The interview with the first tenant was awesome. He was very open and content about his living situation. All that matters to him is the safety and security of his wife and two kids at home. That's a good one, guys.

Now, wait a minute; so the gospel was not brought to Africa by white people. OH MY GOSH. What are the missionaries doing? talking about bringing the gospel to Africa. I started watching one of your video today and can’t stop at all. You are covering things that most people will say “ I wish I knew “ thank you. I always wondered the opportunity in Africa as whole and Kenya in particular.
Insecurity is not a big issue as you emphasized in Kenya and as a person living in Kenya I must correct you on that point. Kenya is quite a safe country, although some places are more secure than others as is everywhere in the world.
It is a big issue if you are talking about the burglaries, robberies, etc. That's very common and worries everyone. It has gone down a little due to curfew but that's temporary. You see it in the common feature of private security guards, private security with alarm system at most compounds, high concrete walls, windows and external doors with steel grills, etc. That's what's being addressed by having a gated community with all services within easy reach. To be fair, for $30k... its decent value for money. I'm a 33 year old bachelor, so I'd prefer higher quality even if I get less square meters. I'd prefer 1 bedroom flat or a studio and have access to swimming pool, gym and nicer finishing. But this is great for most families in Kenya.
I enjoyed your interview, the questions and answers were very informative. With so many young people needing housing + inflation. 2.9 Million is a good deal.
Wow a good narrative. There is a train service that serves the area if you want to avoid the traffic. I have used it and I love the fact that there is a great scenery and no traffic at a cost of Kshs 80.

@@luvingg In Kenya, they are registered as limited liability companies, to which every flat owner is a shareholder. 1 share per flat. Usually one company is registered per court/phase.
$ 600,000 for 22 three bedroom units it's a very good deal. This would give you a return of about (Ksh 528,000 per calendar month ) which is equivalent to $ 5000.00 rental income per month which is pretty good.
@@benweya Kenya being a free economy country, it really doesn’t matter if I’m paid in Kenya Shillings because I can take my money out from the bank in whichever currency I wish.
@@dwamburu1 what I mean by FX risk is if you take a loan of $600k and you get your rent of Ksh 528k per month. It means you would have received $5300 in Jan 2020 but only $4800 in December because of the exchange rate. Same rent in Kenya, less money in US$. And maybe even less next year.
Very informative. This is very similar to what I do when I buy property. Talking to the neighbours owners/tenants has got me some great deals. Thank you.
Great housing opportunity outside the high-end real estate market in Nairobi. A low-cost way for the developers to 'green' it would be to plant some trees in rows. No weeding and no mowing required. Nairobi is relatively cool. If well selected, once the trees establish themselves, they will look after themselves and the aesthetic impact would be major.

