Every time I see you've uploaded a new video, I get equal part excited and terrified of what you're going to find. Without watching yet I can guarantee a non compliant bathroom waterproofing effort and box gutter fails if it has any.
Box gutters are terrible, I have relatives with a multimillion dollar house, they had to redo the whole roof and all the waterproofing of course. Also they discovered flashing was not installed properly or at all in 3/4 of the building.
I want to thank you for doing this work it's a big help to people who are at the mercy of builders hoping they will be looked after. God bless mate.
So glad i had an old private builder do my house back in 2008, he retired only a few years later, everything was done great, there are a few very minor things i have noticed since watching your channel but that is the tilers work, the most common problem you find with the water stop in the doorway lol 😆, im pretty sure it doesn't bend and return to the perimeter. Haven't had any dramas at all. Now its just general upkeep maintenance i have to keep an eye on things as the house ages.😊

You didnt show any diagrams and im not sure what you are saying with the upstands on the gutter saying it needs another one over it but as far as i can tell if they let water in when you put another one over it is it mounted to wall the same allowing water to still get in ?

Poor materials, poor workmanship, no quality control, narrow streets, no side walks, little setbacks from road and neighbors, and too expensive. If you put lipstick and a pretty dress on a pig it is still a pig. Poor buyers.
Im a residential carpenter from NSW, the construction industry is an absolute mess.
Nobody gives a hoot about quality, or how one trades work effects the other following trades etc, the "bigger picture/common goal" mentality is gone, the teamwork mentality is gone. If one thing goes wrong, NOBODY will put on the brakes and rectify the issue, they just continue to build over the top of any problems etc.
This is why floors and walls are not level or plumb, if the concrete slab is out poured out of level, or parallel, which they are most of the time, the framing carpenters will just stand the frames and continue to build on the out of level concrete etc.
Generally there isn't enough allowance on the job for the framing team to spend the additional time to rectify the issues from the previous trade. Then things just continue to snowball from there. Ive personally seen new concrete slabs 60mm+ out of parallel and 25mm+ out of level.
Its an absolute dog eat dog industry that's rife with clowns and cowboy "tradespeople"
Quality control is ultimately left up to the homeowner/client, basically if you will accept shite work, you will get shite work.
Also, I cannot understand why ternite reticulation systems are still allowed to be installed in this day. They pump chemicals into the soil around your home, and have to be topped up frequently, not to mention they are usually damaged and not working within 6 months of the build being finished.
That being said, keep up the good work brother. The industry needs an overhaul, and its guys like you shedding light on all this disgusting work that will hopefully lead to change. 🤝💪
Try being a waterproofer. Its a constant struggle to have the trades before you and after build complient bathrooms etc and then get people to not damage your membrane.
@@superthevibeyou’re 100% spot on. It’s really sad all the properly skilled and trained guys are retiring and those skills are getting lost forever. Young guys don’t have any pride in their work are not being taught properly and so we are in the position we are now.
I've seen commercial jobs where the slab was so out of level, they had to shim as much an inch in some places, but the framers squared it up from then on. On your general theme (this should not be the case in suburb like this one). I've worked on framing crews. We just came on each house and made the best of the framing and moved on, with no contact with a super or other trades.
Seems like to one degree or another this is the case in many countries. Whenever we had major renovations or likes done in our house we had an architect who was a friend of the family plan it all out and he would daily stop by to check on the progress of the work and wether or not it was all done correctly, and since he also suggested/chose the different companies involved they'd usually to their work properly cause otherwise he'd not pick them again for his next projects. Think it's worth the extra money to pay for that kind of supervision/service, paying to rectify all those issues that show up month or years afterwards is likely gonna cost alot more not to mention the personal time and stress involved to do so.
Was a owner operator and left my trade because I couldnt win jobs at the right money. All these cowboys put on apprentices and cut all margins out of the industry. Its join em or be beat by em
Great inspection, but you missed a major issue with the kliplok roof, whomever fitted the gutter guard put screws into the pan which is a big no no, as fine debris will build up over time between the edge of the mesh and roof and ponding of water will occur, the clips that have been used are for a trim deck roof which will allow debris to enter through the sides of the clips as they do not fit the profile of the kliplok, the owner has every right to ask for the roof sheets to be replaced as it will leek over time, and i am pretty sure it has voided colorebonds warranty by penetrating the kliplok. You can buy kliplok kits so no excuse to screw into the pan, Aussie diy solutions, Screen Tech ind, Karben Industries all sell these kits.

