I had a similar sized dinky sink in one of my condos. I had the kitchen redone with new counter top so it was easy to add a large sink which only cost a few thousand pesos. So I'm surprised the owner of that second BGC unit didn't bother to change the kitchen sink.
1yr advance payment? That's crazy. Under rent control act of 2009 (RA 9653) the lessor cannot demand to tenant more than (1) month advance and (2) moths deposits. That's the maximum. I don't why these self-entitled lessor is above the law
It has been a practice for most of the condo owners not only in BGC but in makati and other cities as well. This is for foreigners/expats who don't have cheques
BGC rental rates are 1,100 to 1,200 pesos per square meter. I would be inclined to look for a condo at the market rate, no need to pay more unless it's the Shangri-La or Grand Hyatt.

Beauty in the eye of the beholder..I choose condo #1. Spacious.. a second bedroom for. guests like Sho..just kiidding, or transform into multipurpose room. The bed in condo #2 is small and narrow. You can be a real estate presenter. And finally we see how Sho (did i spell it right? )looks like. .Would be nice to go with him in Japan in spring cherry blossoms season. There are a number of Filipino seniors who go back to the PH as Balikbayans and want to live in BGC, they usually have a maid or caregiver with them.. So this is perfect for them.
We rented 55-60k 2br condo outside bgc (pasay area) and the furnitures are not as hq as that so 95k in bgc is not really surprising. If u really want hq condo u really need big money for it.
Mergim check everything about the condo unit for defective plumbing, cooling system or converters, leaks etc. and rent deposit & advance payment for 1 yr is too much for that price.
The condos and apartments in Manila are very expensive. I noticed that they can be as expensive as, or more expensive than, those in Tokyo. Living in Manila is unreasonably priced. The condos aren't even fully automated.
What I don’t get with the 2nd unit are the sink in the kitchen and the 2 burners stove?! It’s nice that the owner changed the kitchen counter but the kitchen sink is way too small. I don’t think you can even wash the pots n pans without the water spilling everywhere 😂 The 2 burners stove is again way too small! Common 95k a month…who are you kidding?!

BGC is way overpriced. Here in Cebu you can get a beachside condo in Newtown or around I. T. park from 35k a month and just need 1 month advance 2 months deposits. . If you're a travel vlogger or just spending long vacation around the country, Cebu would be ideal as home based because it's centrally located in the Philippines so it's easy to visit other islands/provinces by air or sea. And it's less chaotic/smoggy.
This is why I see a lot of condo for rent posts in our BGC group with that price tag and until now no one is renting, yea this is BGC but you can still rent condos here for 30-35k/month, just do some research.
30-35k is old or bare not furnished so buying his own furnitures will be hassle unless he got a pinay who can take care of those. Also buying appliances not cheap just LG/Samsung TV can cost almost 100k and also washer, stove, heater, etc, he will need million peso for those. Unless u get cheap brands to cut expenses. I can rent a villa 4bd 3bath with 2000+ square feet in koh phagnan with 180 beach views for 2-2500 per month in Thailand. Or I can get a condo in thong lor bangcok with 1200-1700 square feet with every amenity for 2000-2500 per month . For perspective I live in Virginia Beach 10 minutes from the oceanfront and my condo is 1600 square feet with 3 bedrooms 2 1/2 baths and I pay 1600

Thailand is way more advanced yet still island vibes and for 1200-1400 you could get a 5 bedroom villa high up a mountain with gorgeous sea views and fast Internet /phone service, great roads surrounded by beauty. . I live in Virginia Beach myself but travel on occasion I'm a dual citizen Italian/American but I've been to Thailand and Philippines. Both have beautiful women and us dollars are 10x more valuable in those countries. I prefer condos near MRT/major transportation hubs, like in Tokyo or Singapore (mass transportation is not a priority in the PH, mostly roads for the car owners - it's just innate in the culture). Sadly there's none in BGC and most probably, the one being built now will be treated as eye sore for the elites out there. Also, each unit should have their own power/Meralco meters to avoid receiving overcharged monthly electric bills. Plus, highly efficient Property Management Office team.

Even buying a condo now has become extremely ridiculous. And for the reference yes I've priced it up multiple times. (Last month also) they are inflated so high that the resale is much less. For example megaworld are selling condos for 13/14M but resale prices are only 9M tops. That's a huge loss! Plus the monthly payments are ridiculous (inc the yearly down-payments) its cheaper to just rent and be flexible. If your there permanently most likely most would have a filipino partner so therefore buy a house outside of BGC for a fraction of the cost!

It's crazy to me how in Thailand you can get so much better infrastructure, with multiple pools sauna steam room and gym in the building that is much nicer than anything in the Philippines I've seen, stable 1 gigabit internet, etc. all for half of the price of these BGC condos. I've toured over 40 condos both in Manila and Cebu City and I'm honestly surprised that they are charging almost Western prices for such a poor quality infrastructure and product relative to even SE Asia. I'm in my late 30 so I will still start with the Philippines due to the easy Visa and the ladies here :)

Just because Mergrm didn't show it you assumed it didn't have it. So I don't know what kind of 40 condos you have toured. So, I assumed they are the lower end of the market.
