That’s why I’ve resigned to the fact to spend as little as possible on renovations and any work I can do, I’ll do it. I don’t think there is a perfect home unfortunately. Our standards are garbage.

Some of the waterproofing I see is actually mind boggling. Clearly not being checked properly and what is crazy is some of the biggest builders are doing the bare minimum as fare as waterproofing goes and it's still shit.

That’s an unfortunate way to look at it. He’s not going to just pay to have it fixed, he’ll fight for the builders to fix it and he won’t pay a cent as he should. He’s only more fortunate in the sense his builder will be more willing to fix everything given their status and adrians influence.

that step down in the shower is actually better for water. ive been tiling for 12 years and we do all our showers with a 5-10mm step down so water will never go out. having it flush is silly
Yeah I didn't fully understand that part, the water stop is flush with the main floor, the shower area steps down and tapers to the drain, that's how we do it too

This was Troys house he bought and now I think it’s. Been raffled off , but that house did have a lot of problems. When your looking at buying homes a lot of real estate agents like to make sure the house is staged really good, to try and take the look away from finding any big problems .

@@CHOPSZOOKER sliding doors are great. Basically you have more space because an open door isn't going to be obstructing something, meaning you can put a door in the center of a wall. It's also safer because you won't accidentally hit someone when opening a door.

Zeher. 5 days ago a person raised a question about waterstops under showers. They referenced the BCA and you came back with 3740 - 2010. You should be using the 2021 version. I know how to read the Standards as I have sat on ten Standards committees. However, 3740 is a bit messy as you have to jump around within the Standard to get what you want. In the question 5 days ago you are correct that the shower is classed as unenclosed. The minimum 5mm protrusion is correct but in the video where the entrance to the shower is you show the fall from a surface flush waterstop is not correct. On the left the tiles are flush and taper into the wet area but on the right hand side the waterstop is protruding just above the tiles which you say is non-compliant. Where are you getting this rule from? I think some versions of 3740 or BCC might have said it once. Also I watched a VBA video and it indicated 5mm protrusion all the way which would be great for stubbing your toes. Also, an anomaly I picked up, is the Standard talks about waterstops being 1500mm from the shower rose but I would think that if you have a flexible hose it's 1500mm plus the length of the hose. It uses a radius dimension for bidet hoses so it would be reasonable to apply the same to showers On another matter, I have learnt a lot from your videos - thank you. I just travelled from Sydney to Wangaratta to assist my innocent daughter do a final inspection on a large renovation of her house. I said to the builder, where are the waterstops as there were none visible. The gradient in the wet area measured about 1:90 where the Standard stipulates 1:80 is the minimum. Outside the wet area is a second floor waste. The gradient around it measured mostly zero degrees when the minimum fall has to be 1:100. He said all the substrate was waterproofed and didn't take well with my suggestion to remove some of the tiles and fix it according to the standard. The second major issue is that four windows were replaced with double glazing. Using the BCC I questioned the builder about how they were flashed and in the end he admitted he had not flashed them at all and put silicon around outside edges! He said it was impossible to flash the replacement windows and I said the you fit the flashing on the window frame or reveal before you push the window in from the inside (the house ids brick veneer). I have done this myself and the BCC says that flashing can be fitted to the house frame OR window. The builder was angry with me but also emotionally angry because I had found some major issues that I think he actually didn't know what the rules require. He gave me the impression that he is not going to fix anything especially after I showed him photos of a lot of other problems like leaving a pile of building rubble under the house. Please help me. I am from NSW. Do I raise it with the Master Builders Association and the VBA? I sent a message to 'Site Inspections' via Contact Us and received a reply that it does not cover Wangaratta.
My dad owns a painting business, we would never do someone dirty, that was sad. I have seen way worse renovating a place but damn for a million dollar house not acceptable.
I recon the non compliance work are done from apprentices. I’ve seen a hole block of townhouses wired by 1 apprentice 2nd year and at the point of inspection just before before handover inspection was when it got picked wired up incorrectly and caused a small fire at point to test electrical. Electrictian went broke and we had to get the hole block re-wired from top to bottom.
The builder will be very concerned and worried as they await a phone call from Adrian saying a report of your recent build as just been emailed to you , please rectify all items asap , thanks .
So.. how do we utilise the end advise? When we hire an inspector, isnt it too late, everyone has been paid? Or do we have the option to deploy our own inspectors throughout the construction period? How does it work?
Generally payments are made during the build at certain stages. If a certified inspector says there is non-compliant work you're usually well within your rights to not make the payment until it's remedied. You could have an inspector everyday if you can afford it or you could have them present for major works, like when the slab is being poured, when the frame goes up but before it gets covered, when the roof is being done, when waterproofing is done etc. etc. You can get your own inspector at anytime like right before final payment. But lots of stuff will be covered up and hidden by that point. Once a final payment is made you're likely to have serious issues getting things properly remedied and many major issues are borderline impossible to fix when to much work has progressed even if you haven't made the final payment - so they will bodge up a fix more than likely. In my opinion the best thing would be to hire an inspector like this to inspect during a handful of major works (to ensure the skeletons of the building are right) and just before final payment. It wouldn't be cheap but still much cheaper in the long run if you don't notice these issues for a few years or if they become known around the time of final payment, considering how common it has become for major defects to be part of a build, it's a good idea. Of course it all depends on how complex and non-standard the build is and the builders reputation.
I was pretty confident it was a class 2 membrane also, from the colour it looked like Mapei. Their technical team recommends a 15mm x 15mm (21.213mm)transition, which is the blade that was used in the video. siteinspections.shop/products/the-trinity-blades

