thinking about moving to vegas but im really worried about getting affordable health insurance my family doesnt make a lot of money but we want to take a loan or downpayment for a place but we're not sure what to do in terms of health insurance :(

Why is housing so damn expensive??

Summerlin West is unbelievably active. A 3-story home is tough once you’ve had a couple of knee replacements. 😊 we opted for a small single level & red rock state park is minutes away.

Consider occasionaly snakes too in your yard a d limited use of water so no grass in your yard

Regarding HOAs: Depending on where you live in Summerlin, you may well have multiple overlapping HOAs, and hence multiple fees and multiple rule sets. I have 3 HOAs to deal with. Regarding the heat: That's a Las Vegas thing. Summerlin is actually several degrees cooler than the hottest parts of town. So relatively speaking, you'll be glad to get off the scorching hot, urban heat island Strip, and back to cool refreshing Summerlin at a little higher altitude, with the even cooler Red Rock Canyon/Calico Basin area just a short distance away. If the Las Vegas heat is a problem for you, Summerlin will actually be a desirable location for you compared to the rest of the valley. Regarding road construction. That's as much a long term effect of the Great Recession as the expansion of the town. Las Vegas was one of the hardest hit areas in the country by the financial crisis of 2008, and possibly the hardest hit as far as property values. Since there is no Nevada state income tax, local governments are especially dependent on other taxes and fees. When property values cratered, so did property tax collections. The effect was compounded by the fact that the state constitution caps the maximum percentage increase in property taxes from year to year. So when property vales rebounded, and even skyrocketed, property taxes stayed way low. Add to this the lengthy period with decreased business license fees, lower hotel tax revenues, etc., and local governments were stretched thin to provide basic services. As a result, road construction and routine maintenance ceased for all but the most extreme needs for several years. Now, the County and the City are working their way through years of backlogged projects.

Summerlin is clean, pretty and well planned. However…the neighborhoods are all filled with 3 cookie cutter models on the smallest lots I’ve ever seen. The idea of kids playing in your backyard….forget about that

Drive way needs a little TLC acid is best any other way a company can't give good results and the palm-tree can get costly once they get really tall they can cost a 1000$ a tree which can drive away a customer because the water and up keep can be costly plus if it's HOA the drive way will become the problem of new buyer and will be sent letters to fix which is more money so seems nice but I'd pass to many palm-trees water bill going to be insane once they get full size and that's not even adding the trimming service than it seems gated that means HOA I worked for the 3 HOA presidents believe me its just to take money hints why everyone report HOA being bad 11 years in the flipping home for reality companys business in vegas truth is a big problem in this business doesn't matter the person no one truth anyone Me I say seven hills area is the best place you get a place in seven hills area you can said you made it in life
