I’ve been a realtor for over 5 years now and as someone that has built their business HEAVY on cold calling (I did not have a large database in the city my business is in) this is the best way to approach it.
You can not control if right now is the best time for someone to buy, or sell their house, but you can control getting into a good conversation/building a relationship with most people.
Brandon, as a 64 year old with decades of experience I believe in "The Truly Educated NEVER Graduate" I love your approach and value packed videos. I have tried to be the type of cold caller you teach to, but these nuggets I'm going to use. Thank you!!! Mark Rickert

Brandon, I recently hit a huge list of absentee owners with the "before you hang up" script. The number of people that hung up on me, I can count on one hand. With absentee owners, you expect to get multiple hang-ups per session. This script changes all of that...

This is the best cold call video I have seen but I am calling Folks who are in a Probate situations after someone dies and they are in the process of deciding what to do with the home. Mine is somewhat opposite but I can use some of this,, great video. I just subbed you. I am an Atlanta Realtor and I have a car channel here, I am all over the board..
I have been searching for a better script. I was just telling my assistant today that if there was a way that I didnt have to tell the consumer that I was a Realtor, I could get past the hang up. This is Perfect. Real Estate is always changing and our scripts need to be changing. Id love to hear the video for expired calls and neighborhood dials

Humanize the task! Right there is the key. So many of us miss that. Once I started looking at it like that everything changed.

I really appreciate your content! I wanted to ask a question, what should be the script if we are calling people who have listed their properties on the specific website and we are not aware of their names?
Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

I like your scrip Brandon I read it in your book. I noticed you dont ask if the property has been listed by another agent. Is there any reason why you dont ask the owner this?

I did try this however I did run into one Home Owner who laughed and said don’t you think you should disclose what company you’re working for first and even after I disclosed it and I handled objections she said she still doesn’t feel comfortable to give me any business so I’m not really sure how to proceed.

First thing you teach any Beginner or struggling agent …is to “cold call” don’t give up 35% to your broker again for a lead that you yourself can generate! Cold calling is as old as time do 3 a week, you won’t regret it.

I love your content. I think the issue is that you take quite a while to get to the point. You pitch prior to delivering and it feels like wasted time. I don’t like fast forwarding because you drop tid bits in here and there. Just my humble opinion. Keep it up, I’ve implemented tons of your advice.
What about "hot" leads that just registered with us and we call them back do you use the same opener?

As a freight broker it’s almost impossible to find hot leads and when you make a call it goes through screening process
We are in the listing business and we do cold calling. We have many customers who want to sell their property for cash, as well as some commercial property sellers. What should we do with these customers?
If you can get them at a discount:
1. Buy them yourself.
2. Partner with investors and buy them together.
3. Build a list of investors who buy cash, sell to them.
4. Commercial investors have a different mindset and data points than resi investors. Speak to an experienced commercial real estate broker and partner with them (co-list)
I have done all of these myself. I’m a commercial real estate broker and investor. However, you must divulge that you are an investor that also holds a real estate license. You must also divulge that - if you are buying yourself-you should not take a commission. Also, make it clear that you are not representing them as an agent in the transaction, you are only acting as an investor. Finally, clear it with your broker before you do any of these things, so you don’t run afoul of your broker’s rules. You’ll earn a profit when you later flip the property. You can’t be their fiduciary/agent and also the investor. You can get sued.

The reason I’m not having success is because all numbers are flagged as “spam likely” not because I’m not calling
don't say "give me a second" say "Give me a Moment or two" when you give a specific time, they'll expect that exact amount of time. a second or 2 Is not realistic. Moment can be several seconds or more
Do you know the reason why the resistance goes down over time is because of trust
