      I agree with you. I'm glad I found this channel. I follow several channels akin to this one. Yes, he does seen to be gettin' 'er done, doesn't he? Of course, some of those other channels take 35 min to show you not much of anything. I think it was fun to watch him running around, like a kid on Christmas, turning on every light-switch he could find. After that first electric bill comes in, it will be a the same thing in reverse. I'm in this one for the long haul. I just need the Pethericks to get-on with that pesky convent.

      Long time RUclips viewer here. All channels I have seen take time to develop momentum. They start small, languish for a time and then suddenly take off. It does help the YT AlGoreithm to like and post comments.

    You might have to treat yourself to a portable toilet until you get the plumbing going. When you're working through the summer months you'll want to stay hydrated. You can fix up the room with the microwave, put some drinks and snacks in the fridge, maybe a six-pack of suds. And get a comfortable camp chair and table set up where the view is nice so you can stop for lunch and survey the neighborhood.

      I'm pretty sure he is turning his lights out when he leaves a room. Unplugging things not in use. Only heating and cooling certain areas. etc.

      Electrical system management will be very important to identify places of high current draw. A lot of old, antiquated, unnecessary electrical equipment in that place. Like refrigerated water fountains.

    One project to do with someone else is to find out what each breaker covers and then label it. That way you won't have things running that shouldn't be.

    It's getting harder and harder to find honest people who truly want to work! So glad you got your power on!! Every time you flipped breakers on I kept thinking of National Lampoon's Christmas Vacation with the meters going crazy when the Christmas lights finally came on!! Hopefully getting the water turned on won't be so hard!!

    I was going to have a little bit of electrical work done. My uncle was an electrician, said the job wouldn't cost more than 1k. I had a dude come out for a quote, told me 18k. I started laughing, like really loud at the dude. He looked uncomfortable and then he tried saying something, I shut him down and told him to GTFO of my house.

      That was basically how i felt. Guy was quoting me 9k for 20 foot of 1/0 cable material only ..... I was like... Yeah we are done here.

    I work in property management and we have a couple electricians we use.. find a property management company that's local and uses local vendors, see if they can give you some names & numbers.
    Also, look up the municipal codes for your city, county, and state codes so you don't have to rely on the ignorance of others. Also, tradesman have to be licensed, and their licenses are public records. HVAC, plumbers, electricians, and general contractors should be 100% ok with you asking for their licenses and their liability insurance BEFORE starting any work. And get quotes in writing. Make sure they mention any hidden costs that could come up during work, ie. roof replacement could have underlying rotten wood that can't be seen until old shingles are removed. (I know his bldg has a flat roof, it's just an example, folks).
    And finally, I can see you're learning so much already!! It's awesome!

    Habits, you’re walking through basement turning lights on WITH your flashlight on. Very cute
    Low voltage to change over you have to put in new wire from switch to fixture- a massive plaster bashing job for every single switch/fixture.

    The industrial refrigerator should have a brand name and serial number somewhere. There will be an online manual available.
    The fans are designed to work to prevent a fire from overheating coils. Not sure if yours is the same.
    You're going to have quite the power bill if you leave all those lights on. It adds up FAST in a large building like that.

    Box fans and dehumidifiers will be your best friend to really dry the place out. It might be worth getting a quote from a commercial electrician and piping outfit to check your mechanical room. If you can get in touch with the superintendent of the school district, they should be able to tell you who worked on /installed the equipment. Its going to be expensive, but for the right reasons.

      I was going to suggest contacting someone from the school to see if he could get some history especially if he could find the maintenance person. Also a commercial electrician and plumber could be better than a residential one. You might have to convince them by telling them it used to be a commercial property. I think this job is definitely bigger than a residential plumber and electrician might want to handle. Congratulations on getting the electricity turned on!

    and from now, there were the pleasures of bills for electricity...for the "wet" walls i have two suggestions, first open that damn windows unless it's raining...let the air circulate and carry some humidity away...cheaper than running a dehumidifier, second get some dry, old firewood and store it beside the walls, it will suck the humidity, without any further costs...
    beside the water i guess next step will be installing a working and storage place and make sure you do not get some "guests" you do not want....

