what about land ? i have seen so many land price doubled earlier eventhough now last 5 years not much improvement . in future also as per population , will land price not increase ? [ some media tell , people are migrating , those media may tell later reverse migration because of upset life condition in urban metro cities ]
I am not fully agreed with this. You have nt mentioned the growth value of the land for the completed 5 yrs. Only mentioned the building cost. Definitely there will be a considerable growth in the land value itself, that may be varied depend upon the location.

They don't do a simple cost benefit analysis on an excel sheet like Nikhil has shown here. They buy apartments at very high prices as they need to put their money somewhere. They don't have the knowledge or temperament to invest in other asset classes. This inflates the prices making it hard for middle class families who really need a home to buy one. Prices remain high despite having so much supply of flats as NRIs keep buying them for whatever price that is demanded. The NRIs keep holding on to the flats as they'll not find anyone dumb enough like them to buy these flats over the cost price. They get stuck with it thinking that they should've simply put that money in FDs.
Real estate value would have appreciated Atleast a bit right ie in 6 years will it be the same one crore ten lakhs . There will be taxes for mutual fund as well as FDs too. Moreover NRI s need a roof while they decide to come back to their home town
