I'm enjoying Arvin's critiques. Many of these things are things I noticed as a matter of taste, but I don't know anything about how to value a $10-50 million house, or what that kind of buyer expects, so that side of it is interesting to hear. I also don't expect Enes to do this because that's not the point of the content he's making, which is more promotional/a peak into properties we otherwise wouldn't be able to see so easily. He's not there to judge the properties or assess their value or price point.

@@ArvinHaddadOfficial I just found the channel and subscribed. So many of these properties seem like bizarre facilities and not actual homes. I love your honest assessment because I feel like all I was getting earlier was unicorn nonsense.
@@ArvinHaddadOfficialYes. Your analysis is dead on. Really enjoying your videos. They tell the real truth behind the ridiculous madness of often silly homes that are hyped as jewels. Keep up the great work.
These houses just feel cold. They don’t feel cozy, warm and comfortable as a family home. Just feels like an elaborate bachelor pad where you and the boys meet to drink and party.
That describes it perfectly; another comment said "Modern Russian Oligarch Architecture" which is pretty accurate LOL, it's just like, it has everything you expect a big modern mansion to have, but to squeeze it all in it has lots of small cramped rooms off of the main open spaces. It's the sort of thing that some sort of oligarch would buy with his ill gotten gains and come to the US to party in every winter or something. I genuinely couldn't see anyone raising a family in basically any of these SoCal catastrophe mansions.
Russia does have better interior design than this monstrosity. I really don’t know any group that would like this decor. The bank has to do heavy discount to pay for the renovation and the developer should not be allowed near property again.
A lot of these houses feel so lifeless, like they're not finished yet, thanks for bringing more of their flaws to light to people like me that know almost nothing of this ❤
I remember when this house first came on the market (before the whole "douche box" style was completely played out). The very first thing I thought was that a giant utility pole at your front door is not acceptable in a $200k house, never mind a $20m house. They actually edited out the pole from most of the listing pictures.
I would LOVE for Mickey to come back as I agree: he added a human element to the videos in a way that allowed us to relate to the videos for properties that most of us can't relate too. Unfortuantely, whatever happened between Enes and Mickey must be pretty serious as neither are saying anything about it. So sad. I also agree that I struggled with the finishes in this home and I even see this with a lot of the new $2MM to $4MM homes popping up here in Atlanta. It seems like the builder is serving in the role of architect, builder, and interior decorative. There is a complete lack of creative, illogical layouts, dump placements of items like thermostats and outlets, no dynamics in the chosen fixtures, floating vanities installed in areas plumbed for floor vanities (so the plumbing is exposed), 18 wall light switched clustered together in one area, pure monochromatic designs, etc.
@@shawnd980That’s interesting. I have no idea how Mikey was compensated, but he was there from the very start of the channel and likely should be more of a partner than an employee. Enes has added a lot of staff and slowed down the video output, so finances may be tight. I assume that Enes will transition to some other type of real estate work, leveraging the popularity of the platform and I had assumed that Mikey would have been part of it. Sad.
I just want watching beautiful house tour, exterior and interior design, admiring the architecture, the landscape and the view of it. Enes and Mikey interaction giving me feeling that I also went there with my friends, commenting here and there.
Nothing beats cooking with gas but induction is great. Heating is all done through magnets so that only what is being charged is heated. You can touch all around the stove without having to worry about burning yourself. Also if a pan is not on the cooktop you don't have to worry about leaving the stove on since there is no flame or heating element. Faster cooking times and it's a safer option for kids too.
Very amusing but not malicious commentary, I can't quite put my finger on it but it feels like you have spent a period of time in the UK. Good luck with your personal branding and your Ai tool, I think 2024 is the year this channel will blow up! . Looking forward to seeing more.
Yes, the channel is being pushed to Enes's audience by youtube algorithm i think the long form videos is why right now YT is pushing long form content to ppl due to watch time they want ppl to stay on YT and if ppl binge your content YT will push your videos.
Arvin, I'm the first one to ask you to cover this house on your channel, and you came through not long after. Unlike every other realtor who tried to disguise the monstrosity of the utility pole in their thumbnails, you didn't hide it. Anyone who has the money for a place like this doesn't want to have that towering over you. You might as well have a hundred foot statue of Godzilla outside your front door. "Oh, you like it?" This house was the ultimate insult in every way except for the view. Thanks, Arvin.
One thing i always keep an eye out for is wheel chair accessibility. It's surprising to see how many houses at these insane prices dont have these things in mind.
Wheelchair Accessibility makes houses disfigured, and disproportionatel (wide hallways make ceilings look low). It's better to live in a space designed for walking and switch to one that isn't if you can't anymore.
thank you for doing these types of videos in the longer form. i think i remember saying you dont really like these walk through videos but settle with Enes because he does it the best out of them, thank you for making the compromise for us. i really like your take on these, it feels like i've been getting gaslit by some of these "advertisement" walkthroughs through the years. this is a breathe of fresh air and a true relief side note: i do understand that you are Los angelos based/US based with the app but i would love to see/hear your opinions on some of his Mediterranean home reviews.
Arvin, I referred to this house in a comment on one of your previous videos, but I didn’t provide an address. Enes did a video on it: 1615 N Blue Jay Way. I think it’s been on the market since it was completed. It’s billed as perfect for entertaining, yet it has no motor-court and no guest parking. I can’t judge the finishes, but you can. Hope you get a chance to possibly do a video on it. Thanks for the great vids.
The rectangular, black, almost foreboding outside of this house reminds me of the schools built in Hannover (Germany) during the 70s. Talk of parallel evolution in architecture 😉😉 Thanks for another great critique, dear Arvin! Have a great Sunday 🙋🏼♀️🌹🌿
