These are great informational videos. I lived in Mabolo in a high rise Condo for 4 yrs in two different units. It's close to IT park but the rent is a little lower. I've walked around IT Park before and if you want the conveniences it's definitely worth it. I'm getting ready to return to the PH I miss flying into Cebu Mactan Airport because it's such an easy airport to fly into. I'd like to consider moving back to Cebu but a relationship is diverting me elsewhere in the Philippines.

Smaller cities have great pricing for condo/house rentals (or, if you prefer, living just outside of the city centers for the larger cities...examples include: Davao City; San Juan; Tacloban; Cebu).

i was in IT park 4 times for 1 month each in the past 18 months, everytime avida or 38 ave, i can recommend 38 ave for sure. moving there in august permanently. i already contacted some real estate agents on lamudi and so far they dont negotiate. i will rent fpr a month again on 38 ave and look for a nice condo for a 1 year contract by myself. i was hoping you show a bit more condos and not just on lamudi, bec i can do that bymyself online. but thansk for your effort, 1st i thought i saw myself in your video when u were walking in IT park at the beginning, i was there the entire may, damn it was hot :D
After talking to a few expats it seems you get more bang for your buck in Thailand. You can get a 48 sqm studio for $400 USD, in the Pattaya/Jomtien area. Prices in Thailand vary just like the Philippines and the condo owners in Thailand will negotiate a lower price. Infrastructure is way better in Thailand. Cebu city seems to be over priced when comparing price to the size. A lot of expats have moved to Thailand as the cost of living is lower and better food, plus a lot more choices on western cuisine. Great video! I think real estate folks in the Philippines can learn the real estate game from Thailand, Malaysia, Vietnam, and other southeast Asian real estate industry. The idea is to fill rental property with paying customers who will give them repeat business. I suspect the Philippine real property folks have over price and over valued their rental property. Thailand is a prime example of how to lower the real estate price points as well as include package deals with utilities. The Philippines is a developing country. Why would anyone want to pay high rent or buy these properties that are price in some cases higher than the western countries price points. Hopefully, the Philippines real estate agencies will learn how to play the game to win by providing value and package deals with reasonable price points. Just a thought but will probably never happen. You can lead a horse to water but you can't make it drink. Its a sad way of doing business but hey its the Philippines!
I am told developers set prices here Joseph. My feeling is that they are over building with thousands of units coming online in the next couple of years. I was told that happened in Thailand many years ago resulting in lower prices and competition.
The Philippines has thousands of Call Centers and BPOs. The foreign companies usually hire Foreigners to manage these outsourcing centers and offices. The Foreigners are given a hefty housing allowance. Our condos in Manila are leased to Foreign Executives and their companies pay two months deposit plus one year's rent up front. So what is it that Thailand can teach rental investors like me. I'm curious
Its relative high compared to other Asian countries because of the demand specially foreigners ,,,IT PARK in Lahug is the most safest area in the City since if is managed like the security by a private firm AYALA , its like a bubble within the City . As you can see there are no sidewalk vendors ,. It has. clean roads, well trimmed trees , underground utilities cables , 24/7 security, w perimeter fence, manned security in the entry exit area, practically 24/7 retails shops

I’ve found IT Park to be a nice location for shopping and coffee shops but, it is not on the level of Ayala Business Park. For example, if you need JRC Immigration Services, HSBC Bank, Utility payments, you won’t find it in the IT Park. I consider the IT Park to be just a smaller less affluent self contained community. The Condominium Towers in IT Park are very old and the condominiums are not furnished well. I recommend the Business Park over IT Park.
Not my experience at All. The IT park Vibe is much livelier and Upbeat. Its safer and much more walkable. than Business Park. There are Brand new Condo Projects Opening all the time ...Food , Bars, Restos, Malls, conventice stores , spas everywhere..the place is alive at 2 am and 3 am bustling.. unlike Business Park. I'm on my way there within a month. I can't imagine keeping windows open in 85-90 degree weather. I assume these rents including utilities (AC) will vary? Can we rent for 28 days only?
We have been lucky the last 10 days or so with temps averaging between 80-83 degrees with a nice breeze. Humidity often in the 60=68% range. If humidity gets above 70, it is sticky, and I usually turn the AC on. Rent for 28 days using booking.com, airbnb.com, etc.
There are several choices Paul. Older larger condos in The Sentinel. La Guardia Flats 1 and 2 are mostly studios. 88th Ave has serviced apartments. I have done videos of all of them.
No sound proofing but most condos are built with cement walls, floors, and ceilings, so my experience is I hear less neighbor noise than I did in any "stick built" apartments in the states.
word of advice go talk to a local real estate agent who does apartment, house rentals you will get better prices for your money. The stuff on the internet is way overpriced because they cater to the foreigners.

It sounds like your visit will be relatively short term. I suggest you use a site like booking.com, airbnb.com, rentpad.ph, etc to find a place. Most agents are not interested in short-term rentals David.

Good question. Most condos tell me no pets allowed so that could be a problem. IT Park does have a "park" open area where many take dogs....and don't pick up after them.
This area, IT Park, has an Ayala Mall. Cebu Business Park...video coming soon, with Ayala Mall, also has several condos, 2 attached, Alcoves and Park Point, and others within a block or 2 Glenda.
Try as I might, I just can’t bring myself to move back to the Philippines where the cost of living is 3 times more expensive for apartments, food and drinks than here in Cambodia. But that’s going by MY level of comfort and standard of living. Cambodia is also exotically asian-looking. The philippines is not. To each his own. 😎
Why would anyone move to the Philippines, whether Cebu City or Manila or Makati, just to rent a tight crackerbox? These areas don't have subways as Bangkok or Tokyo, Kyoto or Osaka. It's either a Grab Taxi, Jeepney or Tricycle. Plus parking is not always available either. Unless you build a house or rent a nice one in a Subdivision or Farmland, then it's a total waste. Yes we live in the Philippines.

