      @@ArvinHaddadOfficialsomething I haven’t noticed being said sunlight kills alcohol I’ve almost never seen a bar or wine cellar in any of his videos that I would actually keep alcohol in they all have bottle that get direct sunlight whoever designed those is either a drunk that goes threw bottles a week or doesn’t drink at all

      But couldn’t it be a form of leeching off the success of a man who BUILT something, for real..sitting around criticizing the man for doing something you could not accomplish? Just a question to think about. I am not an Enes fan. At all..but he did build a large brand, and to do this seems..lowest common denominator. You know, if people want to be famous they can always work hard to develop a niche or ..God forbid..an actual TALENT…rather than go this route.

      @@marcelmarshall4240 You could say that for all reviewers that review any product for sale. If we could have unbiased relators that point out both black and white, Arvin wouldn't be necessary. However realtors earn a huge commission from their sales, in fact thats their major source of income, so relators are always biased. You think Enes doesn't know the disadvantages of this property? He's a smart man, of course he does, but he hypes it up because if he didn't he won't get invited to do tours like this.

    As soon as this house debuted with that massive price tag I laughed for about 5 minutes because developers have absolutely lost their minds. Their delusions are endless! 😂

    As a mother, I cringed and gasped. I imagined our sly cat using the volleyball court as a litter box, then my unsuspecting 3 year old playing in it. I then imagined my kid’s eyes filled with sand when a gust of wind came up. I also pictured my kid and my grandma tripping, and falling into a water feature. Then I pictured my older children jumping for a ball, and landing in the canyon below. Lastly, I imagined my grandma getting lost in the basement, and never being seen again. And on and on. There’s probably a million ways for family members to die in this house.

      This home was designed for partying. I would definitely scrap that volleyball court and opt for an outdoor gym. One drunken game of volleyball and your life is over.

    I can’t imagine attempting to throw a party when the opposite side of your street is “No Parking” 24/7, and you have limited guest parking on your property.
    I don’t consider it luxury to have your house ringed by parked cars that are parked five feet away from your home (while all of your neighbors across the street enjoy no parking in front of their homes).
    There’s another unsold house, built for entertaining, near the end of north Blue Jay Way that has an even worse parking problem, and only a two car garage.

    My favourite part of ultra-luxury properties is where the chef's kitchen has the same design as the main kitchen that everyone's going to see.
    A professional chef is gonna roll their eyes as soon as they walk in; what they need is functionality, functionality and functionality.

      They should have had a professional chef come in at the design stage to design the chef's kitchen. I always call them a caterers kitchen. Either way, needs a range and several ovens, large refrigerator, more storage and prep space for a chef and several assistants.

    Being honest about the downsides of these properties but still giving kudos to enes for the presentation style and cinematography gets my subscribe. It’s so easy for reaction content to just hate on anything but balanced views like these will keep me coming back.
    Also I agree the use of space in this house looks very weird.

      I agree, and Arvin said as much in this video. Enes’ production quality is over the top. And he’s offering a specific perspective. He’s not there to critique the places. This is why I think Arvin’s channel is going to blow up: he’s offering the perfect complement to what Enes is doing. Arvin isn’t “hating”, he’s offering the perspective that is missing in nearly every other home tour. I see you’re agreeing here. I won’t be surprised if this channel has over a million subs soon. It’s already gone up by over 1200 subs since I found it two days ago!

    if I am not mistaken, i should be among the first 20 or 30 subscriber to the channel, when Arvin just started out with making videos where he scores recent listings in the affluent zip code areas. Even commented a few times to spot spelling errors on video titles. Makes me so happy and proud to see how much the channel and views have grown. Man really knows his stuff and consistency does pay.

    I forgot to mention that I played volleyball for decades. I would never allow anyone to play on that court. When they say they want to play a game to sudden death, they really mean it. Also, those balls aren't cheap, $40 each at least. Any normal game, you can expect to lose at least ten of them over that side. If the developer thought this court placement was a good idea, you can imagine how poorly thought out they made other decisions elsewhere.

      Keep it up, your video was suggested to me by youtube cuz i watched a few of enes vids, i never even sub him but i subbed u 👍🏻 if you keep improving and keep all your strengths at these videos you will hit 100k no problem🎉 right now youtube seems to be pushing long form content to viewers so even if you keep doing those shorts you need to also regularly upload longer vids like this, i think the longer watch time viewers spent on your channel it's telling the algorithm your content is gd so it pushes to new viewers! im a viewer from Singapore!

    There are so many practical problems with this house. As pointed out, it was not designed with privacy or a family in mind. This was made for an exhibitionist bachelor.
    The "driveway" is ridiculous. Any driveway in a suburban subdivision is more practical. Even if the owner has a driver to worry about details, it will be a pain for the owner who has to wait for the car to get turned around.
    While a bachelor may not use that tiny kitchen, it is difficult to use it to entertain. The butler's pantry should have been a full chef kitchen. With no stove, no oven, and no microwave, all the butler's pantry is just a temporary food storage room of chafing dishes. The lack of other kitchens means most areas of the house is a long walk for food. For example, the downstairs entertainment area does not even have a microwave to make popcorn for movies. The bar downstairs could have easily been a tiny kitchen instead.
    A volleyball court overlooking a steep hill with low walls. That's just stupid. Even with 10 spare volleyballs, a game will last 5 minutes. For the price, it should have higher walls.

