If the driveway is all down hill which would cause lots of water at your front door (or something like that)... Why not build drainage systems along the side of the driveway so the water can run down the hill??? Seems like a pretty easy architectural fix... But then again I'm no architect. A couple small drainage holes along the driveway should remove any unwanted water from reaching the front door.

My favourite part is when developers make a fireplace with 2 side windows and hang the TV on the fireplace wall...but don't use a TV big enough to go out to the edges so you've got this TV hanging on the wall that looks like an afterthought.
7:04 In a interview with Ryan Serhant in a video last year, Enes told that he's only touring houses that they are paid for to showcase, because they had many invites to showcase mansions and he would only show the best ones. Something like that. Just watch the video and you will see he already told he was being paid to showcase the houses. This is the title of the video: Enes and I FINALLY Settle WHO is the Real Estate Guy!
Felt a little disoriented with all the powder rooms and hallways. Place seems like it could be reconfigured to a sort of resort where corporates could do a retreat in.
Great Content - I like the honesty, in a real estate time where normal 2000s houses are repeatedly listed as villas it's nice to see an agent spit facts. Small feedback: I find the sped up voice quite annoying, the video would probably be better to watch if you just cut out the irrelevant sections
I hate all these glass box showers. I dig privacy, I got a translucent finish glass in my box shower. Far easier to clean & way more privacy. Not everyone wants to be on display naked in a shower. God I hate clear glass in a bath. Such a nightmare to clean & ZERO privacy
Arvin, yes, Enes is paid for his videos by agents who list their properties. Actually he doesn’t hide it. He’s said it himself. You can contact his team to ask about his pricing 😊
Hello Arvin, I have been a follower of you for a long time. You got it now. I love the fact that you give your opinion on properties and what the selling price should be. Specially in this market. Low ceilings,no back yard and no privacy it’s not worth the price.! Good luck 🍀
Just came across your channel. I’ve been watching enes videos since they would just go to open houses with a go pro. The videos for the past couple of years definitely feel like paid advertisements for the homes they tour. It’s fine if they do that, but I agree with you about the transparency needed for his videos.
Great Video. ... Yes, Enes had started doing UNOFFICIAL PAID PROMOTIONS since a while back: He has himself said (talking to Ryan Serhant) he now Only reviews properties if he is paid by the developer. So ofcourse, one has to take his property tours with a bucketfull of salt.
Totally fine if he does great for him… but I really think he should disclose that in the video … I had no idea … I just guessed cause it was way too biased
This was actually my favourite house that Enes had toured and came back to this video multiple times because I liked the property, however you’ve raised loads of valid points, particular that fire insurance which I hadn’t even considered but must always have to be a factor when it comes to buildings up out of the way in the hills.
Unfortunately there are a lot of sad beige people who would love a sad beige kitchen and neutral home lol. I love Enes and his videos. I also love you and your videos! I see you have gained 2K subs since last time I watched, congrats!
I mean yeah if you break out some walls and a ceiling it could be something. That kitchen also has a lot if things in the ceiling, as if we were on a yacht with like sensors and speakers and an escape hatch. Really weird.
Thanks for these videos Arvin! It has bugged the hell out of me that all these presenters never dare to utter a single negative word about a property. Just look at Top Gear when Clarkson, Hammond and May were presenters. It was the most popular TV show in the world at the time, and they bashed the crap out of numerous cars, luxury as well as reasonably priced cars. Dunno if they were paid or not but they still got to test the best and most expensive ones and they didn´t hold back. Their honest opinion about both the good and the bad was a big reason why people loved that show. Keep up the good work mate!
I don't think there's anything wrong with you critiquing Enis's video, it's very entertaining and enlightening. I think your critiques are spot on and it's good to see someone knowledgable shoot down the hype on some of these over-priced places. Liked and subbed. Now I'm going to binge watch all your mansion react videos. 😁
thanks my goal is to educate and entertain ... if joe moo was the best houe tour guy i would react to his videos.. i will start doing more reaction videos to other home tours soon
I really love how these LA homes try hardest to not block the views but they have way too many hallways. I guess because they were built before the open floor concept became big or at least here in the Carolinas
It's actually feels kind of devastating that these ridiculously expensive properties do not sell. What happens to them - do they just sit there? We have an entire housing crisis and at the same time we have these unrealistic wastes of spaces.
