I appreciate the balanced critique of your presentation, in fact I prefer yours over his, however he is such a nice guy that this somehow leaves a bab taste in your mouth. I understand that as a buyer your critique is more helpful. But still, You need to find a way to get clients without piggybacking off him in such a negative way.
Thank you for ur honest feedback…. yes he is a nice guy this is not against his character …. But his videos are not exactly educational… I would argue they are misleading…pointing to the kitchen and then saying “this is the kitchen” and then drool over the finishes which is the only part of the property that depreciates is not really important work in my opinion…..telling half of the story is also very misleading and dangerous for buyers… it’s like half truths…. I’m here to protect the buyers… and his content is full of land mines for the people I want to protect… a lot of these properties are crap and people should learn how to spot crap from quality …. And for that reason I will gladly piggyback off him or anyone else who would hype a house without mentioning the flaws!

@@JeremyDWilliamsOfficialI don't know for sure, but my take away from comments in the videos is that Enes' channel is growing fast and Mikey is needed at the home base to edit or to manage the post production on the older videos they are working on while Enes is still shooting newer videos.

Enes did say though when he began his channel that his intention is just to walk us through the houses that an average guy ( like me) can only dream of even seeing..not to critique or point out flaws…there are people out there who would buy in fact who buys these houses so I guess there’s a market for them. Anyway most of houses he tours are on the market.
I understand the point and I love seeing the Enes' tours. But what does Arvin is so useful.
Enes is a hype man. Enes has already proven that he will never critique or say anything bad about a house he is touring when he toured that 80's house on the lake that looked frozen in time. Arvin is here to tell us the truth. I like watching both.
@@user-ph4fv6zu5f I totally agree with you..Arven can validly critique mansion but what I respect is a person that does that out of their own initiative, they should own their perspective and their craft. It shouldn’t be that he rides on Enes’s coat tail or he validates his point of view by crashing another..he should find houses on his own to critique…he should have guts to approach developers and tell them about their shortcomings , maybe who knows he might be appreciated by developers and help them improve their product.
And many of them don’t sell, end up going to auction, don’t sell at auction and the seller ends up losing money. This guy talks about all of that lol.
@@cobracommander9138right bc Enes is “selling the dream,” whereas Arven comes in like the inspector and says “actually, dis you notice all these things that are wrong with the house?” Both channels have a purpose and we can appreciate both for the content they choose to produce. Plenty of people are selling the dream. How many agents are telling you why this 100 million dollar mansion actually isn’t worth that.

Enes is 5'11".
The ceiling is incredibly low for the mansion of this size.
As a custom home designer for this level of homes, I usually try to not comment on other designers houses.
But this is just killing me
The pool is on the wrong side of the house.
The pool being on the north side will be shadowed by the 2 story of the house all day. Plus the wing at the end will block the morning east sun. In the aerial view of the property you can barely see the pool because it is shadowed by the house. Same thing with the back view. That pool is dark. Then block it with a huge palm. If you notice, the part where he is out on the pool deck talking, the sun is about to set which would be the most amount of sun in that area.
Also another reason the kitchen is still dark with all that glass, north facing.
And also agree the rear of the house is boring.

Lots of people. They're by the water, they like to look at boats, and they don't like to hear the sound of crashing waves.
Like i commented in the original video: 47M to have no privacy, be glued to your neighbors left and right, and a “polluted” vision and sound of hundreds of other people’s boats is insane. There’s a reason he and other tour guides on youtube are allowed to tour these kind of exclusive homes, because it’s not selling and the brokers need the exposure from the videos.

I lived in a marina once (condo in Marina del Rey), enjoyed it a bit. But It gets noisy early in the morning plus you can always count on drunkards, loud music and the occasional quarrel, mostly on weekends though but when you want to rest and enjoy some peace: no fun!.
It was fun while it lasted meeting lots of people was quite cool; then again I was younger and quite the partier.
There´s no way I would live in a marina nowadays.

I love this format, so pleased to see you do this "critique of" and especially because it's Enis, who I've been following for awhile. I love the way he tours his houses, and sometimes the homes he features are exquisite, but then a lot of times they're just expensive and otherwise unappealing. I'm basically hoping that you "trolling" the ugly houses he reviews might encourage him to do more beautiful homes lol.

I agree with you about the stairs. They are not the centerpiece but instead have a utilitarian purpose and always wind up having so much stuff just set on them for people to take up or down.

Enes has a policy on not criticising the house he tours. He doesn't even make suggestions on improvement. That's his style.
Do they not have bugs in California? All these places have whole walls that open to the outside. Can you actually use them? Asking as someone that lives in the South.

This house looks like it was developed with way too much input by the owners. It's why it is so awkward. They need to move out and have a professional re-staging from scratch done.

Please remember that Enes and team are there to feature the properties in the best way possible they can that they are touring. You don't expect them to critique the properties. Anyway if the property is for sale and before buyers buy they have to inspect the property. If it is to their liking and taste they buy it. As for the price there is this thing you called a negotiation.
Yes they favor the seller and I stand for the buyers and anyone who is interested to learn how to spot the flaws of a property so they won’t make a mistake in their own purchase. what I talk about is never in a home inspection report … home inspectors don’t critique the property.. they inspect the health of the property not the fundamentals of quality and desirability

I don't know what agreements Enes has, but at the end of the day he is an influencer who promotes some properties; that it has or does not have a kick back in case a house is sold, this is a completely different issue. Let's be serious, as an influencer you have to highlight the qualities, not the flaws.

