- Nile Niami is the real estate developer behind 'The One' Bel Air, a $500 million dollar spec mega-mansion that recently became listed as the most expensive house in the world. In total, the Bel Air mega-mansion is over 100,000-square-feet and looks as if it’s floating above the city. When it comes to The One, it’s safe to say it’s unlike anything ever built before.
So who exactly is Nile Niami? Nile was born in Los Angeles, California, and grew up dirt poor. He initially set out to make it in the world of Hollywood. Around this time, Nile got more and more involved in real estate on the side by flipping cheap homes in the suburbs of LA. Over the past ten years, Nile Niami worked his way up to flipping more and more expensive houses.
While The One has taken years to develop and is only now finally complete, Nile Niami’s plans have fallen in peril. Originally The One was set to be complete three years ago. However, the house has faced many financial and construction delays.
In order to build ‘The One’, Nile Niami borrowed $82 million dollars from Hankey Capital back in 2018, and over the past three years, that debt has increased to more than $110 million dollars. The problem Nile now faces is that Hankey Capital wants their money, and it appears the spec mega-mansion industry has dried up.

The biggest challenge with this house is that there are likely only a few hundred people on the planet who can afford to buy it. And how many of those are looking to buy a house in LA at this time? Can't be many.
and if you could afford to buy it, why would you not get build a custom one to your own liking?
Also this thing is ugly af. Why would you buy a house which was just designed to be the most expensive one in the world rather than to be beautiful? He achieved this by just making everything big. You would need to move in with 50-100 people to make use of this. The stuff that you can use yourself is in this white bunker optik probably buyable for 5 million in another soulless mansion.

@@michelleannor6944 nahhh is the house. Others use that style to have interesting shapes where here and there is one of the boxes sticking out in interesting angles or whatever. Sometimes three is a part in the upper floor outside of the general shape which then creates a ceiling for the garden in the floor below for example. Here it's just three giant generic boxes.

It kind of baffles me how anyone can feel "at home" in some all squared mansion with square swimming pools and neatly placed trees. It just looks unreal and "unnatural" and looks more like a factory or an office building.
There can be too much of a good thing...this is a perfect example. It's one thing to have drive and ambition but sadly shows the effects on many levels. To say that it is not always what it seems is an understatement with this property and the man who created it. He fulfilled his dream and is now paying the price in so many ways.

But the project isn’t realistic, it’s a very expensive house, but it lacks the warmth and character. There is only a handful of people in the world that can even afford this house. People with enough money to afford this would probably get their house custom built and not a house built within another persons vision. As much as the house has extremely cool and unique features it won’t sell. Nile niami is already in a ton of debt (110M+) and he has to find a buyer within 90 days or the property with be repossessed. So Nile has to either drastically cut the cost or get a billionaire to bail him out by writing him a 110 million dollar check.
It’s mostly about the land. You can create as much houses as you want but there is not a single space in Bel Air, the most expensive neighborhood in the world, like this
@@slofil8102 but then I'd look for a much more beautiful thing for 10 million $. This thing is just massive. The only reason for it would be if you move on with 50-100 rich people but those probably prefer to live on their own.
I feel like these private lenders - do this on purpose. They invest in super risky projects WITH the hope that the owners default so they can auction out the project. I'm certain if they go into auctioning this property they'll recoup twice the loan amount.
The same tactic is done with Used Car sellers. They sell a car at high interest to "anyone" and when they default on the payments, they have the authority to go and tow the car back to their lot. So they basically just rented out their cars for a good price, also get insurance money paid out to them PLUS the car back in their lot to sell again to the next victim.

He owes $110 million on the property...I doubt it would bring 1/4 of that at auction. The house doesn't bet in hopes of losing, I can assure you.

He needs to get into 'Tiny Mansions'. High luxury for single person living. No need for staff. Just the basic living, kitchen, bed, bath, laundry and multi-purpose rooms but with high ceilings, high luxury, voice control, hi tech etc.

Once I viewed the video of 'The One' (Two-part series) It was nice to see someone pushing to achieve a vision they have set in their mind. However, is it unreasonable to say that the house looks like it was created for 'Parties,' more than a living space? Sometimes, ideas become unreasonable.
to be honest.. nobody needs that much living space... and I am pretty sure that there will be private areas withing the mansion that are actually designed as living space... I think this was always made for a certain type of person/company.. either specific and they jumped off or just a small niche..

This property, whether he’s able to keep it or sells it, is more a resort for rent.
It can serve as a venue of all sorts. A travel destination. Invite diplomats, dignitaries. Hell invite the president or presidents of the world. The more history this house accrues the more value can be attached.
I feel however that it may become a symbol, if not already of decadence. I would like to see events held there for fund raising for the under privileged. To send a positive message that if Niles can do it so can they.
Can you imagine being married and reception at this location. It would rival the Plaza in Manhattan! Art exhibits/ auction of all sorts can be held here. I mean the possibilities are endless in the hands of the right promoter and within the acceptable parameters acceptable the the surrounding neighborhoods.

This home would be perfect for the Kardashian family clan, their relatives & close friends. And they still wouldn’t have to see one another on the daily.

Re. loan agreement at 4:42. He could go into partnership with someone to pay the $82-million. I think the family could live at one end of the property. The other 67% could be used for corporate events. It certainly has that possibility. The garage may be a little tight, but corporate events would be a good revenue generator for the house. Another option would be general events like record release parties, parties for elites and their friends, promotional events etc.

Politician spend money on gun production and money is being printed every day and yet a person who takes the money and put it in something that can be of help to other people are brought down to scare the poor from aspiring to become rich.
The problem is that this is not a house, it's a hotel. The city is not going to allow major events take place there. Where will everyone park? It's zoned as residential, not commercial.

I've seen the entire house in a virtual tour. This house would impress anyone. My only beef is it is short on parking. The most impressive feature is a full size movie theatre. The current layout is maybe for 70 people with couches and armchairs, but you do a conversion with movie theatre chairs and seat 400 people easily.
He will find a buyer,but he will loose lots of money,time us money,and more time passes...i wish him best of luck,i like Nile and his courage do build "the one'with his money or not.

Imagine one could design n build a series of beautiful sculpture, tree, parterre, water gardens… a series of open and enclosed GEMS to delight the senses. I think what he has accomplished in his architectural design is amazing. I don't know anyone who would lay down a half a billion dollars for a house a multi-billionaire. The only thing I didn't care for was too much hall space. His idea and astectics are fantastic. Surely a Billionaire's dream home. Someone out there would love this manion in the sky. He should approach Billionaires for a private tour and let the bargaining begin people with that kind of money doesn't buy unless they think they're getting a better price. Maybe that is the game set the price so high to attract The One who wants that kind of home.
Can't even begin to imagine the cost of upkeep and monthly utilities for this place.

I think there would very few buyers for a $500-million house. It is the most expensive in America. The loan people may be forced to work with Nile so he can finish the property. I was just thinking about the annual cost to maintain that property. Imagine the property tax bill and utilities. Then there are staffing costs for at least 25 people.