Your the man Arvin, thank you for exposing these monstrosities for what they are. Many of these modern mega mansions all look the same and are ugly. I agree that the color pallets of this house is awful. If you keep this up Arvin you will be the most feared real estate reviewer on RUclips. Developers will fear having you review there properties and will probably try to silence you legally but I hope note.
I don’t like paying for high tech gadgets that perform a job I can do myself with almost no effort. When they inevitably malfunction there is no guarantee you will find a replacement. You also have the chore of replacing batteries, which are oh so good for the environment. I like how you call out the gimmicks Arvin.
Compared to the last video, this house has more privacy, surrounded by land. Similar views from top floor, dark wood contrasted with stone and wall treatment better. Not as dark as last house.
Looks like all the money went into the actual build and exterior facade. Interior doesn't show me 38 million. Good observation on the lack of detailing!
I think the house is crap. The rooms are small. The ceilings are low. Nothing in the home looks expensive. It looks like it was built on a budget or maybe it was built in the 60s going by design flaws. Idk but I really don't like this home.
This is the second video of yours I watched. I really like how you acknowledge things you like about the place rather than just bashing the whole thing. I intuitively thought wider corridors (hallways) marked luxury, but It’s good to hear you confirm that!
I'm especially "sad" to see the lack of heart and creativity that goes into designing these houses, when there are many young, inspired people who would make wonders with those spaces. Many of them look so lifeless. And it's not even about the money, it's just about using the right shapes, forms, colors and combinations - it's about creating a place where you feel warm and embraced, a place that inspires you and satisfies your heart and soul, a place you never want to leave. Thanks for the video! 🍀🌈🥭
So many of these houses are built on spec that they can't risk creativity - everything must be acceptable. If the homes were commissioned by anyone who had some ideas and style there would be fun quirks, personality, places for grandma, kids and dogs ...
Wait, are people watching Enis’s or your channel actually buying these homes? I thought we were all common peasants day dreaming? Also what do you mean crime is so bad you need a panic room? In a community with 25m+ homes?!?!? Can’t these people just rent a Marine Corps battalion from the nearby bases for security? Who the hell is home invading this neighborhood?
OF COURSE they are being paid by the developers. His videos are nothing but paid advertisements for the houses. I thought that was obvious and just implicit. Same as when that producer michael guy does house tours, they're just paid advertisements.
7:37: I've seen those orange triangular-back chairs somewhere else. IKEA? Wal-Mart? And by the way, don't get too tipsy at dinner, because that single leg in the back will tip over if you sway, and unceremoniously dump you on the floor in front of your host and the other guests. To use Mr. Haddad's word: "Horrible."
@ArvinHaddadOfficial I'm a recent viewer and subscriber. I've been a long time Enes subscriber and I'm loving your counterpoints to his videos. I love Enes, Mikey and the rest of their crew. But you've put words to the reasons why I've disliked many of the houses that they've toured. Whether I just don't have the vocabulary or simply lack the real estate/architectural knowledge, you're verbalizing the feeling of why I haven't liked a number of their properties. To respond to your question about Enes getting paid.... that's a tough one. Especially since he'll often have the realtors in the video, or "give a spcial thanks to so-and-so from XYZ agency for allowing us to tour this great property". I would be surprised if there wasn't at least some form of compensation going on. That being said, if you want to have more sources for more videos I understand needing to stay in the good books of those who can provide that for you.
Never doubted that Enes received "production" credits from the Real Estate agents. I am ok with that since it's nice to see these homes. Along with fires, there is a known earthquake risk. With all this cement work, even in a minor quake it could cost thousands/millions to fix.I see a mudslide risk as well on this steep unprotected hillside property.