This house is for someone who wants to spend their time on the water and not for someone with a casual interest in waterfront property. I don’t know if Enes hammered that aspect in his video but I’d guess there aren’t a lot of comps. with that proximity to a marina.

Thank you for an interesting video. I agree with you that for all of the money you're paying for these homes to not get privacy is a big minus. I live near several gated communities where people are paying good money and HOA fees to have attached towhouses with another family right next to them who can hear them through the walls. It defies the purpose of luxury housing. As for Enes, the houses he reviews I've seen reviewed by other channels too, so these sellers are reaching out to multiple RUclipsrs and are making some kind of deal with them. Thank you again for the new perspective on these luxury listings.

The home was originally built in the late 80's and was remodeled by the current owner after they purchased in 2017 for $12.5m. This is not new construction, hence why the exterior elevations are unimpressive and the ceiling heights are low (the city of Newport Beach allows for higher ceilings). No one starting from scratch would design a home like this, they should have torn the home down when they purchased it for land value in 2017. The location is sub-par for Lido Island, with heavy car traffic near the entry of the island. Lastly, you have many mooring lines with ugly boats tied out in front of your home versus a more premium open water channel.
Another great video from Enes, thats why he is 1 of the best. why hate when you can Love...A candle loses nothing by lighting another candle.

This house is the first super expensive house i have seen enes tour, that actually has a good office. (the movie section is weird), but the lounge part is super nice and the whole office is great if a little too un-private for me.
honestly, nobody needs high ceilings unless they are planning to put tall furniture or a giant Christmas tree or something. Never understood the point of that wasted space
I have watched a few of the videos and do see some of the issues in them. Honestly though the majority of the people watching the videos of Enes or anyone like him are not able and probably never will be able to buy any of these mansions. I seriously doubt the super rich are watching any of the videos of yours or his. No house is perfect and most of the really expensive mansions take forever to sell. The right person will buy it eventually. This Newport Beach home is about the location and that's really it. The house is almost an added benefit that it is so nice. I will have to say that having the other viewpoint on these mansions is worth watching.

21:17 Putting a movie theatre in mansions is the biggest gimmick to me. At first it's kind of a wow factor if you've got it pimped out, but who actually uses a movie theatre in a separate room, and how often? I would hate to go through hallways and other rooms just to get a drink or go to the bathroom, and then make my way back. Would love to hear if anyone disagrees :)

This house structurally looks like it was built as a parking garage. Kudos to the architects for this wonderful thought. I’m going to assume it once was a parking garage and they repurposed it to show they can be recycled into a living space 😂

The downstairs, looks like a parking garage turned into a house. The too-clunky bird entry door and bird relief wall, is for the birds. The black plastic hammock, takes the cake!

I understand that your job is to find house defects and a fair price. But grabbing all the videos of Enes, his face to do your job I don't see it as professional, ENES did not build the house, he simply shows the houses and talks about the goodness. Whoever wants to buy the house will have his team to advise him on the investment. It is good to see the criticism of the architects, because many houses that he presents seem horrible to me, but his work is spectacular. In my humble opinion, you should focus on highlighting the mistakes of architects and not put the name of ENES, or maybe if you put the name of the architects it will bring you problems in the future? I love this bold new approach to your videos. Enes treats his audience like they're kids. You're talking to us as if we're adults. I unsubscribed to Enes because everything is "amazing" and "incredible." You can't trust someone like that. I don't think he's ever said anything critical about any place in any video.

I thought I was the only who unsubscribed. Mikey left and I really wanted more transparency. I get it. Enes can't say anything bad about a property, or they would stop offering his team tours.
@@etjulien I've seen in his comments a lot of complaints about Mikey leaving. Maybe he can't say anything overtly negative, but everything is "amazing," and yet, a lot of these properties are still for sale years later at greatly reduced prices. Maybe not so "amazing."

Nah, I rather buy 2.5 Mar-A-Lago with 1/4 mile beach front, plenty of parking space, dance floor, way more bedrooms and a golf course ... After all, I'm told I may get it for only $18M.

Arvin this house could not get past you, right? LOL. Looking at boats and the Marina is not everyone's thing. The price is definitely way too high for the value. And yes! The art may be for some small insignificant beach house but not for this price. the hanging tub (what in the world !!!) well! you have to be an athlete to get out to that and the ceiling downstairs is surely not for basketball players. The only thing I like about this house is the entrance area, the pool area, and the Gust house. But you never know someone might just fo for it.

How Londoners laugh when I tell them y’all pay property taxes in perpetuity to your government who seems to have no interest in governing these days. True wealth is not that lame hideous property for how much now? It’s being able to walk to my bodega for milk and eggs on my street, Chepstow Road W2 5BE. Amen. 🇬🇧

awe, ennis. lol. 2 questions, well, perhaps just one you'd be able to answer... has ennis ever sold one of these mega properties? be interesting to see the ratio of what he shows and what he's actually able to sell. and maybe my second question is more comment than question... but ennis loves those skinny fit h&m pants. you catch his profile in the right light, whew! ennis may not be winning in selling mega properties but i'd reckon he's winning in other areas.
