I have a question I have these tenant that have let other people move in to their units to share rent for example one had for people upon signing original contract but those original people aren’t there anymore now these are all new people. I don’t have information on and tenants doesn’t want to pay extra as lease states that if they have additional people they have to ? What should I do

In Ohio. Posted notice to leave premise. They moved out late July. Lease ended August 14th. Utilities were shut off then too. Later on August 19th, The daughter breaks into house and steals the fridge they claim they bought. I'm waiting to hear back from prosecutor. From what I've said. Does it sound like it would be considered abandoned property. I have a pretty good Abandonment Clause too
@el.Papi_USA If you followed procedure for your lease and the State of Ohio,yeah, these looks like textbook breaking and entering. Were the locks changed?
Hello @LandlordAttorney, i won the eviction case in JP court for non pay of rent. Tenant filed an appeal in the county court but failed to deposit the rent to the court registry after month 1. I filed the motion for writ of possession and won the judgement. The county court hearing is still scheduled for the appeal. Does this hearing only settles the monitory amount due as the possession is already granted by the court ? Also, would this eviction now show-up against the tenant based on writ of possession granted ?
