    First take care of all the leaks, second just enjoy fixing it up. Don't get stressed out. Maybe you can get a few people to exchange living there for help fixing it up.

    Step 1: Fix all water ingress problems - clear all those gutters - also make it sealed and watertight and happy and can dry out - Everything else is superficial and can be addressed overtime

    As I'm sure others have commented, stopping the water intrusion is your most important task. Chances are, a lot of the peeling paint is due to dampness in the house.

    It's absolutely criminal that the previous owners didn't weatherize the boiler system and drain the plumbing. Also, careful renting to friends and family. Nothing makes you an enemy with the others quicker than the eviction of a friend or family member.

      I have that issue right now. It's because you let them stay for free or a very low rent and then they never leave. It might be hard to get me out of one of my relatives house too if I only paid $300 instead of $1600 a month so it's my own fault.

    Replacing windows is a kick it down thew road kind of thing. Unless they are rotted through and falling off; scrape, sand, caulk all the things, paint with a good paint. The #1 priority IMHO is to address the roof and watertight issues. Dry it in, move on to anything structural which was affected by failure of.

      Exactly what I was thinking. They look sound overall - and are part of the historic elegant look. And so many of these new production windows are just junk and will not last. I have lived in apartments built in the 70's where the windows were falling apart.

    A project this big needs to be broken down into 'phases'. After you get the roof tight, begin the First Phase: create an apartment to live in--isolate the best rooms of the house into an 'apartment' for you. Make this your home base and get utilities, ceiling, walls and floors repaired and that section liveable. Phase 2: work on an another section only, getting that area repaired and liveable, and continue with the rest of the buildings in similar phases. DON'T try to get the enitre place worked on at the same time: DON'T do all the plumbing at once, same with heating and other issues, work in manageable units, phase by phase. USE of BUILDING: be sure what end use you plan will be approved by the city, don't make plans for something you can't get code approval for. This type of building often is divided in 'condos' or 'apartments' and each living unit can be sold--that would help you finance the work as you go, but the neighborhood might fight that, so be sure your ideas will be validated. NEXT: hire experts to teach you, don't go it alone. Learn from the pros in your area, don't make the mistakes that they have already learned from. good luck!

    Don't worry too much about your 'expertise' in front of the camera. Your natural enthusiasm will shine through and you will become more 'natural' as you go along your journey. I think you are doing fine so far and as long as you don't go super fast in your scanning of your camera shots, you will be fine. I am looking forward to seeing how you progress with the makeover.     Everyone has an opinion right? I would strongly recommend that plumbing code for where you live should be taken as "bare minimum to survive" and build above code where possible. Not "double capacity" just better quality parts and fittings wherever possible to ensure long-working-lives and less maintenance for the time you own this place.

    I bought a house that needed a lot of work. I put a new roof on to stop the water leaks. Then I tore out everything I didn’t want. If water is a concern have a plumber come in and get your water meter/valve In The basement fixed then have like one bathroom done that you can use. That way you dont have to try and fix the entire house at one time. Just do it as you go then tie everything together when the time is right. But opinions are like buttholes, everyone has one.

    I'm intrigued by this idea. One thing you can fix at no cost; s l o w down your camera panning. It will feel unnatural at first and you will think you're going too slow.
    Remember, we the audience do not have peripheral vision as if we are there. You'll get the hang of it without making us seasick😉👍

    What an undertaking! Asbestos is going to be a real problem! You DON'T want to expose yourself or others! Professional removal is a must. Mesothelioma cancer has no treatment and it is caused by Asbestos.

    Tbh you could literally make this into a mansion, and also provide people you care for with a new house! Like their own rooms and stuff! Make a play room, desks and more acting like it’s still a school, for your kids if they are little, there’s so much you could do there! A green room, craft room, a RUclips studio for certain videos and fun, I honestly have to many ideas to mention rn haha!

      Do NOT ASSume that the radiators are broken. Cast iron is tough. Further, if a section or sections of the heating pipes cracked, that would relieve pressure on the system and drain at least parts of it.

