You can buy REITs from the stock market which is possible if you have a demat account. If you want to invest as SIP, the possibility is Kotak International REIT FOF. Both Mindspace and Embassy REITs are not Shariah-compliant because the returns involve an interest component.

REITs cannot provide better yields post expenses and taxes as compared to any equity-oriented product.

But the returns in REITs is fairly predictable and it cannot give negative returns in short term like equity. You cannot put all your money in equity and debt funds are performing poorly. REIT is a good way of diversification.

REITs can invest in any property. Just that Mindspace and Embassy REITs are into office space. But more REITs are being planned in the coming months as investor interest in REITs is increasing. Soon you can see REITs that invest in retail or residential properties as well. Already there are InvITs also available that invest in infrastructure projects.