Hey Arvin! Nice to see you’re still killing it with these videos. Just wanted you to know I’m cheering you on from the sidelines now because I got laid off last week. I wish you and your new coach the very best!
This is actually a very elegant interpretation of Post-Modern architecture and interior design. Post-Mod is characterized by bold, unnatural forms (such as that strange roof slab with circular skylights) and bold colors and textures that seem to be at war with one another. It's a very polarizing architectural and interior design style. This one really is trying to align itself with Hollywood Regency interior design, by using glitzy, shiny, sparkly finishes but again in that bold and clashing manner that's typical of Post Mod. It's the worst of my favorite luxury architectural and interior design style (Hollywood Regency) and the best of my most hated architectural and interior design style (Post Mod).
13:41 As a "fully trained hotel clerk" (no idea if this is the correct translation for "Hotelfachmann") I can totally relate. Those light-flooded wine rooms, I saw them in so many of your videos. Maybe it is just to show off? Good wine needs to be stored in a dark, dry and cooled room. But if you have the money to buy a property like this I guess you have the money to get the wine delivered from the wine merchant whenever you like it^^
Enes' job is to sell properties, and he has a huge audience to do so. It makes sense that the title holders of this property would hire his services. It's like a great commercial describing whatever subjective positives a home might have. It's his job to make every property he tours seem like the best property ever created throughout all recorded history.
Actually it is not his job to sell the property. He is there to tour in and more of advertise the properties. The listing agents are the ones who are responsible for that job.
@@felicitasreyes6024 His job is to shine everything that comes to him, even if it includes turds. But his body language is literally screaming why am i doing this?
@@stellviahohenheim That is your opinion. He is not real estate/agent of the property that he is touring. 6:25 Barn doors dont mean they must look like barn doors. They're functionally barn doors because of the hardware; they don't need to have the appearance of an actual barn door. If the office doors used barn doors, that would not fit the home's design.
@@infecteddate9115I don't see Arvin's point. I think he's just completely wrong. The door is fine to me and it's only attempting to match the office design. The fact that Arvin thinks they should have been "barn doors" instead (just because that type of door is called a 'barn door') just shows Arvin is at times full of crap himself. He's critical of others but he himself is very errant as well. This is one example of him saying something really dumb. My opinion, I do think a solid color like you mentioned (dark gray) may have worked better. The design has too much visual noise imo. But it's a design decision made to be consistent with the theme
The design style is Mid Century Modern and Hollywood Regency mixed. The design screams 2008-2016. They’ve got to warm up that house. The kitchen is a gut job.
THANK YOU for creating these videos. I KNOW you’re NOT BASHING Enes. (Enes doesn’t get paid to show flaws only beauty). So I appreciate YOUR eyes on these properties!! Now let’s see a video on 1369 Londonderry. Want your opinion on the S&M room inside it. 😜🤘🏼
In short, this is a 90's mall building with a tin foil hat. Is it normal to have such unfinished edges? The exposed plumbing on the exterior wall of the pool, the textured wallpapers are warped at the ends, some of the pool turf is worn, and more. I'm not sure if some of the issues are from wear and tear or just unfinished construction. My other concern is that the house is far too masculine in design. That kills a huge potential market. I wouldn't have watched this video at all. Honestly, I'm really here for your reviews. You teach so much in every video you do.
Arvin do more of these reaction videos please! We love watching what you like and dislike from each home whether it's a mansion or a condo!! And review videos from other real state agents as well there are plenty in youtube and WE NEED MOOOORE!!! 🔥💯🔥
15:20 The difference between a "conventional" electric stove top and an inductive stove top is that the inductive inducts the cookware with an electromagnetic field which heats up the cookware itself, rather than heating up the stove top, which spreads the heat to the cookware. That way the inductive stove top heats up the saucepans or pots much faster. The inductive top also cools down also this way.
Can't imagine how much electricity it wastes than just using the normal electric stove top because we know how wireless charging also use coils and they only produce 65% of the power the rest are wasted
@@stellviahohenheim Gas cooktops are about 40 percent efficient, Electric-coil and standard smooth-top electric cooktops are about 74 percent efficient Induction cooktops are 84 percent efficient.
The lighting during the night is actually really cool, and the views are great as well. Honestly, it needs to be refinished. The interior looks like you told a kid to design a house that a ceo from the movies would live in.
except any of your neighbours can see everything you're doing when you're lit up in a glass house like that at night, so you'd need to close all the curtains
Price tags don’t always buy taste, and this $22.8M monstrosity proves the point. From the moment you approach, it becomes painfully clear that this house wasn’t designed for living but for flaunting-poorly, at that. The architecture is a generic jumble of conflicting styles, slapped together every trendy concept from the past decade. Cold glass walls meet sterile, soulless interiors that feel more like a hotel lobby than a home. It’s a shrine to excess without any sense of artistry or functionality. Inside, the design crimes continue. Expensive materials are wasted on gaudy finishes, and the layout is as disjointed as the aesthetic. Rooms lack warmth or cohesion, with cavernous spaces that seem perfect for echoing regrets about this purchase. The kitchen, typically the heart of a home, feels more like a showroom than a space for cooking, devoid of charm or practicality. Outdoor areas, despite the sprawling grounds, fail to redeem this architectural misstep. The pool and patio spaces are as uninspired as the rest of the property, with no landscaping to soften the harsh lines of the house. This mansion is emblematic of wealth spent without wisdom-a cold, lifeless box masquerading as a luxury home. It’s hard to imagine anyone feeling genuinely comfortable here, no matter their net worth. It’s a staggering price tag for a property that lacks character, soul, and even basic good taste. Buyers beware: no amount of money can turn this disaster into a dream home.
