live in Greenhills for more than 30+ years although yes, I miss my life there but my views here in Queensland are spectacular at the least. :)

One major difference of note between that area and BGC? At night, that area is noisy until the wee hours. At BGC, it’s quiet. Not unless you’re staying at the Forbes town area. 😊
That Oaks Twin Tower is just across St. Francis of Assisi church and very near Shangrila Mall
It's right at the Greenfield area near Shangri-la mall, Megamall and MRT station. The units are really spacious, very nice. 👍
I think for now only legazpi village, salcedo village and rockwell all in Makati are areas on par with BgC

There's no way in hell I would give 45000 for that crap!! Philippines? Where they do everything backwards and half ass, and you can go save $300 on Thailand and Vietnam for QUALITY that will be worth it? This is laughable.
booking a grab or angkas from that area is a challenge (from experience) even at noontime.
Try the condos near Shangri-La Plaza Mall: One Shangri-La Place (twin towers, 60 floors) or St. Francis (also twin towers, 60 floors too).
You know you can bargain the price of the rent. Just tell them you need a unit with a washer and dryer but would take the unit if they lower the price. They might to lower the price or install a washer and dryer either way you win

im a broker too. i wouldnt leave bgc for twin oaks. you have access to more restaurants, shops and a good hospital compared to that area.
Medical City in Pasig is less than 10 mins from Twin Oaks by car. I know because I own units in OSP. As for restaurants, there's Megamall and Shangri-la Plaza next door. They have enough restaurants. If you want more head to the Podium.
10 mins? thats by car for sure and if theres no traffic. condos in bgc, how far to st. lukes? its much nearer than this condo to medical city. you can simply walk, and its a far safer walk. the sidewalks and cars arent as forgiving in the ortigas center area. whereas in bgc, cars should give way to pedestrians. plus the pollution from jeeps along shaw blvd is extremely bad.
@@amgame9489 OSP used the Ambulance van from Edsa Shangri-La Hotel. They drove my son to Medical City. This was at 9 or 10pm. He was admitted to ER within 15 minutes upon leaving our condo. There was no charge for the Ambulance service.
@@amgame9489 FYI, a lot of people live in Mandaluyong/Ortigas mainly because Ortigas is a BPO center. ADB is also in Ortigas and many of their foreign executives rent in OSP.
@@amgame9489 San Miguel Ave to me is the main strip in Ortigas all the way up to the Podium and Robinsons Mall. I rarely walk or drive along Shaw Blvd, there's no reason to.
