I LOVE Henderson, one of the best places I’ve ever lived. Everyone is friendly, & felt beyond safe while living there. & let me not talk about the views I had of the Las Vegas strip. The 4th of July and New Years was an absolute beauty. The town center/galleria is a bit smaller than Summerlins but still one of best places I’ve ever lived. Even the hospitals are amazing.
I agree, I really love living in Henderson. It's a great place to call home. Some great strip views and also amazing mountain views. I can't imagine living anywhere else.

If your a veteran you get a great deal on house in Nevada just have to pay closing cost which is low also insurance on property is low. the housing markets drop so try and get in now!!! if you can tae the hot summers.

My husband & I have lived in the Midwest our whole lives.. Me: Chicago Suburbs, my husband & me: NE Ohio & SE Michigan. A possible move for us...to consider unloading all of that cold weather clothing, etc. after decades...how wild! 😊
My channel is not really about the immigration process. Moving wise I had to do a lot of research on Google with regard to neighborhoods and schools etc.
I've lived in the far west side of Las Vegas since 2005. Needed to go to Henderson the other day to a car dealer and to a nearby body for an estimate for a minor repair. Looking at a map and satellite image of the Henderson area, I was literally SHOCKED at the Black Mountain Industrial Complex just west of the 515 (soon to be I-11 once the signs are changed) Behind all the car dealers in the Henderson Auto Mall, this huge sinister looking blot of some serious pollution - BAD stuff then the images of the chemical rail cars clearly shown on the map and are in use daily in 2024. My question, who would buy a home near that? Even those multi tens of million dollar homes being built on Black Mountain, all in close proximity to some rather toxic looking areas. I'd like ANY realtor in Las Vegas to answer that question.

you said average household income in Henderson is 80-90k per year? … and people in that income range can afford a 500-600k home in Henderson? At 5% interest and 20k down that’s still like $3600 (including taxes,insurance, HOA, etc) per month for housing? I’m not a financial advisor but it sure sounds like a house poor situation to me.
I took the details for average household income from Niche.com www.niche.com/places-to-live/henderson-clark-nv/ but they have the home value lower. The home value I took from our MLS data so its possible the Niche data isn't updated monthly. Thanks for pointing that out though and I appreciate you watching.
I follow your content regularly and appreciate the info. We’ve had our eye on the Henderson area for several years. Could you post some income to monthly mortgage ratio/scenarios that you see on average in a video? That would be cool. 👍
How about I shoot an updated cost of living video for Henderson? I'll get with my loan officer to get some monthly mortgage ratio scenarios too. I'll get that posted by the end of January. My spouse and I earn around 95k combined and I feel like we would need double that to afford a home at 500k…considering the monthly principle, interest, insurance, utilities, etc.

Currently in New Jersey strongly considering a move to Henderson NV. 3 small kids and a wife, I'm following these videos with interest!

If I were living in Henderson, I would want a house with a pool in the backyard completely private.
Wise choice, especially as you will actually be able to enjoy it most of the year here.
Then I wouldn’t have to put on swim clothes to go swimming.
What was your moving process to the USA? What visa etc