Serious question, how are you able to get onto and inspect the exterior roof without being chased by all the safety mobs, . Especially the higher roofs. Swms doesnt even allow you to do that unless you have edge protection and harnesses. This is a big reason why there is so many defects on the roofs these days. The roofing mobs have been going unchecked for so long. Even builders dont do a QA on it due to all the OH&S laws

Don’t think that all Queensland tradies are missing heaps of things in their trades. Because a lot of tradies have just moved up from Melbourne Sydney and I know there’s some real ordinary tradesmen. Don’t be that guy and try to blame the plasterer’s because the sheets can only follow the timber or steel it’s screwed off to. I had a chippy ask me to take 7mm out of the back of the sheet so he didn’t have to plane the trusses that he didn’t string line to make sure they are level.
Im curious with all your non compliant findings in the various houses you inspect...What is the typical success rate of house hold owners that have non compliant items in there house.. Do the builders rectify the incorrect or non compliant items you identify...Or does the owner end up typically wearing the cost?

@@CHOPSZOOKER sliding doors are great. Basically you have more space because an open door isn't going to be obstructing something, meaning you can put a door in the center of a wall.
It's also safer because you won't accidentally hit someone when opening a door.
@@GameFuMaster As a 2nd fix carpenter, I'll disagree. They suck, drafts, noise, light and smell are all just let through. And in most applications people place them it's not space saving.

Zeher. 5 days ago a person raised a question about waterstops under showers. They referenced the BCA and you came back with 3740 - 2010. You should be using the 2021 version. I know how to read the Standards as I have sat on ten Standards committees. However, 3740 is a bit messy as you have to jump around within the Standard to get what you want. In the question 5 days ago you are correct that the shower is classed as unenclosed. The minimum 5mm protrusion is correct but in the video where the entrance to the shower is you show the fall from a surface flush waterstop is not correct. On the left the tiles are flush and taper into the wet area but on the right hand side the waterstop is protruding just above the tiles which you say is non-compliant. Where are you getting this rule from? I think some versions of 3740 or BCC might have said it once. Also I watched a VBA video and it indicated 5mm protrusion all the way which would be great for stubbing your toes. Also, an anomaly I picked up, is the Standard talks about waterstops being 1500mm from the shower rose but I would think that if you have a flexible hose it's 1500mm plus the length of the hose. It uses a radius dimension for bidet hoses so it would be reasonable to apply the same to showers
On another matter, I have learnt a lot from your videos - thank you. I just travelled from Sydney to Wangaratta to assist my innocent daughter do a final inspection on a large renovation of her house. I said to the builder, where are the waterstops as there were none visible. The gradient in the wet area measured about 1:90 where the Standard stipulates 1:80 is the minimum. Outside the wet area is a second floor waste. The gradient around it measured mostly zero degrees when the minimum fall has to be 1:100. He said all the substrate was waterproofed and didn't take well with my suggestion to remove some of the tiles and fix it according to the standard. The second major issue is that four windows were replaced with double glazing. Using the BCC I questioned the builder about how they were flashed and in the end he admitted he had not flashed them at all and put silicon around outside edges! He said it was impossible to flash the replacement windows and I said the you fit the flashing on the window frame or reveal before you push the window in from the inside (the house ids brick veneer). I have done this myself and the BCC says that flashing can be fitted to the house frame OR window.
The builder was angry with me but also emotionally angry because I had found some major issues that I think he actually didn't know what the rules require. He gave me the impression that he is not going to fix anything especially after I showed him photos of a lot of other problems like leaving a pile of building rubble under the house.
Please help me. I am from NSW. Do I raise it with the Master Builders Association and the VBA? I sent a message to 'Site Inspections' via Contact Us and received a reply that it does not cover Wangaratta.