      @@watchere I do and don’t agree with the inspector, the fire alarm has been turned off for a while and it probably can cause a fire, you could’ve gotten a local fire company to come out and check it before turning on the power

    Get a cheap label maker and start labeling your light switches and breakers as you learn what they do. I had to do this in a house I had once with about ten switches by each door into one room with five doors.

    I can tell you some stories about inspectors. I had a building inspector come out and give me a laundry list of things to do, he said his name was Steve. I asked if he had a card and he said no, so I asked what his last name was and he told me it was Martin. I called the building dept and asked to speak with Steve Martin and they told me they didn't have anyone working there named Steve Martin. I was duped. Steve Martin is an actor/comedian and this bozo wanted to play games. Wtf I couldn't believe it. Now you may be thinking I was in some weird off the wall location. No, I was in San Berdnardino County California the largest county in the U.S. So I feel your pain and frustration. The best thing you can do is know the local building codes because you never know if what they're telling you is the truth, like with your fire alarms. Good job though and you're on your way to better days and getting that baby back into shape.

    FOR THE FRIDGE TRY LIFTING THAT TOP PANEL ACROSS THE TOP FOR SWITCHES OR THE BOTTOM PANEL ACROSS THE BOTTOM, try lifting it upward or pulling it downward. 17:28 mark, that strip across the whole top.

    Last year I had a city inspector try to fail one of our properties for fire caulking around ceiling protrusions during a duplex conversion. He looked at the product for a second, had no idea what it was, didn't put any effort into confirming what it was, and said he didn't think it was fire rated. It absolutely was. Some of these guys don't care and don't have a clue.

    I’m so glad FB recommend you channel!!! I’m looking forward to seeing all the repairs, renovations and restorations you will be doing to this school/home. It’s great that you now have electricity, hopefully you’ll get the water situation worked out and taken care of in the very near future.
    One of my favorite things, so far, about your channel is the Q&A videos. I wish more of my favorite restoration and renovation RUclipsrs would do the same. I realize when you get higher numbers of subscribers (19.1 K is impressive for only 4 weeks of content!) it will be hard to read all messages and respond to all questions and comments, but skimming through and answering a few questions and keeping your viewers informed about things going on off camera would be amazing.
    I do have a possible suggestion for the school sections of your building. Maybe convert both sections into large apartments, rent out one for side to long term renters (a year or more lease) and the other side could be an AirB&b. It would provide you with a somewhat steady income and help with the mortgage payment and cost of renovations, plus you wouldn’t be responsible for at least 1/3 of the utilities! It’s just a thought.

    Love everything that you’re doing. As a fire alarm inspector, I would suggest not to take those out, but to have a professional take them out because that is dangerous.

      Entire panel was removed and all the rest of the system was de-energized should not have any electrical risks! pull stations even at full power are only 24v units very low amperage!

    Drill some 1" holes in the plaster to vent moisture. Patch them up later.

    I don't think there is anything wrong with that fire alarm system. It looks in place. It is probably better than home systems. I would put it back up and use it.

    Please get a respirator to wear when doing work. You need to protect your lungs from spores and who knows what else is in the air in this musty, dusty, moldy old abandoned school. Your health is worth the expense and effort it takes to protect yourself. ❤

    Toilet brush goes next to toilet. Another project done. Lol! Very exciting! Look for a knob in the big cooler. Clear and clean one room at a time. It will give you a different perspective.

    The first inspector was correct, if you have a fire alarm device installed it has to work. You didn't have to remove them, just needed to turn the FACP on.

      lots of conflicting inspectors. The property has been rezoned to single family residence, since its private and no longer publicly accessible the second inspector says it doesnt matter.

      @@watchere I work in the fire alarm industry and have for 6 years. It doesn't matter what the zoning is of the structure is. The only reason I could see them saying it doesn't matter is if it does not have occupancy currently. Once you're done with construction and have to get an inspection by the fire department, you're probably going to hear that they need to be removed.

    You can buy a portable toilet for $40 until you fix the plumbing. You shouldn't have to not eat or drink anything while working.

    I hope you are ready for the power bill that's going to come with this huge building, but nonetheless great strides!
    Make sure you've turned off anything that involves water (water fountains, boilers, water heaters, etc etc etc) until the plumbing is settled.

