    My wife and I are still looking to buy in Idaho but south of you and the prices are coming down but a lot of homes on the market are still over priced. If the fed keeps raising the interest rate on home loans there has to be a market adjustment in home values. We are putting our house on the market in late March and praying the market does not crash before then. Thanks Kory for the update.

      Great insight Chris. All you can do is forge ahead with your plans. When prices are high like this, few can/do act. When prices drop, they will act, driving them back up again. I have bought and sold in all the recent ups and downs...both markets have their challenges. The lesson in both markets is...the majority of those who act in both markets end up better off than those who sit on the side lines waiting for what rarely happens when they think it will.     For years around the China Flu there was not a for sale sign anywhere in Bonner and Kootenai County it seemed. Homes pending in hours after listing. It was nuts. I've been through two full cycles as a fulltime real estate investor and knew this was going to end poorly. It is just starting. But not only are for sale signs all over, so are the reductions and extended time on market. North Idaho is awesome, but it has been full Clown Town pricing. Also the Work From Home crew is getting antsy and heading back to Seattle if they haven't already. Only motivated conservative Idahoans will remain IMO. Good content as always Kory.

      Great assessment! The only positive of our higher prices is it does cause those who want to move here, to do so for more important reasons than to find the most real estate for their dollar.