The older you become, the less you want to be climbing stairs because your knees don’t last forever. My retired East Coast parents loved staying with me here in Ca because they didn’t have to “ do” stairs when going to bed. Secondly- fingerprints/smudges on all that glass work/counter tops and those numerous sliding glass doors- welcome to micro fine dust settling everywhere.Thirdly- good luck with your cleaning service.Definitely 8 hours of work for the cleaning service to do all those rooms/windows/shelving and floors. Fourthly- in the laundry- how many outlets does a person need within that room? It looks like a phone charging station at any airport.. Lastly undoubtedly it becomes hot in the summertime so where/what are the shade features on the roof top lounging areas? If I won that house tax free in a lottery/game show( Price is Right) , I would be depressed ( bored) within 4 hours and have to drive away to seek a taste of humanity.
In Australia we would describe this as “new money”. Houses owned by people who have always had money ( ie “old money”) were designed properly in the first place, and have had any problems fixed - gardens are luscious and appropriate, hallways will fit two people abreast, and the luxury is in space and textures, not glitz. People who have money are secure in their fortunes, and don’t need to crow about it.
I love your honesty and humor. It looks like the developer spent everything on the engineering. The house looks like it was designed by a high school artechiture student. Its all house on a tiny block. Brass in the bathroom, give it a couple of years and it will be green.
Loving these videos! Could you please critique some producer Michael mansion tours? I don’t know if “the one” tour would be too long for you but, I’d love to see it!
my ocd is off before we get in the door. The water feature looks like a garage door with a leaking pipe. The round skylight is out of align with the cantilever, one axis is lined up but cant you get the sky light in the centre of the cross. How does induction work? That should be easy, always pointing out the appliances and gadgets, what if a client asks the same question. "I dont know you could google it yourself?" 🤣 MAGNETS, well magnetism.
Looking at the garage, yes the bollards are aligned to stop a car in the correct spot from going through the window. There is however enough of a gap between the bollards to put a car through the window. Not safe given the lifestyle of an expected owner.
I have stayed at one of these party mansion rentals for a week, and the wear and tear on things like cabinets/handles, door frames, bathrooms, and balconies is very pronounced. And often, the furniture inside is a mish-mosh of stuff they got cheap or used to stage some other house(s).
16:01 Well, that is not completely correct. Induction is used more and more by chefs nowadays, since it is equally fast as gas in heating up as compared to other means. One major other advantage is, that it is nearly impossible to get burns on the surface, thus, (if you avoid scratches) you can keep the surface nice and clean for years…
I’ve always enjoyed Enes’s videos. I’ve been a subscriber since his very beginnings. He presents every property in the best light possible because it’s his job. I don’t necessarily have to like or agree with some designers choices or lay outs and free to select what resonates with my taste and preferences. I loathe super modern but that’s not Enes’s fault, it’s my personal choice. We as viewers/followers, subscribers watch because we’re nosey & free to dream! We aren’t buyers. The majority of his viewers and subscribers can’t afford it. Who cares about all the BS fluff to decorate the presentation. The man has to present houses beautifully. We get a look. Why don’t you look at doing your own channel Arvin? There’s a place for honesty but being paid to present and review million dollar properties won’t cut it. You say the best things you can, the rest Is neither irrelevant or hidden, it’s just not disclosed information necessary for viewers. We get only the surface layer. A buyer digs deeper with their questions.
Had to jump into the commensts re: induction stove. Induction ranges use powerful magnetic waves for cooking, and heats & responds quicker than using a flame or regular electric stovetops. When I redid my kitchen, I bought one- no regrets.
@@blueice011 Yes, absolutely correct, that's why induction cook tops are more popular here in Germany (where I live) than any other means of cooking food, so if you would plan a new residential building, it's extremely likely that you would not even consider any other food cooking technology. The benefits are safety, convenience, energy efficiency and many people here are just used to it and expect it in a new(ish) home. So wherever you live, you should give it a try, maybe it will grow on you and you will not want anything else in the future, who knows?
@@miketackabery7521 Yes, but only if your current cookware does not already support induction cooking. Here in Germany, most cookware that has been sold in the recent(ish) past is already prepared to be used for induction cooking, since this technology is becoming more and more normal, especially in new or freshly renovated houses. So many people many not need to buy any new cookware at all, therefore it's not a problem. Also here in Germany, we try to move away from using gas as much as possible, since in the past, we were buying cheap gas from Russia, but since the war in Ukraine started, we don't want to buy any Russian gas any more, but other sources of gas are more expensive, so we try to pivot away from gas completely over time. So using induction cooking instead feels like a great option to us, without many downsides. For heating purposes, we install heat pumps more and more, so this is also a technology that is becoming more and more normal in new houses.
The ceilings are very low and they have these many, many lights in them. I've seen those types of recessed lights before and if they're 12 feet or higher, if the bulb burns out, it's hard to replace them. The kitchen looks like it has marble contact paper. Not a fan. I see lots of agave plants near the foundation and against the building. You know, this is a problem as they get a bit bigger and they're so spiny. Who came up with that idea? I saw him in the flat space called a yard and there's no railing. It seems to just drop off. Perhaps this would be a great movie setting for drakker Noir? Either the movie style or a plot based around the men's cologne? Gee, I can't tell you how many times I've wanted a two story closet to hang my two story suits.
I think it is amazing how I as a viewer could tell, that there is something in those rooms, that might bother me, but I can´t tell exactly what it is. And you can tell it rght away! That´s so cool :) Danke für die Videos! :D