The Philippines is the easiest to stay longer term though. I had a friend just return to Thailand and they told him he had to apply for a more permanent visa as he had come in too many times as a tourist.

Older video for the view I wanted Kriss. Pertussis, whooping cough, is in a few areas and some wearing a mask hoping not to get it also. Some are just "conditioned" now. One girl told me she was wearing a mask because she was missing teeth.
Avida allows short term rentals and has the smallest lobbies in Cebu. Also 600+ units PER BUILDING. You will feel like you're in a zoo every time you're there I dont know why the realtors tell every foreigner to live there. Think walls are closing in 😂
@@meta4kl237 Solinea has a good gym. Ávida doesn't have one so far as I can tell. Even the condos with the best gyms here in Cebu still don't have a free bar for squats and deadlifts, or a sauna, and many of them don't have pull up bars. In my opinion 99% of condo gyms here are insufficient.
My friend just returned to Thailand from the Philippines. Immigration pulled him aside and told him he was coming too often and would have to apply for a more permanent visa. Apparently, tightening up their system kbird.

@@JS-fd5ohan option for you is to alternate between Vietnam 90 day Visa. $90 USD and Cambodia 1 yr visa $300. ( I think the only requirement is being 55.) Cambodia is a hell of lot cheaper than PI.

Good question. I think a week to month rental while checking out more permanent lodging is a good idea.
Did you mention the cost of utilities during the summer?
I dropped my electric bill from 7600 to 3300 pesos/month by using a fan instead of AC many days so it really depends on ones usage Dave.

Are the higher end condo's soundproofed ?
Nope
No sound proofing but most condos are built with cement walls, floors, and ceilings, so my experience is I hear less neighbor noise than I did in any "stick built" apartments in the states.
Is there some sort of maintenance fees like HOA?
Condo dues generally run from 70-110 pesos/sq meter and are often, but not always, included in the quoted rent price.

word of advice go talk to a local real estate agent who does apartment, house rentals you will get better prices for your money. The stuff on the internet is way overpriced because they cater to the foreigners.
Is the face diaper a mandatory practice there or are these folk in the background as you walk around wearing them voluntarily? I'm set to begin my expat experience a year from now with my long term Filipino wife but I do fear the living under a more authoritarian government than the current regime here in the US which is already too out of control. Check out Mactan Newtown condos. I have done several videos there. The beach is 2 blocks away.

In Thailand, a 3/3 very new townhouse w full a/c and 2 car covered parking is 12000 baht or 320 USA dollars!
The cost per sq meter is the builders measure of anticipated profit!

It sounds like your visit will be relatively short term. I suggest you use a site like booking.com, airbnb.com, rentpad.ph, etc to find a place. Most agents are not interested in short-term rentals David.

It’s best to actually have a local, but even the local I have is having problems finding. I will be find. Just don’t want rent by the night, that gets so costly, need apartment of condo for the month. Thanks

Good question. Most condos tell me no pets allowed so that could be a problem. IT Park does have a "park" open area where many take dogs....and don't pick up after them.

Try as I might, I just can’t bring myself to move back to the Philippines where the cost of living is 3 times more expensive for apartments, food and drinks than here in Cambodia. But that’s going by MY level of comfort and standard of living. Cambodia is also exotically asian-looking. The philippines is not. To each his own. 😎
One day I will visit Cambodia. I have heard the Chinese casinos have dramatically changed some of the cities there Wes.

Why would anyone move to the Philippines, whether Cebu City or Manila or Makati, just to rent a tight crackerbox?
These areas don't have subways as Bangkok or Tokyo, Kyoto or Osaka. It's either a Grab Taxi, Jeepney or Tricycle. Plus parking is not always available either.
Unless you build a house or rent a nice one in a Subdivision or Farmland, then it's a total waste.

The Philippines is the easiest to stay longer term though. I had a friend just return to Thailand and they told him he had to apply for a more permanent visa as he had come in too many times as a tourist.

I was there last year October, very small condos,no seperate kitchen,pool very small and it was under construction.
@@gaboristvankiska7655 i signed 1 year contract in sept 2023 so im locked in until sept this year. everything is open now but management sucks big time. i used the pool twice but i agree its small. the units are in line with others in the area but i think u can find better and outside the park they are cheaper. i will move in spet. there are better places out there.

Avida allows short term rentals and has the smallest lobbies in Cebu. Also 600+ units PER BUILDING. You will feel like you're in a zoo every time you're there

Even the condos with the best gyms here in Cebu still don't have a free bar for squats and deadlifts, or a sauna, and many of them don't have pull up bars. In my opinion 99% of condo gyms here are insufficient.
Philippines is over priced and one of the main reasons I alternate between Thailand and Vietnam.
My friend just returned to Thailand from the Philippines. Immigration pulled him aside and told him he was coming too often and would have to apply for a more permanent visa. Apparently, tightening up their system kbird.
@@AmazingPhilippines1 I have a non-o retirement multi entry visa for Thailand and a 90 day for Vietnam. As along as you follow the immigration rules, there’s no problem.

@@JS-fd5ohan option for you is to alternate between Vietnam 90 day Visa. $90 USD and Cambodia 1 yr visa $300. ( I think the only requirement is being 55.) Cambodia is a hell of lot cheaper than PI.