    Curious Why you think you need to replace all 120 windows? If they aren’t broken the older windows have a lot of charm and can be recaulked / repainted. Fix up one floor first that you can start renting out either as a bnb / youth hostel, meeting or office space, even storage space just to start making $. So much opportunity with this much space! Also I think there are people who would trade labor for rent; just make sure you have them sign a lease for $2 so you CYA. Excited to see your progress. Good luck!!

    Im excited to see where this will go.
    Water issue is a 1st MUST. Then I would suggest getting some large portable dehumidifiers in to start drying up the inside.
    My first advise... organise a plumbing party. Get all ur plumber mates, and friends together, supply whats required along with a slab or 2 of beer and some sammiches and go hard.
    Dont forget ur mops for the end of the party ;)
    I'd also suggest watching other utubers like The Pethericks and all their friends working on their various chateaus. Although they are in different countries, the building works dont differ. Always a great place to get some amazing tips n tricks especially on the issues u are facing which is often the same issues most aged abandoned buildings suffer.
    Lastly Im so jelly of all these amazing building utubers find to restore. What a beautiful building u have, good luck with ur fist steps.

    First task: replace rhe roof. Second: create a small living space with a working bathroom and kitchenette. Then you can do whatever tasks that time and resources allow.

    Solution?!
    Repair the roof -that’s number 1.
    Then, as far as plumbing -easiest fix-
    Strip it all out and use the closest gas station !!!
    God bless you for taking this on !!!
    You can do it !!
    Don’t worry about camera, work, editing, etc. !!
    That is not why you bought the school !!!!!
    (be prepared for all the crazy comments also-easier to say ignore-but always keep in mind why you were doing this.

    gotta make the place water tight first, caulk up the windows till you get to exterior fixes, then fix any damage done to the bones of the place, man that place is going to be awesome when its done

    Ponding water is not normal at all on "flat roofs". All flat roofs are supposed to have at least 1/2'' to 1'' slope to allow the water to run off and not pond/pool up in spots which overtime will leak into your house/building causing mold and other damage. How I know? Watch and ask Mike Holmes.

    The school I retired from was built in 1921. Former students and some of the nuns that taught them came by one Spring and took a tour and told us the best stories! I am so glad you are seeking out the history of the buildings. That will be really fun to watch. Do you have any scrapers in your area that will remove the radiators in trade for the scrap value? How about a Plumbing Pipefitting Union Hall or Electrical Union Hall in your area? Most have educational programs for their members. Maybe they could use your buildings as training for their members on how to remove pipe. Who knows it is worth a try. Same with electric. Thanks for taking us along for the ride.

    Laine and Kevin at OUR RESTORATION NATION are THE BEST in the historic restoration business content. Look up their videos because they have SOOOOOO much experience. Also TRUE TALES FROM OLD HOUSES podcast is a great resource. ESPECIALLY when it comes to saving the original windows. Most of the time the windows can be saved.

    Once things are fixed you can create an event center (conferences or weddings). I went to a wedding in Minnesota last year. It was an old house with a lot of nooks and crannies. I loved it. Some of the rooms can be nice ballrooms, etc.

    Deep breath relax and focus . Rub shoulders with guys in the trades. Most of us are used to helping each other out . Honestly I have no idea who you are or even where you're at but I do know guys in the trades are down to earth and some of us like helping good people out. One step at a time

    1)fix pipes, electrics, roof and whatever else needs fixing. Do not start renovations
    2) try and find people willing to pay the renovation of a small area of the buiding(1 to 3 bedrooms, a bathroom or two, kitchen and living room) outfront in exchange for long term living(5+ years)(except utilities) untill you have enough left for yourself

    Just work on your house a little at a time. Don't worry what people say. Just do it. You will adore yourself later. But what JoeTheLion60 said, get it dried in and water tight. That will then give you all the time you want to work on everything else. High and dry is best first.

    Perhaps the former teachers can put you in touch with the former janitors or maintenance people who can offer some background or tips on the pipes and AC system. If those windows aren't broke or leaking, please wait on replacing them. Once the moisture issue is taken care of and the wood has time to dry out, they may no longer be stuck. Those windows are beautiful. It would be a shame to lose them. What is the zoning on the building?