Your knowledge is priceless I am learning so much. Yes! No surprise the property isn't selling. The house gives off a health resort holiday vibe. With the increased rainfall in LA, the driveway is a hazard, pool area too. The construction and interior design, reminiscent of IKEA style, are not impressive, and sweet talk won't cut it at this price point. The excessive use of a remote for everything was amusing, especially when you mentioned it operates until it doesn't. Stairs, stairs, stairs. Using another unsold property to promote this one may not be wise unless a financial incentive is involved. Got paid 🤔
I think the best views are northerly, since you get sun in the winter, and you are spared the brutal summer heat. This house would make a great insane asylum.
Awesome review and criticism of Enes Yilmazer Bel air mansion tour. Arvin you tell the good things, and bad things about the mansion. House lovers, architects, and Real Estate agents can learn from your videos. Enes Yilmazer, Ryan Serhant, Eric Van Cornover never criticize the mansions and condominiums they tour. Your RUclips channel is going to be popular.
They are definitely getting paid to hype the house and probably all the houses he tours. He finds everything amazing even if it contradicts itself. Amazing partially obstructed views of downtown LA? Really?
i was once addicted to Enes's videos,..but i am glad Arvin is waking people up too..we always need a balanced perspective and thank Arvin for bringing the critical thinking element into the pretentious world of modern architecture..
I like the focus on operating costs like fire insurance and the electronics that will break. I often wonder how practical these houses really are, beyond showing off how much money you have.
Real estate agents really like to use adjectives a lot. If you take out every ‘beautiful’, ‘exciting’, ‘amazing’ ‘breathtaking’ etc, there won’t be lots left. And yes, this property looks more like an average super yacht. But as there is no reason to make the super yacht’s compromises due to their dimensions, it does not make any sense.
I really don't like the majority of the finishes and color palettes on these mansions being featured. There's so much potential within each one of these homes and you're left wondering who exactly was making these decisions, and why.
Another good one 👍 personally I think itll be around 15 - 18million..but im no expert.. Lot size is nothing in this home.. Way too steep.. But it sure got one of the coolest swimming pool in all of LA although it lack privacy
Ive never thought Enes didn't get paid. That's why he gets to go to some of the great places. I always thought he was a salesman. That's why we need you Arvin.
hey there, (unless i missed it) you never covered they reasons why those hills across the house are under-developed. Is that coming in another vid? Also, don't worry about the neighboring house overlooking your pool... that house is never going to sell. ps - The house is definitely overpriced, but to me it looks more like a 20 mil house rather than 12, but that's subjective of course
Not agree with 100% of your comments but in general I warching less and less Enes videos because it doesn't feel natural anymore. It has an absolute sales/ advertising video flair which I don't like anymore. He hypes this overprices mantions. Some of them are really individual and showing something completely different but the rest is just overhyped. Especially if he does this Williams & Williams tours..terrible
I notice at 3:30 as he starts walking down the long narrow hallway, there is a door on the left hand side of the screen - is this for an elevator? If so, it has a really narrow entrance - don’t think this would work for anyone in a wheelchair

OMG ❗ You are SO RIGHT! With the amount of the property he sighted , and the way the Monstrosity is I can't believe it's not a Tear Down !!!
I can't imagine what it's like to build a mansion, only to have it flop this badly. heart goes out to the developer.
Felt a little disoriented with all the powder rooms and hallways. Place seems like it could be reconfigured to a sort of resort where corporates could do a retreat in.
Methinks that you’re right on the money. 🎯
I love Enes videos, specialy the old ones but, they are hype. Thank for this type of videos it's a eye opener
I've got my hands full of chicken guts, breading, and I have to reach for a remote? Hell no!!
lol, exactly. And wait for the door to s l o w l y slide open.
Great Content - I like the honesty, in a real estate time where normal 2000s houses are repeatedly listed as villas it's nice to see an agent spit facts.