I recon the non compliance work are done from apprentices.
I’ve seen a hole block of townhouses wired by 1 apprentice 2nd year and at the point of inspection just before before handover inspection was when it got picked wired up incorrectly and caused a small fire at point to test electrical. Electrictian went broke and we had to get the hole block re-wired from top to bottom.
I bet the people who turned down that first house and took the cash are pretty glad about their decisions now lol

So.. how do we utilise the end advise? When we hire an inspector, isnt it too late, everyone has been paid? Or do we have the option to deploy our own inspectors throughout the construction period? How does it work?
Generally payments are made during the build at certain stages.
If a certified inspector says there is non-compliant work you're usually well within your rights to not make the payment until it's remedied.
You could have an inspector everyday if you can afford it or you could have them present for major works, like when the slab is being poured, when the frame goes up but before it gets covered, when the roof is being done, when waterproofing is done etc. etc.
You can get your own inspector at anytime like right before final payment.
But lots of stuff will be covered up and hidden by that point.
Once a final payment is made you're likely to have serious issues getting things properly remedied and many major issues are borderline impossible to fix when to much work has progressed even if you haven't made the final payment - so they will bodge up a fix more than likely.
In my opinion the best thing would be to hire an inspector like this to inspect during a handful of major works (to ensure the skeletons of the building are right) and just before final payment.
It wouldn't be cheap but still much cheaper in the long run if you don't notice these issues for a few years or if they become known around the time of final payment, considering how common it has become for major defects to be part of a build, it's a good idea.
Of course it all depends on how complex and non-standard the build is and the builders reputation.

At 1.08.22 the membrane looks like class 2 cementitious the transaction bondbreaker is actually 30mm not 12mm
I was pretty confident it was a class 2 membrane also, from the colour it looked like Mapei.
Their technical team recommends a 15mm x 15mm (21.213mm)transition, which is the blade that was used in the video.

Serious question, how are you able to get onto and inspect the exterior roof without being chased by all the safety mobs, . Especially the higher roofs.
Swms doesnt even allow you to do that unless you have edge protection and harnesses.
This is a big reason why there is so many defects on the roofs these days. The roofing mobs have been going unchecked for so long. Even builders dont do a QA on it due to all the OH&S laws

Don’t think that all Queensland tradies are missing heaps of things in their trades.
Because a lot of tradies have just moved up from Melbourne Sydney and I know there’s some real ordinary tradesmen.
Don’t be that guy and try to blame the plasterer’s because the sheets can only follow the timber or steel it’s screwed off to.
I had a chippy ask me to take 7mm out of the back of the sheet so he didn’t have to plane the trusses that he didn’t string line to make sure they are level.
Im curious with all your non compliant findings in the various houses you inspect...What is the typical success rate of house hold owners that have non compliant items in there house.. Do the builders rectify the incorrect or non compliant items you identify...Or does the owner end up typically wearing the cost?
It will not be easy to get the builder to fix those issues.