I find Arvin's comments pretty spot on. One thing that is so revealing is that Arvin can rarely find houses that really hit the mark in his opinion. He did like Jennifer Aniston's house and I agree with him there too. Money does not magically give people good taste (usually). 😂😂😂😂

15k subscribers! Congratulations! I remember you complaining about being stuck at 5k for so long. You should hire Mikey to do commentary on your Enes videos. Your subscribers would take a huge leap. "Yeah, we were full of crap on this video, but what are you gonna do?"
Arvin saw someone popular to critique so he can get more subscribers. He said it himself on his previous review. I guess Enes won't mind him reviewing his tours as lobg ss it is objective.
@@stanlee3619 I don't think he would say that. I can't put words into his mouth. He even asks his fans/subscribers to comment on his videos. Enes' and his team's job is to tour the property. Their goal is to share these properties virtually to their subscribers/fans. He is not the real estate broker/agent.
There was a Swiss study on Induction cooking and the problem is that the energy field goes out of the pots and pans if the pot is even slightly dented. They recommended no cooking for pregnant women or the wearing of a lead-vest :) That is why aware people rather prefer gas and so do Chefs. The speed of cooking is good, but the side-effects may be more damaging than assumed and we poison ourselves too much anyway, so why add it only for convenience?
I don't understand this. All electromagnetic fields have electric and magnetic components. The induction stove just generates an electric field via electric current that has a complementary magnetic component that interacts with the ferrite in the cookware to heat up. I don't understand what dents have to do with a magnetic field that exists whether the cookware is positioned or not. I would be much more worried about the fields from your wi-fi router, or even a cell tower positioned nearby. IF this study has merit, I think it's also telling you that if you're pregnant, don't you dare be within 5 feet of your wi-fi router. Magnetic field strength drops off with the square of the distance, so you don't have to be too far back from these field sources.

