    It’s been so much construction going on in residential after Covid , how come multi family is about to go up .. If sellers are forced to sell by unemployment, plus all new inventory- wouldn’t it bring multi family even more down ?

      @@dilloncgoulding7454 He won the game time to move on and find new games to play. Ever play monopoly where one person takes over half the board? For the player winning I'm sure it's great. For all the other players? not so much.
      He can do what he wants but he has enough units that he can play with those forever.

    I am so excited about Multifamily. We have bought 3 deals in the last 6 months. 2025 will be best opportunity for that asset class since the 2008-2009 financial crisis. Thank you for sharing your wisdom Ken!!!

    There’s no chance that single family and multi family are at the exact opposite parts of their cycle, they move fairly close to each other

    What does anyone think about getting into section 8 like one particularly famous and well off individual keeps selling to get into with the benefit being the government pays you instead of the tenants. And you get better leverage making 500 cash flow on a 100k section 8 home vs same on a b+ / a class 250k townhome, meaning you can buy 3 more section 8 rentals getting 1.5k instead of one townhome
