$1.3 Million seems like such a stretch for this place…and the cheap finishings and peeling paint job in one of those rooms certainly doesn’t help to sell it.
Rubbish, that house is top class, days when properties in Africa were considered inferior are long gone so wake up to the new realities, such an apartment in New York would cost 15 million dollars, so forget your biased comments. 😅

apartments and pent houses are not my thing but regardless i still think that price is quite exaggerated for such a place even if its in the heart of westlands..but that's the beauty of life this is someones dream.
So good views but really small rooms, the rooms should have been bigger, all bedrooms should have bathtubs , should have had stairs to go to the upper room, but if l was l billionaire or a multimillionaire, l would have bought it, it’s super cool
I'm actually surprised by how simple this house is, kenyans are getting ripped off in every way possible from the businessmen and from the government and from real estate owners, it's like they're competitive in doing so. 1.3 million can buy you an extremely luxurious villa and an expensive car and you can open your own business too, in any Arab country or Western where people get something back for the taxes they pay and most of them even offer free education and much higher quality life THIS IS A BEAUTIFUL HOUSE BUT THE VALUE SHOULDN'T EXCEED 50M KSH UNDER ANY CIRCUMSTANCES
Culprit I've also been watching you on tv for months but today I'm a mansa. I love you guys you make me want to see more anyway a good shows, good work guys I'll soon be your client
I can see the quality is top notch. Just like Enes yilmazer and Ryan Serhant. The only remaining piece of the puzzle is the matching of the apartments and the house designs🤣
For 160 million KES, I am definitely being robbed. If paint is peeling, they didn't allow the concrete to dry or another possibility is that there is water leaking. Also the island table in the kitchen would have had another stove there. Why not add it there? For that fee, I would rather go live in the 99 million house in Karen.
People who buy penthouses have other homes. They just buy because they can. The peeling paint could be basically because someone left a window open for long. I have seen such scenarios in many places
@@kenstewart427 prices for the penthouses at 88 are not out yet but I can assure you they will be higher than GTC since they even come with a pool and better views! We will be sure to post them once they are out
I dont understand people saying that such high end apartments are not worth the price, what they forget is that there are people in the world for who 1.3m dollars is small pocket change, they wouldn't hesitate to buy the apartment.
I went to see this pent house and was so disappointed, those kitchen sinks are so cheap, and most of the finishings, the bedrooms are so tiny, what you see on camera is not what you get. I was truly disappointed, the highrises in kileleshwa have better finishing.
Im sorry but 1.3m for that might be one of the worst value for money houses you have shown on this channel regardless of the views, proper example is the karura apartment you showed earlier which is far better value, here you are just paying for the right to say you live in the GTC, but excellent video nevertheless. Your work is brilliant, best in the country
The house is giving ksh 20 - 25 million max (being fair and considerate), no one will cares about the loction if the house barely matches the price, even half of it.... If we can compare a $1.3 million house in Egypt or Nigeria you will get my point. The real estate pricing is really exaggerated in Kenya. Shame
Pretty nice.. but when I move to Kenya I’m getting me some property with land so I can have me a nice garden with fruit trees baby 😂 3 stories is high enough for me!
To be very honest, it's overpriced these some features that are very basic and the walk-in closet in the master isn't up to par with that price. The views are good yes
Total rip off...that apartment is worth 60m kshs max. kenyan real estate is just exergerated for nothing. ati views, what will I benefit if I can see kempinski...so what.
even 60 million is too much... have u seen the number of houses this place has accomodated ? this is a modern ghetto, views dont bring shit, this house is worth 20 million at best , add 10k ya kutoa
True, a penthouse is a glorified apartment, you still can't choose your neighbours. But if you're rolling in money, especially ill gotten wealth, and willing to take a gamble, it can be a great long term investment. But with a starting price of $1.3 million USD, I wonder about its potential appreciation. With that money, you could buy or build a luxurious mansion with ample land and free yourself from the limitations of homeowners associations and nosy neighbours.
I disagree with you on the better factor. This one comes with even a family room, so it means it’s more spacious. Perhaps you say so because this one is not staged. Also GTC as a whole offers so many facilities compared to any other “gated community” in Kenya. You would be surprised that the service is charge is a very fair amount.
totally not worth it...$1.3M is an exaggeration esp since its not a duplex, no rooftop, some rooms are too small, and the entrance door🙄..not even large or pivoted...overall I'd pay max 80m shillings
$1.3 million? Where? I saw nothing in this video that says 1.3 million. You shouldn't do this overpricing here in Kenya. It is causing housing problems. Overpriced BS. This place is nowhere near $1.3 Million.
Someone who can afford this is too rich to even use it as the main house anyway. Because why would you want to live with neighbours and share a pool when you have that kind of money? Maybe as an expensive airbnb/hotel or something... but it just doesn't make financial sense.
USD 1.5 M? The fit and finish is really poor. Look at the kitchen tap and wash basin, look at the kitchen cabinets. - all cheapassed Chinese rubbish. For that money you’d have expected a Simentec or Pogon Paul kitchen
1.3 mill for that penthouse and 6 floors of neighbours on the right and 13 floors left can see you in your house.. ALSO the tiny bedroom didnt have wardrobes.. ALSO brown is a terrible colour to put as a finishing.. ALSO that kichen was too bland.. ALSO those switches are cheap.. this is easily the worst house shown on your channel 🤷 and im not even a hater
$1.3 Million seems like such a stretch for this place…and the cheap finishings and peeling paint job in one of those rooms certainly doesn’t help to sell it.
Said the same. Esp comparing it with the 70m apartment showcased earlier