Great content. Especially for me as a foreign but young Kenyan entrepreneur, I look forward to investing at home. The only way is up with real estate 👏🏿👏🏿
Not trying to discourage you or anything but if you are actually going to do more investing in Kenya, BE VERY CAREFUL. As a Kenyan, I can honestly tell you there are a shit ton of scams here especially the ones that revolve around real estate and land acquisitions. Even government officials or lawyers who you think can be trusted can easily be in on the scam. Be super careful.
Wonderful and enlightening content as always. Good to see outsider perspective on the Kenyan property and capital investment market. You'd be happy to know that Kenyan law is very flexible in terms of investment structuring through from individual investment to structured investment. I'd be pleased to breakdown this for you further.
@@TheWanderingInvestor so far the Kenyan returns are guaranteed and they pay interest half yearly and at the end of the period you will get back your capital. You can also sell the bond in the secondary market if you don't wish to continue you can make a profit or loss depending on the interest rate you bought it for.
I concurr that government bonds are the safest. But real estate investment with a direct return of similar magnitude as Govt bonds is usually a far better tool for wealth creation due to capital growth. In real estate, capital growth tends to drive wealth creation faster than rental income. But it comes with higher risks.
I live in the area. Great area but wouldn't dare buy, The air pollution is CRAZY. We always have a smelly house at night due to all the surrounding industries. Planning my exist soon unless something changes. This is a great area ( Real estate wise), it was meant to be an industrial areal till residentials started coming up. Now it's just complains about air pollution especially at night
100x100 plot in vipingo. with 6 rooms and 4 shops. rent 38k total. you can fit another 30 rooms on the plot. earn well over 100k from the rental income. your can build going up and the sky is the limit. located in the heart of centum development, perfect for blue collar workers. 4 shops on the front. 50 meters from the main highway. this is an investment where the returns come back faster than any apartment you buy at the current rate. the 6 rooms are ready and are getting their finishing done. 2shops have already started construction and 2 more will commence next week. selling as it is for 5.5m after completion of shops price will be 6m title deed is ready and clean . free hold make money as you sleep.
No trees, no green spaces, no playground ,no solar provisions etc in this day and age is disappointing. Just a concrete jungle. Greed. Make money, send it back to China without a care.
Do you how much local companies charge , whover tought Africans complaining and doing nothing really messed Africans go the bank take loan establish a company and start building better houses..stop yelling on the key board and complaining about foreigners.
@@designinterforms8097 I see. Would the off-spring of a Kenyan man who marries a Caucasian wife not be a Kenyan? Would the wife who is 100% Caucasian but who takes up a Kenyan citizenship through marriage not be a Kenyan? Let's not be quick to judge people on account of skin complexion. Skin complexion says nothing about a person.
@Mrs Inziani It is not any country's business to develop another. And the case here is not about building affordable housing through G2G loans. As a matter of fact this Chinese developer mainly uses house purchasers' money to build low cost houses. You pay the purchase price in full and you pay upfront! The net result is that there are more affordable houses in the market for people to buy and own. It would have been better if local developers could have done it, but now that they have failed to do it, let Erdemann do it. When our local developers become smarter, they too will do the same. There are no Chinese loans involved here. Provision of housing is a central part of development. It gets better when the middle class themselves start acquiring houses they can afford.
@Mrs Inziani You are obviously quick to respond without reading. I stated that "when our local developers become smarter, they will do the same"! The local market needs affordable houses. Low cost houses. And in large quantities. It is a whole 60 years after independence and our local developers can't construct the affordable houses the market needs. Of course if our local developers went to China, they would not find any space to operate because they won't be able to compete. It won't even take Govt intervention to keep them out. Market forces will make them irrelevant. Let the local developers build low cost houses that are responsive to market needs and also beat this developer on pricing. If they do that then the Chinese will simply close shop and return home.
Great stuff showcasing investment opportunities in Kenya. There's alot of sectors that investors can get returns of 10% plus p.a like above real estate, manufacturing and some of the local businesses are ready for partnerships so they can scale
Good narrative about Kenya, Nairobi, and the development. Worth buying. You cannot even build your own house for 2.9M, everything plus the cost of land included. Am so pissed off with the security company having Kenyan workers wear uniforms with the Chinese flag.
I like how affordable these projects are but I’m concern for my brothers and sisters, because these buildings are similar to projects in America. I hope this doesn’t play a negative effects on the people that chose to live there and also I hope they don’t smuggle drugs in the neighborhood or else it would be like the crack epidemic in the US. Thank you for this video, great content and stay safe everyone.
These buildings are nothing like the terrible city planning America. They are mixed use (commercial on bottom floor). More like Eastern Europe and China (which is a good thing)!
All this Chinese development makes me nervous but I am happy we have such options for housing. To the host, the way you pronounce your words and general way of speaking is very similar to Leeor Alexandra. I enjoyed this video. Good stuff

To the content creator thanks for showing this positive side of Kenya.
Who is William???
Am proudly a kenyan ❤❤ but currently in qatar ..
Kenya is full of unlimited freedom 💃💃i love my country
$ 600,000 for 22 three bedroom units it's a very good deal. This would give you a return of about (Ksh 528,000 per calendar month ) which is equivalent to $ 5000.00 rental income per month which is pretty good.
But with a forex risk if you want your income finalized in $.
New subscriber. Keep up the great work showing Africa in better light. Even though I am a British citizen and non African descent I have always loved Africa and not making comments regarding the song by Toto. Anyways as a small time investor I love to get ideas where to both enjoy my little money buy putting it in things. Houses in other countries to get both a holiday and well investing in the local economy is something I really would love to do. Thanks for opening my eyes to Kenya even more so. Bless the people of Africa and well Kenya
Super interesting video, thank you for sharing and I’m looking forward to the next one !

