      I’m sorry but there are definitely bad mansions … price and quality are two different things… the market place (supply and demand) dictates the price …. Quality is dictated by how practical and desirable a property is… in a hot market even shit properties appreciate but that doesn’t make them good

      ​@ArvinHaddadOfficial bad "luxury" properties have a purpose too...to drop in value to the point they go on auction or the seller buckles and sells them for much lower prices than they'd be worth otherwise with a better design or layout so someone can pick up a "discount mansion."

      @@ArvinHaddadOfficialI definitely agree. I had a colleague in the Phoenix area that owned a big house in a local suburb, worth maybe $1.5 million at the time. It was huge and had lots of stone outside and maybe inside, but it otherwise was just a bigger version of my recently built little ranch home.

      I always love how Arvin comes out of hiding and roasts Enes! It's everything a video should be: shocking, interesting and funny. Keep the videos coming, please!!

      PS: my favorite was his Bel Air house review where he pointed out how Enes was touting insane views from anywhere in the house. And then Arvin says "There's a house under construction there. The view will be ruined in six months." And then Enes struggles to come up with something to make up for that. Arvin adds "The slope of the hill near the back yard is a HUGE fire hazard." Basically he was pointing out that if a fire occurred at the bottom, it'll work its way up the back of the house and then the occupants will be in really big trouble. Then he further rubbed salt in to Enes' review by posting that the fire insurance will cost thousands per month! He never gives the poor guy a break!😂💀🤣

    The comment about Mikey literally made me laugh out loud! But the notes on this unit were well placed. I love that your videos balance out this dream-like tone of Enes's work. I'll still watch his videos on occasion, but I'm watching much more now with your informative take. When the places he reviews retain their soul, like Lake Como, I watch. When the place is dead and he's sighing as he describes the 15th bar and bathroom in the property, I skip those. Your videos say what I've felt. Great work!

      If Arvin says what you feel, you have a really good eye for this stuff too. I'm pretty good with the outdoor details cause I own a landscaping company, but he points out a lot of details I've never considered. For instance, when he said most buyers decide within 3 seconds if they like the home or not, based on the immediate "wow factor." If it's good, they'll go through the house looking for the positives, if not they'll look for all the negatives. Little gems like that I've never considered.

      I don't see this as exposing Enes. Enes just has a job to do, and does it well, but that job does not involving pointing out flaws in the stuff he's selling, because that would be stupid.

      I wouldn't say Arvin is "exposing" Enes' videos. Enes does a fantastic job presenting these homes from the seller's side. That's who he represents, that's how he gets paid.
      Arvin is representing the home from a buyer's perspective, and he's highlighting the details that some people might overlook. In real estate, both sides are necessary, and imo they both do a really good job.

    I moved (from Norway) to the Turkish Riviera (south of Turkey) 20 years ago.
    I have assisted Turkish brokers for some years and have viewed lots of properties. Unfortunately, too many constructors are still stuck in old design and lack of quality, especially in our region. Istanbul is supposed to be more modern and innovative. However, this penthouse reminds me of some of the cheaper hotels I have experienced by travelling here in this beautiful country. 🤔
    Even my first apartment from 2003 was more "welcoming" than this one. Placed on the beachfront of the Mediterranean the view was amazing. Watching older buildings is depressing.
    There are some great mansions and villas in this country and even some stunning apartments in the big cities. I really do not understand why none of those were chosen for a presentation.
    I love this channel, it is totally enjoyable! 💕

      Yeah I agree, this home was extremely underwhelming. When I was single I had a 2 bedroom in Philadelphia that reminded me of this one. My building was much older, but it had a lot more charm, the ceilings were higher, views were incredible, had a rooftop terrace overlooking the skyline and Ben Franklin bridge, plus private parking (with 2 spots). It was about half the size of this one though, didn't have a doorman or a lot of the amenities, and the fixtures/materials weren't the same quality, but it was *A LOT* less money, bought it for $500k ... That was about 15 years ago, but still, even if it's $1 mil today, we shouldn't be comparing my bachelor pad to a $9 million penthouse that claims to be ultra high-end.

    The developer/shareholder of the Ritz Residences is a holdings company whose owner is known for constantly inviting any semi-known influencer in their numerous little events that pop up all the time. Enes was, like others, probaby paid handsomely for his video.

U just have never seen anyone critique mansions… you wouldn’t be disrespectful towards someone who analyses stocks commodities and crypto …so why are you disrespectful towards me when I’m teaching you what too look for in residential properties so you won’t make a bad purchase?     5:18 - Arvin, that room would be a GREAT spot to put a daybed with low slung bookshelves and a floor lamp. I'd keep it sparsely furnished but I like that cute statue on the right. I'd keep that along with the very low couch. It would make a very good study/reading spot but it needs to be carpeted to keep it quiet.

    Overpriced, but it'll sell fast to Chinese and Russian billionaires looking to get a citizenship. Its got the name brand, the service and it'll be safe and well maintained during 51 weeks of the year while they're travelling

      @@ArvinHaddadOfficial They only need to buy a property worth more than 400k euros to get a Turkish golden visa, and if it exceeds half million euros, they can get it in Spain, Portugal or Greece. The Golden Visa is just the first step towards citizenship, there are many more steps to take. If they buy this apartment, they can only get a golden visa, but not citizenship. So, why spend 9 million to buy this set instead of buying other better ones?

    Love this. I love Enes but he never ever points out anything negative and I wish that people would be more honest like you are. You said exactly what I set out loud that furniture looked like it came out of an office.
    Seriously if I ever win Powerball or Mega Millions haha.
    I have a question why in California do they have bowls of moss on the table?? Is that a West Coast thing. I think it's kind of nasty

      He can't. If he pointed out things he didn't like in these videos, they wouldn't allow him to tour these properties. The same basically goes with realtors selling a property. They highlight the positives and downplay the negatives. Enes has even less room to point out flaws.