Small feedback: I find the sped up voice quite annoying, the video would probably be better to watch if you just cut out the irrelevant sections
Thanks for watching will try that
I hate all these glass box showers.
The most claustrophobic giant house I've ever seen.
“ l’m shocked how well it operates “ … UNTIL IT DOESN’T !!! 🤣 … l actually laughed out loud !
Hello Arvin, I have been a follower of you for a long time. You got it now. I love the fact that you give your opinion on properties and what the selling price should be. Specially in this market. Low ceilings,no back yard and no privacy it’s not worth the price.! Good luck 🍀
Thanks for being a long time supporter… we’ll try to make this format even better
Just came across your channel. I’ve been watching enes videos since they would just go to open houses with a go pro. The videos for the past couple of years definitely feel like paid advertisements for the homes they tour. It’s fine if they do that, but I agree with you about the transparency needed for his videos.
I just discovered your channel. I'm a long time watcher of Enes. I'm curious, what property that Enes toured that you liked?
LOL there is none.
Love your channel. Bought a home last year, so not in the market, but you are entertaining
I really love that you do longer videos now :)
Will get better with time thanks for ur patience
This was actually my favourite house that Enes had toured and came back to this video multiple times because I liked the property, however you’ve raised loads of valid points, particular that fire insurance which I hadn’t even considered but must always have to be a factor when it comes to buildings up out of the way in the hills.
What happens when you loose the remote for the kitchen cupboards?
You're screwed.
Basically I watch an Enis video and then an Arvid video right after that, it's great!
Unfortunately there are a lot of sad beige people who would love a sad beige kitchen and neutral home lol. I love Enes and his videos. I also love you and your videos! I see you have gained 2K subs since last time I watched, congrats!
thanks for the support Stormy
I mean yeah if you break out some walls and a ceiling it could be something. That kitchen also has a lot if things in the ceiling, as if we were on a yacht with like sensors and speakers and an escape hatch. Really weird.
Interesting insight, Arvin. You are so right! Failing at auction is a really bad sign.
It’s a horrible sign … it speaks volume
Thanks for these videos Arvin! It has bugged the hell out of me that all these presenters never dare to utter a single negative word about a property. Just look at Top Gear when Clarkson, Hammond and May were presenters. It was the most popular TV show in the world at the time, and they bashed the crap out of numerous cars, luxury as well as reasonably priced cars. Dunno if they were paid or not but they still got to test the best and most expensive ones and they didn´t hold back. Their honest opinion about both the good and the bad was a big reason why people loved that show. Keep up the good work mate!
Thank you so much … that meant a lot
I don't think there's anything wrong with you critiquing Enis's video, it's very entertaining and enlightening. I think your critiques are spot on and it's good to see someone knowledgable shoot down the hype on some of these over-priced places. Liked and subbed. Now I'm going to binge watch all your mansion react videos. 😁
thanks my goal is to educate and entertain ... if joe moo was the best houe tour guy i would react to his videos.. i will start doing more reaction videos to other home tours soon
The RUclips gods has sent me here. Love the content! ❤
Do people tend to buy houses that are showcased and famous on the internet?
Us peasants sure don't 😂
Fabulous video! I can’t get enough of these! Thank you brother!
Thanks my man
i see a safety flaw also...look at the stairs at the 8:04 mark...when you turn the corner too fast you will trip on that bottom step everyday...
I really love how these LA homes try hardest to not block the views but they have way too many hallways. I guess because they were built before the open floor concept became big or at least here in the Carolinas
They're getting paid to hike EVERY price up. Nature of the gig, Arvin.
It's actually feels kind of devastating that these ridiculously expensive properties do not sell. What happens to them - do they just sit there? We have an entire housing crisis and at the same time we have these unrealistic wastes of spaces.
This is my first day watching this channel and this a great resource for any price point
Your attention to details is phenomenal! GoodVibes
Thank you! Cheers!
