    It is definitely a very nice apartment but the dar ceiling in combination with the curtain covers net the ceiling height appear extremely low.

    I assume the 16 mil USD price includes all the furnitures displayed. But even that, I think the renovation, furniture and appliances can be purchased for couple of millions. So that leaves the bear bone property for 14 mils. Well, you know what, high end property in New York may fetch that kind of money but not in Tokyo anymore unfortunately!

    Ceilings are low, no outdoor space, it does not feel like a penthouse at all. Other than than that a very nicely decorated flat.

    This is called luxurious in Tokyo?! Seriously? The ceiling is very low and then they put dark wood on it to make it even feel lower. The kitchen only has one sink. In the bedroom you have to close the curtains or blinds when you are in because people can look in it from every side. Then you only have one large bedroom and a very tiny one for only a single person. Where is the 25 sqm terrace you wrote about in the description.

    First, I wish the cameraman would focus more on what’s being described rather than the person speaking-it would make the video much clearer. Second, the descriptions feel overly obvious. Saying a sofa is for entertaining guests or relaxing, or that cabinets below the TV are for storing personal items, adds no value. Try using more descriptive and insightful language to highlight unique features or benefits of the items. Honestly, the delivery feels disengaging. Consider looking at bigger channels like Enes Yilmazer for inspiration-they showcase better angles and communicate effectively in a pleasant and concise way. I have more to say, but for a 10-minute video that lost my attention after 3 minutes, you should thank the property itself for keeping me watching until the end

    there is no way that the square meters he is giving are correct, and I find it irritating and misleading. I would love to see the floor plan to check how big the apartment really is. My first guess, just from the video, would be 120-130 smq top.

    The interior designer should not be allowed to practice….. who in the right mind would do an oh I don’t know wood itself is not rich and busy enough let’s make it DARK wood as well, to the already compressed ceiling height….AND add brown shaded curtains

    A lot of money was put into this design, but it looks depressing. Too dark and heavy. This is more appropriate as a restaurant. Not a home.

      @@mubblemann The correct placement of a dishwasher should be on either side of the kitchen sink. The placement is dependent upon the user's dominant hand. The placement of a dishwasher on either side of the kitchen sink prevents water trailing from rinsed items dropping onto the kitchen floor...as placed in the apartment above, there will be a trail of water droplets from the kitchen sink to the dishwasher leading to damaged floors over time...common sense prevails...but if you disagree, google it. I suggest the above was done due to Form over Function...poorly designed in my opinion...that's all....

    I can buy 3 luxury villas (800-900 sq m each) in Portugal (near Lisbon), Spain (Marbelha, or Valencia or on the Midterrania shore) and Switzerland (in Alps).
    Come on, 189 sq m apartment in Tokyo 15M EUR it's unreal...........

      Well, Lisbon, Marbelha, Valencia, and the Alps aren't Tokyo. There's your answer. Compare it with similar properties in Shanghai's the Bund, London's Hyde Park, and New York's Billionaire's Row and you'll see it's not unreasonable.

      You may sell whatever price you like but people always choose and assess by alternatives.
      London is also not as expensive as you mentioned.
      I pointed it out, dunno if it’s ok for Tokyo….
      But even in Dubai luxury apartments are not such expensive.
      Good luck with selling.