$27,000 bucks? That’s roughly my monthly rent for 2.5 yrs here in my Atlanta apartment. A decent house here is around $200,000. That Kenyan home is a bargain!

another smart point. people look at real estate investment options as either land or the housing. this guy thought of buying shares in a cement company. 👌👌

As a Chinese citizen living in Beijing, your video opened my eye and it makes me feel happy to see that China is really doing something valuable in Kenya to service the local people, definitely this will be a win-win for both sides, Thanks for your video and you've got a new subscriber!
Great content. Especially for me as a foreign but young Kenyan entrepreneur, I look forward to investing at home. The only way is up with real estate 👏🏿👏🏿
Hey how do you plan on doing that? Hit me up
You made me subscribe coz of praising my country❤️
You work for a good firm bro man, and that firm you mentioned, bamburi cement is listed in the Nairobi stock exchange.
Where are these apartments!? Which estate !??
Not trying to discourage you or anything but if you are actually going to do more investing in Kenya, BE VERY CAREFUL. As a Kenyan, I can honestly tell you there are a shit ton of scams here especially the ones that revolve around real estate and land acquisitions. Even government officials or lawyers who you think can be trusted can easily be in on the scam. Be super careful.
Land bro too

Watching from Alaska. You nailed it. Low income housing is way to go. You will never go wrong. You will be lucky to get such returns in North America.
Thank you Denis. Cheers Alaska!
These are housing for middle class. Low income guys have better uses for their money and owning private cars is not one of them.
Wonderful and enlightening content as always. Good to see outsider perspective on the Kenyan property and capital investment market. You'd be happy to know that Kenyan law is very flexible in terms of investment structuring through from individual investment to structured investment. I'd be pleased to breakdown this for you further.
Very interesting perspective for a Kenyan living outside Kenya. Good job. Subscribed!
Glad you enjoyed it ☺️
Awsome vid tho i'd like to know more about investments from the wandering investor
You got yourself another sub. I am in the west. Partner stuck in Kenya and renting due to covid. Seriously considering investing in Kenya.
This is great. Very affordable.
Thanks for looking outside the box and sharing the info with us. It gives us a different perspective , a different way to look at investments.
Thank you Bea. This is exactly my objective.
Great video,i have rented a house there at phase 3,its a great place.
You may also be interested in checking the infrastructural bonds and treasury bonds that go from 10% to 12% and they are safer investments.
Is a government promise safer than an actual apartment?
@@TheWanderingInvestor so far the Kenyan returns are guaranteed and they pay interest half yearly and at the end of the period you will get back your capital. You can also sell the bond in the secondary market if you don't wish to continue you can make a profit or loss depending on the interest rate you bought it for.
I concurr that government bonds are the safest. But real estate investment with a direct return of similar magnitude as Govt bonds is usually a far better tool for wealth creation due to capital growth. In real estate, capital growth tends to drive wealth creation faster than rental income. But it comes with higher risks.
Do they do bonds in USD or just KSH?
@@MrTosh21 with the current government you might lose your money
Those houses are really affordable n smart, nice highlight
I notice the ceilings are made high over there.

The houses are so nice and good.I heard my amerucans peeps discussing how the houses look like.
Thanks for this. Ive never had a chance to see these apartments when I'm in Kenya. It's great to see they are a masonry stone build.
Which phase?
Yeah i heard about the complains from many who had bought Great walls Apartment. Non conforming use of zoning laws.

Best of luck to William the lawyer as he finally moves out on his own.
Thank you for giving a proper insight into Kenya and Nairobi. You have received a new subscriber.
The developer did not take into account any green spaces -grass, flowers?
Apparently not 😄
27000 dollars in Nairobi green spaces I doubt.
No spaces for children to run around either
No trees, no green spaces, no playground ,no solar provisions etc in this day and age is disappointing. Just a concrete jungle. Greed. Make money, send it back to China without a care.
Do you how much local companies charge , whover tought Africans complaining and doing nothing really messed Africans go the bank take loan establish a company and start building better houses..stop yelling on the key board and complaining about foreigners.

Wow thanks for that Volvo bit too!!
I love your insight am a land broker located in Thika lots of land and houses for sale.

Correction : 27000$

Thank you for the great visit of the apartment, the explanation and view in order to reach this suburb of Nairobi , what an amazing price for a flat.
The utter lack of trees is depressing in tropical Africa but as a Kenyan I'm happy to see this video

Yes Africa is really growing, we need to grow till we get there..
@Mrs Inziani I would rather the chinese develop our country than depend on our leaders forever who will take loans and put our taxes in their stomachs
Was waiting for you to tell the lawyer it's a 3 hour commute 😂😂 Love the video, made me take a second look at the property

The fuel consumption and other facilities needed in the city would cost a lot

We still have our African morals
These buildings are nothing like the terrible city planning America. They are mixed use (commercial on bottom floor). More like Eastern Europe and China (which is a good thing)!
Correct that's the middle class pple living here, but the lower class ,the rent goes for average $50 a month just two km from there.
All this Chinese development makes me nervous but I am happy we have such options for housing. To the host, the way you pronounce your words and general way of speaking is very similar to Leeor Alexandra. I enjoyed this video. Good stuff
