I agree. I only found his channel this weekend, and his criticisms always have context (personal preference, design fundamentals, current trends, historical/architectural integrity, high-end requirements, functional requirements, etc).
I've been watching his videos when it was just 3 things he likes and 3 things he doesn't. I like his critic videos, but there are lots of channels he could do instead of just Enes.

Nobody actually lives in 'most" these apartments. they are" investments". Lived in NY forever, I can tell you ,most are empty.

The property was sold to an Asian entrepreneur who wanted to move back to NYC after the pandemic.
The property, after an initial price reduction to 92 million dollars, was sold for 66 million dollars, less than half the initial asking price.

That’s exactly it! They use it to launder money…invest and then take a loan with condo as collateral….et voilà you just cleaned up your dirty money!
I’m actually glad 432 was a flop. It’s a great example to other architectural firms of what not to do.

Also for me call this property "Japanese penthouse" is at least cherrypicking the culture, or misunderstanding. "Japanese minimalism" or I'll say "wabisabi/侘び寂び" is not a blank white wall with wood and tatami.
Yes this was planed by Japanese architect but that doesn't mean he understand wabisabi or other old style Japanese architecture, sukiya-zsukuri/数寄屋造り. Because its related to old Japanese art and architecture style centuries ago and its not common style now because of the cost and complexity. In Japan there is a specialist architects for that and other architects skill and knowledge are depends on thier carrier for how they know and experienced that kind of architecture. Its like if someone is modern paint artist who can draw like Norman Rockwell that doesn't mean he knows much and can draw like Rembrandt.

I also understand that this is Japandi style, but after watching these luxury tour videos, I must say the audacity of these realtors amazes me. $100m + for a house that that looks like it was decorated by a tik tok beige mom and not a real interior designer. Just beige, uninspired H&M Home/Zara home looking decor. Something anyone could replicate. For $100m I'd want something next level.

@@ArvinHaddadOfficial Agreed! Ikea came to my mind too. I did like the coffee table in the sitting room though as it is simple and elegant in a way that resonated with my clean lines liking eye. I like a mix of soft, modern rustic and clean lines myself without being too over ostentatious or simple/minimalistic.
I guess the price point is more on the developers. The Woolworth building penthouse started at over $100M and eventually sold for $30M, lol. Imagine padding out your price enough that you can cut it by $70M and (presumably) still make money.

The whole condo looks like a shared workspace, almost like a Japanese style We Work long narrow hallways connecting all the offices. Even one of the bedrooms had an office phone.

When I saw the thumbnail I first thought it was about the "$250M Penthouse" that Enes (and Ryan Serhant, on a another occasion) visited once. I think your reaction to either one of the videos would bring good content.
And also, your critiques are great. You are not trying to shit on anyone, you just say what you really think about the proprieties by your perspective (and try to see the perspective of a potential buyer).

Too many of these ultra-expensive homes, created by famous architects and/or designers, feel cold, unwelcoming, and not well suited for families. It’s as though the designer’s idea of beauty overrides comfort and function. Seeing places like this makes me happy I’m not rich enough for such foolishness.

I feel like they got carried away by big piles of cash being offered, so they focused too much on the "artistic" feel of houses rather than function.
If you look at the houses outside of NYC and LA then the properties are much more reasonably priced and function-focussed; the one in Utah with that 3-storey tower comes to mind.

I think Enes is the Supercar Blondie of Architecture. He is all glam and glow and awed by aesthetics. I love the videos he show and the homes he tours but now with this channels critique I can now see something I didn't know. Thank you

I can't fault him for his livelihood. He does it very well. Appears to have all the facts at hand like any good salesman. It would be interesting the he REALLY thinks of some properties that he touts. One example was a Ritz-Carlton Residence in Turkey .... Laughable to say anything good about it.

Ok I saw this Penthouse when Ennis posted it. I thought no way! Ok first off, no balconies, sterile, and far to minimalistic in a way that is too small in interest for the average buyer at this level of property. Way over priced for stunning views though. For half that you could build your dream mansion with your own land and have mountain views etc and to me I prefer that! I do love the massive square windows that are beautiful and does add to a minimalistic feel if somebody likes that. The windows are deep which allows somebody to sit on its indentation and look out. I would have some kind of sitting cushion on some of them for that. I agree and first time I saw the light green blue walls in the bathroom Were stunning and classy. I also like the monolithic stones in the shower which added a nice element to it! The building is legendary for massive problems though and I could never live in that or that high up regardless of how stunning the views are. Maybe half way up as you said MAYBE!

Who in their right mind could think that this type of interior design would fetch $130m??? The fact that this eventually sold for just $66m will only downgrade the value and prestige of this entire building, it becomes like a contagion that screams "nobody wants to touch this building!".

I also got lost during this tour. I literally went on google to find the blueprint. Not the worse I've seen but I confess I got some hard time to understand it. 2 bedrooms sharing a bathroom, 1 bedroom with a tiny bathroom but the primary bedroom with two separate bathrooms... Also, for this price, there are way too many missed details which could be much better quality/luxury style.
This is not even a joke, if this price drop to 1 million its still not worth it. This place is a disaster and complete confusion in design.
The units are really kinda unsellable right now because of all the issues

Rafael Viñoly designed only the top floor to be the actual Penthouse but later the developer combined a lot of lower condos to be full-floor residences

I simply love your critique and positive comments which makes it well balanced and fair. I was always curious about the total cost of these inflated priced properties. It seems so arbitrary $125, $58 miilon or whatever the developer comes up with. Theses properties look beautiful but if someone built these perfect homes why don't they love in these rather sell? At least a suggestion for you to consider - what would be the property taxes, cleaning expenses, utility expenses one would pay each month. If on you tube people are going to give us tours of these properties it would be nice to indulge in what is the expense per month even for a billionaire or millionaire to live in these properties. For that price you don't even get mixer sets for the bathrooms. they have separate hot and coldwater taps. Nobody has those anymore (certainly not in Australia).
I do and I love them. USA. I got rid of my single handle models for that express reason. It is SO much easier and classier to add a little more hot or cold with a specific handle for that purpose.

I'm on a fixed retiree income! I can't afford (133 0) 00 000$. This is insane. I don't even know if I would want to do housesitting in that place. Maybe for a while. It is well lit though and tons of greeneries could be added so to make it look like a jungle. That could make it more palatable.

Hinoki cypress sink? What's going to happen to that wood over time? What if someone drops something and breaks a slat? I don't know that wood at all, but it seems strange to use wood for a sink, especially since it looks like a single, big, elaborate piece that would have to wholly be replaced if damaged.

Whats very disappointing is the living areas looks like office working spaces. They don't have a Japanese space age toilet. I think there's alot of space that will not be used. The floor space is tiny with too many halls. My favorite part is that planter and the blue stone. You would think you would get a onsen.
Why are toilets called water closet?

The whole condo looks like a shared workspace, almost like a Japanese style WeWork long narrow hallways connecting all the offices. Even one of the bedrooms had an office phone.