    I really love this space, I love watching when people buy unique spaces like schools, fire houses, bangs, and turn them into homes. This would be beautiful for a large family or it will really be nice as a Bed and Breakfast as I stated before. because that allows you to still stay on one side of the home and guest on the other side. What can you do with the walls to warm them up since they are concrete? Your camera angles are find if people have a problem with it then they should volunteer to be your camera person.

    At 71 and homebound, all I do is watch You tube. You are doing great for just starting out. You have a massive project, an awesome personality and I will really enjoy watching your journey. Everyone has to start somewhere and you have done that by picking up the camera. I love how you share your ideas and plans....just remember that it's a game plan & not a set plan. You have to bend like a willow with your goals and just keep putting one foot in front of the other. It will all come in time.

    1. The municipality owns the water meter and should replace it - for free - since it is obviously "defective."
    2. The boilers look very old anyway. New ones are vastly more energy efficient. We found that out just replacing our old boiler a few years ago. Energy prices are skyrocketing, gas and oil.
    3. Heating piping. Opportunity to zone the building. Yes, some pipes and radiators MAY be broken, but do not assume. Zone first, then pressure test. Repair and replace in zones as budget allows.
    4. Replace the kiddie toilets with bidets. Very European and elegant now.
    5. Given the sectioned layout, an Air B&B would, in this case, be feasible.

    Your face in the pictures has me rollin!! I remember when I was 16 and spent a big part of my summer vacation scraping the paint off of my auntie and uncles house. I got a great tan and made a few bucks. Good times. Excellent video, thanks for all of your hard work!

    The roof is priority. Nothing else is worth your money or time.
    The flat roof areas need to be reconstructed.
    That is not difficult to do. It is simply the addition of roof trusses. Which will allow you to create a sloped roof over the original flat roof.
    Please consider using steel panel, and not shingles.
    You can find very good information online by going to Central States Steel.
    Well worth checking out. You will learn quite a bit.

    Once you have it liveable, water, power, heat etc. Get volunteers. There is a site where you get volunteers and have them start helping you. You definitely have the space for it.

    There are two other channels that are located in Canada who are doing renovations on homes. In both of them they have major issues. Jenna has gutted her purchase and Shannon has a ton of problems with her's but it is mostly foundation issues. These two young women are very determined to take on a lot of the work themselves. There are some things that you might learn from their channels and their audiences on how to fund things. Good luck! This project will be a great one to watch.

    Contact the local schools and speak to the shop teachers and principals, to see if kids can be enticed to put any trade learning to use.

Beyond The Fame and Fortune one thing that you're really going to enjoy is to sit back and look at the day's work. Clean up the mess sweep up all the dust and think I did this. For a man there is nothing better. And remember every day you will increase the value of you every need to walk away from the project. Make an outhouse to poop in. Don't plan to live there until next year at the earliest

    I like your content very much already. I’m not here on RUclips to watch a major motion picture. I like watching real people doing real things.
    The house/school has a lot of problems. Makes sense why it was abandoned. It’s a lot and I wouldn’t blame you one bit if you got overwhelmed and said screw it. Lol. Might be cheaper to knock down and rebuild. It could be a grand home for you along with some rentals for your friend’s and family. It could be a hotel. An apartment complex. College apartments for seniors if there’s a university near by. If you put an elevator in it could be a senior housing complex. The possibilities are endless really.

    there are two types of flat roofs, that one that leaks and the other one hasn't started to leak...no worries about camera work, editing, the reason to look at your channel is not only how the house is going, also how you will improve!

    Leaky roof should be the first priority, much easier to take care of everything else if the roof isn't causing more damage. I can tell you right now, you have at least some asbestos on the pipes, and there is possibly lead in the paint on some layers. This will be a very extremely challenging, yet extremely rewarding project in the end. I would convert the "expansion wing" that is only 2 floors into either some sort of maker space for the community (That's what I would do) or convert it all into studio apartments, maybe 2 per floor so they are kinda spacious. With the "Main House", I would strip out everything. You can take everything that is going away and probably sell it to a construction material reclamation center, like ReHome. Keep that industrial stove, that thing is expensive and there are some folks that would give their left arm for a stove like that. Can't wait to see more of this project!

