This is me!! lol I believe this call was over 3 years ago. Just a full disclaimer my calls do not sound like this anymore. I’m a full time agent here in RI & MA and now I feel like I need to post another live cold call script to redeem myself here. I appreciate the full honesty and transparency you always show in your videos and that’s why I continue to watch you. This was just very funny and shocking to come across to realize it was me that you made this video on. To a few in the comments - be nice. Everyone starts somewhere and I still closed many deals that year that video was recorded… I’ve learned since then! thank you :)
I’m Nicole’s team leader. Nicole is the tip of the spear when it comes to Real Estate now. She crushes it. Door knocks, makes cold calls, calls leads and so on. She’s going into the REMAX hall of fame soon and will be a torch bearer this year. She’ll be ok. Appreciate the video though
Hey Brandon, we all appreciate you making this video. Just know that a lot of us are setting appointment after appointment - just using your free content. Some people got it, some people don't.
@@HomesbyJandA He has given away most of what you need. If you think the listing presentation is what is stopping you... idk what to tell you. He literally has videos where he walks though his listing presentation steps... one on one.
I'm not even a month into holding a real estate license and I already conclude that being successful as a real estate agent means being really invested, understanding people and verbage, being personal, understanding everything so good that one knows how to read the room well and switch approach, and really communicate so well with great time management and lead management.
Wow, you're always spot on with your context. Always down to earth with your sales points. Unfortunately there's a lot of real estate coaches out there that misdirect agents, and train them as a used car salesman. Keep up the good work!
Thanks Brandon! Looking forward to the new scripts!!! I’ve been using the “do you want to hang up or will you give me 30 seconds” pattern interrupt for the last week or so and it works great! Love the language patterns you teach us! I really appreciate all you do!
Don't sell what you can offer, sell the prospects' situation. Cater to their emotions and wants and always ask them questions that lead to predictable and or likely responses over making statements. That's what I've learned in my time in sales as a whole.
This was great. So different then there regular cold call aggressive/ semi aggressive tactics. I need this in my life now. I've been hurting with no sales. And has put strain on my family for the moment. Pray for me. And hope to get more info on this. Bless you Brandon.
Brandon, thank you for breaking this down for me/us! This is so helpful! I am sure I’ve been asking the yes oriented/ pull questions and will sit down and get my no oriented questions at the ready. I’m excited for the new scripts! It’s like waiting for Christmas! Can’t wait! Thanks so much for pouring into our future & sucess
I've never been the kind of sales person that reads scripts that everyone else is using. Obviously, #1 clients have already heard these lines before and # 2. If those scripts don't sell me, why would it sell to a buyer or seller? If you hate the script because it sounds sketchy to you , then it's definitely going to sound sketchy to your clients. Genuine relationships work the best. Just be up front , be honest, and be a trustworthy individual. People who have money don't like to feel like they're being hustled out of their money. They know where every penny, nickel, and dime goes. They are not gonna just. Hand over their trust to some used car salesman.
Im excited to hear the new language pattern. We are clearly in a different market vs when your last script was released. I have been playing with different openers myself. Ty sir you have taught me ao much from your videos.
Bias opinion here. The girl on the call is on my team. I just want to put it out there that she is a top Realtor in her state and one of the best in the country by percentage. Not all calls sound the same. That call was at the very beginning of her career. What she does works. She hustles and picks up the phone. 95% of Realtors don’t even pick up the phone. Love your content. But at the same time a lot of different things work. We work in a small state and the robo script calls don’t work well. People want a person with neighborhood knowledge. Not a robot reading off a script
Thanks for boosting our confidence and leading the way. I personally have learnt so much from your videos. I've even tried a few of your techniques. They do help open the conversation, people still just want to get back to their lives asap though, i can't blame them but I just want a conversation. I started asking if people were still looking at buying or what there rea needs are atm. That pattern interrupt seems to work too 50/50. As soon as I say, Hi, it's Sam from xxxx REA, they've already checked out as so many agents open like that. They just immediately tie you to some other agency and before you can even get to your reason for calling they're basically running half a mile away from the phone. Any suggestions, might be good content for another video. 🤷♂️
Well done Brandon. In my market {Silicon Valley} we have essentially zero expired listings. I circle prospect exclusively with great success. Your “before you hang up” pattern interrupt works well. I follow that up with “I know you’re not in the market but I imagine you would reject any and all offers?”
Any advice for part time realtors trying to transition to full time? I do my calls from 5-7pm and do open houses on the weekends along with door knocking and social media marketing. Been licensed for a year with only one referral transaction. Please advise.
What about the objection: calling WITHDRAWNS: "Why are you calling me now? Are you just calling to get my business you are the 10th person that has called today. Up until now you have had no interest in our property!" Let's get tactical!!
Hey Brandon, so I had an idea to search up leased properties that closed 9-10 months ago. Since the tenants lease is coming to an end. I use the MLS, then search the address on RPR to find owners name. Then I'll do a reverse search to find the current tenant and their number. So am I allowed to call them to see if they want another place to rent or if they're ready to buy? This is basically cold calling correct? Or are there certain rules ?
I norm like your content but idk if its mind set this mornin but this video aint good. Criticizing this agents call but not providing better ways to handle the call. I git it though youll make another video or sell a script so you can make your money on it.
My scripts are free. When you watched the video and heard me say exactly what I would have said differently, what part of that do you feel I didn’t provide a better way?
@@BrandonMulrenin 1st its cool you responded. i always like when a youtuber responds to people in their comment 2nd ill rewatch it. i heard a lot of 'this part was wrong' but must have missed where you said 'say this instead'
Must be in other cities and states because in NYC COLD calling is all but dead, it's either email face to face contact, I am a broker for over 20 years. These kids are trying to make it $$ in the digital age. It's a new era however I find showing up is best. Door to door is how I get the best results.

At 24:00 - one will have to find an alternative if the market is down in your area?

Do you leave voicemails if they don’t pick up?

with this mindset and structuring questions has this altered previous scripts you put out?
Is there an updated script book?