Poor Enes, this tour is getting shredded. And what is the purpose of an outdoor skylight-lol?
I call this "Modern Russian Oligarch architecture".
No, believe me even Russians has better one
Russia does have better interior design than this monstrosity. I really don’t know any group that would like this decor. The bank has to do heavy discount to pay for the renovation and the developer should not be allowed near property again.

Sunlight also damages car paint

There is a complete lack of creative, illogical layouts, dump placements of items like thermostats and outlets, no dynamics in the chosen fixtures, floating vanities installed in areas plumbed for floor vanities (so the plumbing is exposed), 18 wall light switched clustered together in one area, pure monochromatic designs, etc.
interesting thanks for sharing
I heard that Mickey asked for more money now that the channel has exploded and Enes said no, so Mickey left.
@@shawnd980 i always thought they were 50/50 so why would he ask for more
@@shawnd980That’s interesting.
I like the fact you brought up about the sliding doors and that the hallways are narrow. I do learn from your videos. Thank you for your videos.
I can't believe how many multi-million dollar houses have these giant ass sliding doors that require manual muscle power to open and close.
Honestly if it's space constraint condo i've seen automatic doors 20 yrs ago kinda like automatic curtains, press 1 button n it opens

Yes, the channel is being pushed to Enes's audience by youtube algorithm i think the long form videos is why right now YT is pushing long form content to ppl due to watch time they want ppl to stay on YT and if ppl binge your content YT will push your videos.
That busy black and white "stone" throughout the house gives me early nineties vibes when newspaper print was a thing for fashion apparel.
Why? It’s a private home.
Wheelchair Accessibility makes houses disfigured, and disproportionatel (wide hallways make ceilings look low). It's better to live in a space designed for walking and switch to one that isn't if you can't anymore.

When I first saw this property years ago, and noticed that powerline sticking out like a sore thumb, I knew the property value was toast.
If they did a black wood or dark gray wood bard door it would of fit better

@@stellviahohenheim it is actuaöly way more effizient, about 20 to 40 percent:)
@@stellviahohenheim Gas cooktops are about 40 percent efficient,
Electric-coil and standard smooth-top electric cooktops are about 74 percent efficient

Enes just dropped a new one from Dubai for 135 mill. It's a gold mine of exactly what is wrong with mansion estimates....

I have stayed at one of these party mansion rentals for a week, and the wear and tear on things like cabinets/handles, door frames, bathrooms, and balconies is very pronounced. And often, the furniture inside is a mish-mosh of stuff they got cheap or used to stage some other house(s).
exactly
15:50 why not have flame and induction stoves???
The Arvin and Enes show: the fur's gonna fly!!

But you have to buy all new cookware. Completely flat bottoms.

I'd be cold calling rappers on this one.
