Just retired this year and am looking at the Summerlin area. I own in Ca but don’t plan to sell and rather pay off for my older kids. I will be relocating with my 10 yr old and schools are a priority as well as a good nephrologist.

At 6:53 surface mount NMT feeding a smoke detector to a surfaced mount box with no fittings, most likely with NM cable at 120 volts. Not acceptable in the NEC for the past 2 decades. This would not pass inspections in my state. The building inspectors should not pass work like this. How is this crappy workmanship allowed to happen there?

The smoke detectors shown are not up to code. What kind of Inspection Departments are passing that work?

I live in LA and I was wondering where are the good apartment rentals in Vegas that wont cost me too much. My budget is 1200-1500 a month.

I was thinking of moving to LV because some of my friends did. But it looks like the cost of living isn't much less than here in the Inland Empire. There's nowhere that's affordable anymore without working insane amounts of overtime.

Nice video. Very professional, and featuring a neighborhood I wasn't aware of. Now, I hope you want honest opinions. You did a great job of highlighting the positive views of the mountains, but for me, the price point the sellers want is too much given the house directly behind it (the elephant not quite in the room, if you will). I don't know what it would cost (total guess, but let's say, $50K), but I'd pull out those short trees and replace them with fully grown, large trees with big, leafy branch spreads that will stay that way year round, if possible, but at least during the months that one is likely to be using the backyard. The pool might need cleaning fairly often, as well as the trees trimmed toward the back property line, but it'd be worth it for the privacy, both in the yard, and through the house's windows, imo. Then, I think they'd be able to get somewhere close to what they're asking (but, I could be wrong. Certainly there are plenty of houses in the area with another house crammed right up against their very tiny back yards, and people don't seem to care). Good luck! I'll be interested to see where it ends up.

What sources are you using? I did some research and Redfin, for example, does not agree with your statement. As of late May, early July, Kansas has the lowest overall inventory.

Aliante is already built out, not sure why you're mentioning active builders. It has been built out for several years. Perhaps you're referring to the DR Horton and Lennar homes that are actively being built in Valley Vista. Also, Not sure why you mention that Valley Vista has a club house, no such club house exists. A quick visit to their website would show that no such amenity exists. LASTLY, Sunstone is not in the city of North Las Vegas. Sunstone is located in the 89143 zipcode, which is in the city of Las Vegas. This misinformation is concerning and very misleading to prospective buyers.
