I was circle prospecting last week and connected with someone who needs to sell, now my agent has an appointment today with this lead and the lead has a sister who is also looking to sell, couldnt belive this was happening. Circle prospecting does work!

Hi Brandon great content as usual.
I’m about to sign with a brokerage and begin my career in RE , most industry professionals I mention cold calling (FSBO/expired etc) to seem very adverse to it and mention certain fines that can be incurred by calling numbers on do not call lists.
Could you please include some of this advice in a future video?

This is exactly what Ive stated to do-
I only call expireds for about an hr-then I get 30 contacts a day just from circle prospecting... the amount of people who are thinking of selling is unbelievable! Circle is the way to go!!
What’s circle prospecting
I have completely switched to mainly calling Circle prospect. 30 contacts a day and I’ve generated so many leads last year that look like they will be coming into listings this year. However, what lead service do you use? I’m looking to switch from Expresso Agent for leads as I now use Follow up Boss for my CRM
What script do you follow?
@@heidiagramonte552 honestly, bc I am not a driver, and my tone of voice is very soft-I literally used it to my advantage- what I do is say " Hi sir or ma'm, calling to see if you had any interest or any thoughts in selling 123 Main, Im a RE agent in this area...." the response is fantastic! Less hang ups and more yes or no's. Try it:)

What lead service do you use for circle prospecting? I use expresso agent but looking to change
I literally just use the property appraiser website for names and then pull numbers using a subscription service and then put them into my Compass CRM as I make contact. I had no idea that there were options out there to make this even easier. How much do you pay for expresso agent?@@alexgonzalez1197

20:05 - "Zillow quoted me for 4 leads $1500." This is exactly what I ran into in my area in Florida. The Zillow Premier Agent sales rep and I went in depth as to who is buying all the zip codes, and the large brokerages are paying upwards of $15,000+ a month to buy leads.
sounds about right, therers a group in chicago pays 30K a month for zillow leads
Here’s a tip for y’all, I’ve been using a google voice number instead of my cell (shows up spam likely) and my contact rate has gone up to 15-20 per hour while I circle dial.

Hi Brandon! Thank you for these wonderful videos! So much gold! I am so curious to see how these strategies translate in the "new world" where we're now being expected to establish agreements in writing before we begin "acting as an agent." I think what she's doing is so natural and so right and it feels like realtors are being pushed away from the human nature of the business with these new rules.

Hey brandon, realtor in south africa here. Wanted to find out if you could provide insight into lead generation here in South Africa where buying leads isn't a thing (atleast that I'm aware of). Or if you know of any companies that do lead generation internationally.
If I'm understanding the follow up on a lead correctly, it sounds like overkill. Please tell me if I'm misunderstanding something: Call, Make appointment, get Lead. follow with resume, or prelist packet, video and thank you (1). Monthly market update via email (2), monthly email reminder of where they should be on their timeline(3), monthly post card(4), and monthly call(5) with a handwritten thank you after the mothly phone call(6) untill they are ready to put the house on the market. I would be sick of me if on the recieving end I think. thoughts?

Promo Video. I've seen a few in my market center. It's like a 2ish minute mashup of you doing real estate things - Showing houses, sitting at the closing table, and or a client consult, you with your for sale sign, and walking confidently through downtown, enjoying the areas best amenities, and maybe a celebration shot with business people audio is different people saying your name, you using power words and winning awards., things like that.

I am interested in circle marketing I understand Mojo is a dialing service, correct? I am presuming you load it with leads from the area you are working is this correct? How do you pay for leads?
Hey David, I use an AI tool that fully automates cold calls, is it something you're interested in?
If you’re interested in circle prosecting I use mojo and pay an extra $50 a month which pulls numbers of almost every homeowner in whatever neighborhood you choose
I think the FCC just outlawed the AI calls last week

Real estate is one expensive industry to enter 😅
$5k a year to run a business is pretty cheap. What other business can you run that’s less that you’re referring to? This is 1% of her income meaning she has a 99% margin. What business in your opinion has higher margins?

How many dials does it take to make 30 contacts on a triple dialed?
For me around 300 dials
This desperately needs to be pointed out! Finally! Someone called out the truth about calling new expireds! Call for 2-3 hours and only get 5 contacts! 2 talk over you, then hang up, 2 tell you they are no longed selling, then hang up on you, and one tells you they are using their brother, and then end the conversation. 👆 Seriously, put up with that shit for 6 months, that's enough to make anyone lose interest in making prospecting calls.
Sounds like your script needs work because my experience is the opposite of this. I mean yeah - I get the talking over/hang ups/ angry folks too but all it takes is one. Are you using 3 lines?
Call them early as shit. If you think it's too early then call earlier
They'll hate you haha. 7.30am-9am is good for owners I've figured
Anyone crushing expireds is texting them, calling them from multiple numbers…sometimes 10 calls, 3 texts and a door knock a day.

500k GCI for 26 deals!!?? That's $19,000 commission per sale! What in the world is her average sales price and split with her brokerage??
She stated her volume was about 18 million, she’s averaging 3% per deal.
She lives in Hawaii! Say no more!!!
She’s in a high cost of living area, my market is the same. I’m in SF Bay Area. She’s with eXp so it’s an 80/20 split until she caps at $16,000. Then it’s 100% for the rest of the year.
Can you show us how people use Follow Up Boss with your system?
