Prices have been steadily declining, homes taking longer to sell .. stubborn sellers coupled with informed buyers who are more concerned about overpaying than FOMO is what is driving the decline which is only just starting. Any offer should be 15-20% under asking in this market. Don't be afraid to walk. Eventually sellers will have to capitulate. PS: Summerlin is way better.
A significant number of sellers still think we are in 2021 and have overpriced their home, causing the days on market to rise. Then they are stuck dropping the price while losing leverage in the process. With interest rates dropping over 1 point in the last 45 days, I have seen an uptick in activity over the past 2+ weeks. Definitely something to keep an eye on in the coming months.
Prices are flat February to March, so sellers and buyers are finding agreement on prices. Summerlin has an all new feeling compared to Henderson which is an older city.
@@WWPlaysHoldem Summerlin does have more newer communities than Henderson, but there a number of areas of new development in Henderson as well. It really comes down to personal preference.
@@movingtolasvegasnevada Exactly, such as Inspirada where I live in Henderson. It is such a beautiful, family friendly, safe community. I also spent time in Summerlin when first looking for a home in 2019 and just could not get past the frou-frou, almost snobbish aura of the community.
@@larryb4392 Inspirada is a wonderful community. Great choice! Did you hear about the new Station Casinos resort they are planning on building in Inspirada? That will definitely add even more appeal to the community (along with an increase in property values). I will mention it in more detail in a future video.
