So if you live in Summerlin you actually live in Las Vegas, NV and if you live in Green Valley, you actually live in Henderson, NV. I hope other potential buyers moving to las vegas watch this video, there's a lot of misinformation being shared by other youtubers comparing a city to a community. Mahalo!

i chose to rent my apartment in Henderson this past october. The tipping point of the decision was LVMPD, i've heard so many stories that not only are they not helpful, but they hurt the people who called them for help! I know that henderson has a strict police force, but that's what keeps it clean, safe and livable. (btw i've never heard anything about summerlin police, just LVMPD in general. People complain that they don't see a reason to even call them because they have no ability to help them, and speculate that their focus is on the immense tourist traffic and keeping the strip safe and not the greater Las Vegas area.)
I am a woman who is 47 years old of mixed Asian/Caucasian race. Retired military. I live in Henderson. I agree with you about LV Metro. I have been verbally abused/attacked by them outside the base hospital gate while they were directing traffic. One officer wasn't paying attention so cars kept coming forcing me to delay my left turn. So the other one ran up to me to verbally abuse me for "not paying attention". When I drove up to the base gate the AF cops were astonished saying "so they're shouting at people now?". Ummm, yup apparently so. Not the first I've seen them act horribly. Now, Henderson Police? I have nothing but respect and good things to say about.

I've lived in Henderson since 2014. I chose to live a mile down the road from Green Valley HS as my son was starting his freshman year. They have a great music program as well as an IB in addition to an AP program. So I started to rent until he finished college thinking I might move to Boulder City. BUT. He's about ready to finish college and I am still renting in Henderson and I love it here. So in about two years I would love to purchase a home if the prices become more reasonable again. Kicking myself for not buying sooner. I love the Green Valley Ranch area.

I have been in the valley for 30 years, living in Henderson Anthem Area. In my humble opinion, I would prefer the Seven Hills and Anthem Area to similar Las Vegas communities due to its proximity to Strip and Airport. In non rush hour times it takes me 15 minutes to reach the Airport from Anthem Country Club and 20 minutes to hit Las Vegas Blvd at 215. Public Schools in Henderson are rated higher than Las Vegas as well.

I will be staying 2 weeks at summerlin hotel and 2 weeks at southern highland and finally 2 weeks at henderson . summerlin the red rock canyon southern highland the home style henderson the lake and are there any mountain at henderson ? I will be driving all days untill i found the right place with some view . The right bloks will calling me like : pick me pick me . Little hard to find view home with budget of $700 k max . @Kaori Luxury Real Estate I agree with you to a certain extent... but I wouldn't say no traffic. I've been in Vegas for 20 years, the last 10 years in Henderson & travel to LA on occasion... so I definitely know what you mean. It's nowhere near as bad as LA, but Californians & others have been moving here in droves & there has certainly been a rise in traffic. It's still not that bad, but it's changed a lot for sure.
Southern Highlands is very bike friendly! We have bike lanes and I see all the bikes in the early morning time. A spot to check out in South Summerlin is Pedal & Pour, it's a coffee shop with a bike shop next to the new Mama Bird & Hola Mexican on Maule.
Neither Summerlin is where it’s at! I can walk to the Baseball stadium The Knights practice rink and restaurant and Red Rock Hotel and Casino! I’ve got Trader Joe’s,Home Depot,Macys,Dillards,Costco,Lowes ect… you can eat in a different restaurant every night for a year and not eat in the same place twice plus we don’t have any beggars or Homeless!

The City of Las Vegas is facing a 150 million dollar settlement concerning the Badlands golf course. Guess who will be picking up the tab for that? The tax payers. That is why I live in Summerlin South new, outside the city limits in Clark County - away from the Goodman regime. There has been a "Goodman" in the Mayor's office since I moved into the area in 2005 and was advised by my real estate agent that the Goodmans were horrible.
hello. i work with the homebuilders here since 1994. it's a little over rated. quality is ok. not great! blow and go we call it. and a lot of new or used homes are in bad or just ok area's. vegas has small pockets of good area's. .and henderson? mixed bag. super high end to pure trash. cadence is right across from lake mead pkwy.. and on the other side. is the other side of the tracks! and that wal-mart on lake mead is wild at certain times of the month so to speak! bottom line when it comes to holding there own after time.. not the highend homes. but really only green valley/7-hills and summerlin has stayed nice! also the schools are the worst in america. my kids went. here. i swear there a box of rocks most of the time compared to where i went to school in N.Y.. wages are low here also. because it's cheaper here? ha. but i can finally get good pizza here and i have a nice home and big pool compared to N.Y. . but things have changed here over time.
Hi Bob, it's case by case depending on what's important for you. Many of my buyers that are working remotely don't need to be in California anymore so they are moving here. The #1 reason for TAX benefits in Nevada.

I love Henderson, and I "tolerate Las Vegas". The "pace and traffic" is much slower for me! I lived near the "Strip" for a while, and I hated it!!

It’s the same town and no don’t move there it really isn’t worth it. Overcrowded and crime is thru the roof. Traffic is the worst.
Where are you comparing Las Vegas and Henderson to? They are two separate cities.
Henderson has mellow traffic. Las Vegas is one step from road warrior.

You don't want to move to Las Vegas/Henderson you want to stay in California.