      When you hire someone to promote your real estate, you would normally fire them if they're promoting negativity. You wouldn't hire a real estate agent that points out bad things either, especially if most of the bad is just a matter of one's opinion that will differ greatly between numerous individuals.

      I didn't find Turkey to be that great of a country. My first experience was Turkish business class and people there seem to be completely miserable. That includes the business lounge and then the population seems to be either trying to scam you or they're just outright rude and angry at the world.
      This could be also do the fact that there's an economic situation going on in Turkey, but nonetheless a terrible experience.

      @@alexandrep4913 it really seems like you and I had completely different experiences for sure. There is a lot of economic hardship in Türkiye and you will have some people who will try to push their luck. However, with the exception of one taxi driver, everyone else was kind and welcoming to my fiancé and I.
      Even with the language barrier we’d joke around, ask them about each others’ lives and where they’d go in the city if they were to see the city as tourists.
      As for the tourist trappers/scammers, I’ve practiced my market/bazaar “No.” enough where people will leave me alone after one or two attempts.

    What he didnt tell you in this video is that its a two different unit, parts stitched together for video purposes. First unit is the personal house of the ceo of bilgili holding, second unit is a display and where some of bilgili staff work

      a mansion on the bosphorous with views of the blue mosque would be divine. i stayed in an old prison in istanbul that was converted to four seasons, and that property was super luxe.

    What the hell, I have the bell notifications set for your channel to let me know as soon as you post a video, and I didn't get one. I open up RUclips at the end of my work day to see this. I had to make dinner so I could eat it while watching your video.
    I've spent a couple of weeks in Turkey and I agree it's a magnificent culture and hugely historically significant. It's really inexpensive there, so this is a ridiculous amount of money for a subpar property. For the same money, you can get a nicer place with better views in San Francisco, one of the most expensive places in the world.
    I laughed when you pointed out the views aren't that great. I've been to nicer places or with better views. To really be considered a great view in Istanbul, it has to have the Bosphorus Bridge, the Hagia Sophia, or ideally both (on either side).
    I really laughed the most when you said the camera guy Cody was trying to make sure the same thing didn't happen him that happened to the previous guy Mikey. While I have spent time in both Paris and Istanbul, and both have their charms, I personally don't think the cities compare. I would pick Paris by a big margin, and I think most of the wealthy people in the world would agree.

    Arvin , do you agree that when seated in this apartment or on the bed , you cannot have a view of the sight. The windows should have been a low bay window or full glass window. My opinion. I couldn’t enjoy living in this apartment. You have to stand up to see the view

    These are fun and very instructive, but I hope you will still do the 3-4 minute video's that we can binge watch. Frankly, I find the short videos easier to watch. With these 16-20 minute videos, I find my mind wandering especially when have to watch the full video (produced by the other broker) and have to listen to the other broker drone on about how glorious their property is (when it obviously isn't). Your comments are great, as always - I always learn a lot from you - but I just find this style of video a bit overlong for my liking. RC

    I would never buy real estate in Turkey. I have family in Germany and Luxembourg. I'd rather spend 9 million Euro on a villa on the Aegean or on an apartment in Berlin. Istanbul has great food though.

    I know the video is some months old, but here is a little fun fact (well probably not so fun for the owners): in Turkey it’s pretty common to buy properties abroad with a lawyer, even if the building is in very early stages of construction. So a lot of investors bought units, because they trusted the Ritz Carlton name tag. Ritz Carlton didn’t tell them tho, that it’s an old building. Practically almost all units can’t get sold or not even rented out. I checked one out too for renting, but I really didn’t like it. There is 10x better properties on the market, which cost maybe 25% of this penthouse.

    Yeah, Arvin's spot on in this one. A unit this shitty would not warrant 9M+ in any other tier 1 city and this area of Istanbul is not enough of high end area to command such a high price for a mediocre space. Thus why they called in Enes to try and sell this PoS.

    Excuse me, but who keeps paper books on the kitchen table? Directly on the work surface? This is a kitchen that no one has ever cooked in and never will. You could have saved money by putting in fake appliances instead of real ones.

    I’d be worried about converting something not originally intended as a residence especially a luxury residence that will be much heavier with all the new marble and granite than it can support. Isn’t that what happened in the collapsed condo in Florida from a couple years ago? All the residents started renovating and adding marble and granite.

      Not in this case..
      I am engineer myself, and I can assure you, that those 60’s poured concrete buildings are tough, even tougher than modern steel carried ones!
      What’s even more interesting is that the original building was build for a bank!
      And trust me, nothing is more over engineered than the old banks 😉
      You can probably blow up half of its load bearing columns, and it will still stand like nothing had happened!
      (But the interiors and floor plans, shows the downside of that design)

    as a turkish person no one would put besiktas above nisantası, nisantası has always been more of a rich neighborhood and it reflects on the people. in besiktas people get shanked

    In 2022 the Turkish government asked that the country be called by its Turkish name Türkiye by everyone, a change which the United Nations adopted. The American president too. Some also wish to dissociate the country's name from the bird that traditionally appears on American dining tables Arvin, so your pronouncement is wrong. Cody actually said it correctly @6:18. Enes probably educated him on the flight over.

    The den in my house is 800 sqft what you been to all the high-end stores seem the same what's the point Bal Harbour in Miami I go to quite often when I would stay in Miami it was fine the one time that I went but after that there's really no point the cold weather in December is when I would say bye till summer