      Completely agree. Most of these tours are old and have been toured by other YTbers as well. Plus, this series has come at a time when Enes’ YT views are way down to what they use to be, so this could be adding insult to injury. Mikey’s noticeable absence and the significant decrease in uploads have likely contributed to that. But his rate could be so high that he doesn’t need as many uploads anymore. So WTF am I saying. It’s just the mama bear in me. Arvin, carry on. Enes will be alright.

    Is ridiculous the prices of this homes I would never buy a house there with just bushes for view you can get 8 mansions here in Tampa bay with $70 million with beach view on the water and still have money left

    love to see your videos and how direct you point out the flaws of the houses. i can't even imagin paying millions and not have total privacy in my house. this houses are just ridiculous in price and size no where else they even would fetch a third of the asking price

    Obsessed with your content. So well done. It’s interesting. I think the volleyball court emphasizes the limitations of this lot. Obviously the developer doesn’t play. You need a lot more flat play space than that. The addition highlights the lack of flat green space.

    Arvin, watching you videos is a great experience, Im really enjoying it. I agree with almost everything you notice or say in many of your videos, but you have to understand that this guy Enes (I see you love to review his videos a lot), his job is getting payed to promote all these houses (for different purposes). He is not going to talk about major flaws as you expect him to do, but rather praise all properties. If tiles are ugly, you expect him to say it? If chandelier is ugly you expect him to cove it? if kitchen/family room is small etc.... you get my point. Remember he is making money by doing reviews. All the best, again your videos are great and really refreshing.

    Finishes are so personal. I think any time a developer of a spec house makes bold choices on finishes they are really turning a lot of potential buyers off. Even if they look nice. If there is more of a blank palate people come in and imagine their own stuff in the place. If it's "decorated" to the taste of the developer, all people see is all the changes they have to make and the work of turning it into something they find appealing. Much safer bet to go almost complete "vanilla shell" for spec houses.

    That chandelier was in Studio 54. I gave the view a 5. Pretty close to you. I'm learning.
    You found and teach the essentials, the important things like lot and orientation over finishes for real value. The trading game's the same way. There's a hundred things involved, but really just a few essentials.

    Enes and Mikey have such great chemistry. They brought me into luxury house tours. I am never gonna be able to afford a luxury house but man is it fun to watch enes goof around excited about the tiniest details of a house and mikey joining in.

    Would love to hear your opinion on Villa Montalcino in Pacific Palisades as it is one of the more affordable homes developed by ARYA group (Ardie Tavangarian).
    I am typically not a huge fan of too much bronze/brass/golden elements but here it works soooo extremely well (without looking tacky or giving me Emirates vibes like that ugly 139m property) and it actually has become one of my favorite properties despite the lot certainly not being the best (but Ardie nailed it once again).
    It's modern yet also has the warmth and the charme of a Tuscan villa. It also blends those luxurious touches with rustic / natural elements quite well and to me has just the right ratio of curvatures to straight lines.

    It bugs me when letting agents mention the items which are ‘a given’ like having more than one dishwasher or focusing too much on movable furniture like tables. No one is looking at this house and caring that there is a corner cupboard in the butler’s kitchen which makes good use of space. I have similar in my 500k flat.

    You are right about Enes and Mikey, they are absolutely the best.
    I found these channels with Producer Michael and comment from a viewer sent me to Enes and I've binged them all.
    I love the home tours but I've made so many of the same comments as you that I'm sitting here thinking I should have come up with your show😂😂

      ​@@ArvinHaddadOfficial he might only use his channel to show off his lifestyle but at least he's honest about it. He's the opposite of Enes. I much prefer an honest fun rich guy over Enes awkwardly rattling off like 3 facts the realtor told him plus a few of the most basic realtor phrases. Neither of them are qualified to even talk about architecture, but at least Michael doesnt pretend he is. Enes only has top tier video and clearly focuses on selling the house, but its an extremely shallow fake salesman persona. At least Mikey added the occasional common sense thought and actual opinion. Maybe he got fired because it exposed Enes too much as a superficial wannabe influencer.

    A simple shrub could block out the windows from the house to the 1 oclock, and a roof extension of 3m could totally block out the overhanging house at 6 o'clock, and a 1m hedge around the pool could block out several more neighbours, and a covered bbq area from 9-11 o'clock would block all those neighbours to the left, reducing at least 50% of lost privacy. As for that whole basement art gallery/office area. That could easily be converted into a gaming/wellness centre. Chuck in a sauna, spa, steam room, massage room, poker room, pool table, arcade games etc.

    Great video, I agree with basically everything you said. I gave the view a 3, I wouldn't spend $3M on a house if it didn't have privacy. It would be great to see your opinion on houses here in Australia, although there isn't anything close to this price range.

    The game I play with your videos is a comparison of how much you agree with me. I saw the Enes video when it first hit RUclips. I immediately noticed the "awesome" view, (I give it a 2.5) complete with all the houses looking in. And the basement -- yes, it's a basement -- with the lack of windows and the wide-open space. A total joke. And, gee whiz, I really need a shoeshine stand. By the way, hookahs are a real health hazard. The tubes flow both ways and people's germs are going back into the hookah for you to inhale. I don't smoke, so why would I need a hookah lounge anyway? The same goes for the high-volume wine storage rooms. I don't drink and don't need it, or all the bars. I'd also like to hear your thoughts on "living walls." They seem more than indulgent to me.
    I agree that Enes is, by far, the best of the home tour specialists. But now that Mikey is gone, the replacement seems to be rather dry. Nothing like Mikey's wit. I wonder if the loss of Mikey will make the videos less watchable. Enes does have problems with the language. Stairs have treads, not threads, and what's with everything being an assembly.