Arvin I don’t know how you popped up on my suggested videos, but dude you’re like my wife on noticing every FLAW! OMG! You Rock dude! SUBSCRIBED✅‼️
You're right about all the hallways, really just wasted space, not a plus.
And very narrow. Junk design.
Another great one Arvin. What about making a video about the house near this one, the 139 million dollar house. How much do you think it really worth?
It’s in edit coming soon
I bet he would say less than half what they're asking
Enes favorite word “beautiful “
Thanks pal
I think the house is crap. The rooms are small. The ceilings are low. Nothing in the home looks expensive. It looks like it was built on a budget or maybe it was built in the 60s going by design flaws. Idk but I really don't like this home.
This is the second video of yours I watched. I really like how you acknowledge things you like about the place rather than just bashing the whole thing. I intuitively thought wider corridors (hallways) marked luxury, but It’s good to hear you confirm that!
Another great video man! Can you please review 8517 Franklin Ave next?
Will look into it
11:35 As software companies say, "It's not a flaw, it's a feature."
Well said thanks 🙏🏼
Los Angles has no soul. Many of the houses represent that.
The insurance is INSANE,$20,000 per MONTH! That price cut ,EEK!
The ideas Arvin shares about quality housing can be applied to MUCH cheaper homes that normies like me could actually do
I love your videos. I love property, ran into your channel and just can’t stop watching. 👌🏾
Got paid 🤔
Thanks for watching and always supporting the channel
My pleasure.@@ArvinHaddadOfficial
I think the best views are northerly, since you get sun in the winter, and you are spared the brutal summer heat. This house would make a great insane asylum.
💯 getting paid in my opinion to create hype for the property. Great vid!
It seemed weird to me to have the home tour video posted before it’s about to go to auction when it was on the market for ages before then
What did the Paul Nassiff spec house sell for? Or better question, do you have a review of that property?
Awesome review and criticism of Enes Yilmazer Bel air mansion tour. Arvin you tell the good things, and bad things about the mansion. House lovers, architects, and Real Estate agents can learn from your videos. Enes Yilmazer, Ryan Serhant, Eric Van Cornover never criticize the mansions and condominiums they tour. Your RUclips channel is going to be popular.
Thanks pal… I will get better at this format with time
Another wonderful video. Thanks Arvin.
Glad you enjoyed it pal
They are definitely getting paid to hype the house and probably all the houses he tours. He finds everything amazing even if it contradicts itself. Amazing partially obstructed views of downtown LA? Really?
I disagree with your point about the hallway. Hallways provide a means to get from room to room. Would you rather a house WITHOUT hallways?
Not to mention, hallways increase privacy between rooms, especially important for bedrooms and baths.
The ceilings look horrible, so cluttered with square and round lights and whatever those black square are. Almost like a warehouse ceiling.
"hallways are wasted space"
Also...
"Hallways need to be wide enough to fit 2 people"
i was once addicted to Enes's videos,..but i am glad Arvin is waking people up too..we always need a balanced perspective and thank Arvin for bringing the critical thinking element into the pretentious world of modern architecture..
I wish people would stop saying natural light, just say sunlight. It’s all photons no matter the source. I don’t hear anyone ever say natural air.
I really don't like the majority of the finishes and color palettes on these mansions being featured. There's so much potential within each one of these homes and you're left wondering who exactly was making these decisions, and why.
Blessings to you Arvin. Keep them coming! ❤
Thanks for supporting the channel… blessings to you as well.
I agree with most of your comments. The price of his video is full of water.
Another good one 👍 personally I think itll be around 15 - 18million..but im no expert.. Lot size is nothing in this home.. Way too steep.. But it sure got one of the coolest swimming pool in all of LA although it lack privacy
Thanks pal
Thanks for ur feedback
I notice at 3:30 as he starts walking down the long narrow hallway, there is a door on the left hand side of the screen - is this for an elevator? If so, it has a really narrow entrance - don’t think this would work for anyone in a wheelchair
That landing at 8:00 was criminal. So narrow and even the bottom step sticking out, didn't even look a meter wide.