    If you have a working fridge freezer in the school you could bring some groceries to the school to save time including cold drinks and store them at the school for the people who will be renovating the school .

    I have an idea, You could remove all the heating pipes in the the school for the radiators and use electric instead, i know electric is expensive but you could lower that bill by putting solar panels on the roof, i mean you have ton of space on that flat roof, only pipes would need to change is the pipes for the plumbing then, since some jerk in the past haven't emptied the pipes before turning of the heating you have to change pretty much every pipe in the entire school, i hope you the best mate 😅 🇸🇪

    Crazy you couldn't find a single, legit inspector to call you back but let's not dwell on it. I think if it were me, I'd head straight for a big box store and clean them out of motion sensors.
    I love those little doorframe light switches, now I know why you can't find them anymore😉👍

    I know you don't want to tell us who the scammer is but you really should write a review and post it to yelp or where-ever. Stuff like that creates so much turmoil, and I'm sorry it happened.
    It's too bad you got terrible advice from that inspector. For a place that big, you may need to install sprinklers. Not sure what the building codes would be in your area, but I guess we'll find out soon enough. Glad the power is on and I really enjoyed that stroll through the basement.     At 15:06 the sub-panel in the hallway the bottom left breaker has been tripped.
    At 19:04 it's just an electric heater, common in commercial buildings

      @@watchere You might want to see what type of heater it is. It could be electric or gas. It could also be hydronic or steam too running off the boiler in the basement too. It could also be a heat pump which combines heat and A/C and runs the A/C backwards for heat.
      I would leave it OFF until you know how it works and whether it is connected to anything (such as the boiler pipes or furnace in the basement). If it uses the hydronic pipes for its heat source, it is possibly trying to pump dry or blow from no source. Some schools uses hydronic or steam boiler systems for heating with radiators or fans from radiant heat exchangers. Some also ran cold water through the heating pipes with a chiller for air conditioning in the summer months too.

      @@watchere for noisy, likely just age and neglect although they weren't necessarily the quietest of things.
      They are common in schools, apartment buildings, and commercial buildings near doors where extra heat was needed to combat the opening doors in winter and to melt snow brought in on boots. So not a priority for maintenance and a target for kids to kick or hit.
      Might just be something loose and vibrating.
      For your case the simplest thing at the moment is likely just to keep the power cut to it and worry about it if you really need it. You likely won't have the door constantly opening and closing the way a schools or commercial building does so regular heating might be enough (if there is any in that area).

    As far as the fridge.... It might be running continuously to get it down to temp inside. Or it may be out of coolant.... Probably the plug is accessible from behind the bottom vent cover, along the front near floor level. OH, IMPORTANT. If you wanna leave the fridge running, Put a few gallon-jugs of water in there. Air costs more to cool than solids, and will help stop the fridge from over-cycling or short-cycling trying to cool nothing.

    OH no terrible electricians! It's amazing to me how those kinds of people stay in business as long as they do. So sorry you needed to deal with that. I owned a 5000sq ft preschool in a commercial building but I was so glad a friend had a friend that was a professional electrician. We still had some hurdles because the system was from the 80's and it was hard to get some parts required, but it was all accomplished. I also took some courses on fire code requirements so they couldn't scam me, because some of those guys are bad as well. They try to up sell you on extinguishers, emergency lighting etc. that were not required. Glad you are getting things done.

    Critical lesson here for anyone and everyone who owns a building: Too many building inspectors do not know what they are talking about. They do not know the code they are supposed to enforce. Or they make up code based on their own personal preferences irrespective of what is actually written. Or come up with some twisted interpretation. I have heard lots and lots of stories. People are usually too timid to challenge them, even when what they say makes no sense. OTOH, in this case the one inspector had a good eye about an issue of significance, catching the deficiency of the size of the grounding cable (2 AWG, needs to be 1 AWG.) They can be helpful. It is just a crap shoot as to who you get. They may be city employees, they may be third party contractors. I don't think they are even required to have certification in their area of inspection.

    Once you have got the rooms dry Use an ozone generator it kills all mold,smoke smell and bacteria (great for cars ) that give off the musky small (warning can be harmful to pets , plants and people )
