Thank you for the video I spend too much time on building a pipeline in which is important but it takes a long time like you said and it’s true, but I want to go after for sale by owners and expired, but there is not much FSBO in my market so going after expired and canceled listing makes sense for me but it’s high competition and I need to have the skills to set that appointment and convert if the seller is still motivated. That’s why I like doing pipeline better but I am missing on following up since you say be consistent and follow up is where the money is no matter how long it takes. I will need your couching program since I am a failed agent but do not have the funds to do and want to get my first deal in the business by using your free content and then get some help so I can have the money to reinvest into my business and take it to the next level. Keep posting good content so I can take action and I will learn as I go along after my prospecting hours. I haven’t sold anything in 4 years and had take a 1 and 7 months break. Been off and on in the business. I do not want to quit but I need to get serious about my career in real estate.
I ever try to call probates leads and downsizers I will add that in my lead generation plan once I am back in the business. Thank you and wish I had this video from day one in the business. I need to stop chasing shiny objects and taking the path of least resistance very true
How do you find absentee owners. I am newer so don’t have the money to pay for the Vulcan7’s and such. Thank you for your videoed they’ve helped me so much!
In your market how many new expired/FSBO leads are coming to market per day? I feel like there are not people in my market to come anywhere close to 30 conversations daily. This has been my biggest problem with prospecting. I feel like I don't have enough new people to call. That said, I started making 10 contacts per day 6 months ago and am about to close my 4th listing this year. Could it be there's not enough business to be had in my market? I live in Tallahassee population 200,000?
Hey Brandon, have you ever considered whole sailing? I think the real estate agent makes more sense just because of the compound effect but I was just curious what your thoughts were?
How do I get probate leads, I need to get more comfortable calling demographic prospecting. Also, do I leave a voicemail for demographic prospecting???
@@justinheiple my title company cant find those demographics they dont know which homes have masterbedrooms on the 2nd floor. i dont know who has that info
Also as far as demographics go.. Im looking for downsizers and Ive had excellent luck calling areas that are difficult for older people to live in. For instance, Think about areas that have large lots, large and or 3000+ sq footage homes or with septic tanks or acreage, or high elevation where it snows. those places Seniors are most likely wanting to sell. Think about it, if youre 80 yrs old, you wont want to shovel snow, or keep up with all the chores that are a required. Call them
Great insights on optimizing prospecting strategies, Brandon! Your breakdown between transactional and pipeline lead sources really highlights the importance of balancing immediate needs with long-term goals. The emphasis on demographic prospecting as a more efficient approach is particularly eye-opening.