    Your on camera talking is really good, you seem 'natural' which is hard! I watch most videos at 1.5 speed so not having music is a must. You are doing great!

      I'd probably venture to say I'm not right of mind. I see something thats broken down and all I see is the possibilities and the beauty! It gets me in alot of trouble!

    Yason!!! I'm so excited for you. That was very courageous and you will succeed. Don't give up move slow and stay safe. Your video editing was fine just slow down the pan and turns slightly. First priority is to keep the water from coming into the homes roof. Don't worry about a new room. If you see a leak clean the outside and get a bucket of tar and paint it over not needing to be pretty. Cleac caulking on windows that rain comes in. I'm 55 man from Michigan and I felt the same way you may my first project. So excited for you and your family. We are rooting for you.

    To save oodles, I would not upgrade or modernize anything. I’d go with what’s there and make it look it’s best. Fix and paint instead of replacing. I’ve fixed lots of places up on the cheap and I was able to do that by working with what was there. One landlord was so impressed with my apartment makeover, he tried to hire me. Just shows how great you can make a place look without getting carried away spending oodles of cash. Making great paint choices is part of the aesthetic magic, but you could easily just find a really good white and stick with it throughout. Just make sure it’s awesome. I envisioned the interior windows, trim, and doors painted black. A simple black and white theme is timeless. Wood floors could also be easily stained black if necessary.
    I think it could be a really cool place with studio apartments. You could do one, rent it, and start on the next one.
    You could also make a boutique hotel if you’re in a good area for that. You could also do a variety of things instead of just one thing.

    I think your doing a terrific job of videoing this project. I’ve been following Billy Petherick on you tube he has a Chateau in France and has done a lot of DIY on the property. He also bought an abandoned Convent and has just done the massive kitchen and is now working on the library. Love watching these kind of you tube channels 👍

    that's a solid $300,000.00 in repairs. It might actually be cheaper to ditch most of the old heating and plumbing and just have someone run new lines and add small water heaters on every floor (as long as it's up to code). I could see you adding a few external stairways to the 2nd floor and easily creating around 5 rental units on the 2nd and 3rd floor combined. Looks like an interesting project for sure! You can leave the windows if they are not rotting, just dress them up and if they are cracked it's not really a big deal it adds spooky charm haha.

    I’m going to enjoy following this journey. My suggestions are also to prioritise the leaks and make the place sound. However you would need some kind of floor plans before tacking electrics and plumbing. Start working with an architect and think long term or how the spaces could be adapted in the future. You might need to zone parts off and work in stages to make it habitable while fixing the rest.

    This place is pretty but a tour of all the damage makes me think that it is a money pit. If you've got all the money to repair this place, then you might have enough money to simply knock down the building and build a completely new building in its place. in fact it might actually be cheaper.

    I would renovate one side for my family. Then the other side could be turned into probably at least four apartments. You might not want an air BB right where you're living if you decide to live there with your family. But this was a very brave purchase. Good luck.

    I love the idea of this. I can’t begin to imagine the cost of all those windows, even! We got an estimate for 3 windows in our house recently. Almost 5K. Not normal windows, though.

    Have you watched The Pethericks RUclips channel? It’s been running for some time but they’re renovating a chateau and old convent in France. They are taking ceilings and walls down etc. it’s fascinating and wonderful to see it going from the bare bones to something fantastic. It’s an inspiration.

    Good luck with all the repairs. Is there a way to simplify the gutter to prevent leaves from piling up after clearing?
    Such a nice school building - so much to repair. I hope you are rich to fix it fast and start renting it out. Please be careful with them dang squatters. They can be dangerous.
    Maybe advertise to local daycares about the kid toilets?
    Your place is too big for you to do all the work yourself. Maybe you can make a deal with a business looking to save on rent that might need to rent some rooms or an entire floor for a year or two for helping ($$) you repair/renovate.
    I'm sure you're going to do great no matter what. You seem determined to get it done!! 🤗🙏💪 Excited to see the progress!!