as someone who is currently getting a house built watching your videos both help me in seeing what to look for but also scare the shit out of me
Do not allow any polystyrene product on your house,make sure the roofers are sober
And the painters ,tilers ,brickies, converters oh the whole mob and make sure that your insulation isn't covering wires down light transformers or extraction fans or Ur house could burn down
I'd/I'm concerned too man wtf, if you're in oz can you get this or guy or someone he recommends to check it before final payment and handover?
If you're genuinely building your house at the moment, I recommend finding multiple building surveyors & get each of them to re check each other's work periodically. You might spend a bit of money each inspection but at the end of it all, you don't want companies having to come back through and rip down your house to re do it all at their expense. It's annoying process and it will take years to have them come back & re do it.

I mean compared to most "affordable" developments around, this is at least is surrounded by nice trees.
But yes, I could never live in an area like this. I live in a federation era home in a mostly heritage area and I certainly appreciate how fortunate I am.
I like houses with unique character, even seeing an odd queenslander mixed in with it all. I actually perfer old windows with flyscreens over them because they catch the wind more and push it inside.

@@officialspock well for one a lot aren't built even as per standards, but even when they are, it's cheap materials, cheap fixtures, soulless design. Boring cookie cutter houses cramped together.
It's fine if you're into that, but I much prefer older houses with lots of details, large blocks with trees, not being able to hear your neighbours argue or party because your walls are right next to each other etc

I have been doing custom residential exteriors for over 20 years now, and the amount of framing/window installation deficiencies I have to either call to the attention of the developer, or just fix myself gets worse every year. And the attitude never changes. “Just cover it up and make it waterproof”. Have made so many builders sign an agreement of no warranty on my work it’s insane.
I’m going to most likely be in the market to buy our first home next year, I won’t be buying anything without you inspecting it mate!

Such great information, the house build quality in Australia has been so so bad for so many years. So many dodgy builders getting rich by cutting corners and ripping home owners off. We need much more people like you.
No, what we need is for home owners to pay thirds of their building works and hold out the last third until an inspector has given the house the green light upon completion. This way builders final pay can be withheld until all noncompliances have been rectified.

Funny thing is, most issues are small, but that’s how most issues start. Starts out small and progressively gets worse and now it’s a major problem

For myself I know three parts of fuck all about it so before I concluded my contract I’d be happy to pay his fee considering the amount of shonky inspectors out there . I’ve had absolute shit ok’d by iffy inspections n he seems one of the more genuine and knowledgeable operators out there .
Flat roofed houses are a stupid design prone to leaking
Hey guys, I have a flat umbrella to sell you.
This is not a recent phenomenon. My house is a 1980's build. In Sydney metro. The workmanship is non existent. So many issues of poor workmanship. Clearly they didn't care too much even then. Mate of mine installed kitchens from 1985 to 2005, still involved to this day. He estimates from his experience at least 90% of building trades/work are not good. Also my uncle used to be a building inspector in the 1970s and he said it was ridiculously stressful dealing with issues and builders in those days. And I hear that things are far worse today !!!

Why the hell does every new home over there seem to have flat rooves these days? It is widely known how problematic they are and how many issues they will cause over the lifespan of a dwelling. They used to be all the rage here in Finland back in the 70's but no-one uses them anymore because everyone knows not to. A regular pitched roof with conventional gutters is cheaper to build and will not suffer from moisture related problems such as mould. Just about every older flat roof house WILL be full of mould at some point!
Mould isn't as bad as a problem in most of Australia as it's warm and dry.
Flat roofs are generally used because of height restrictions, it allows another floor to be in your house.
Flat roofs in Oz have been the thing for decades, you don't tend to get as many problems as they're steel. So last many decades.
Flat roofs in UK are very popular and often a problem as people use cheap felt that breaks down after 10yrs.
Ps: also in Oz snow isn't a problem like it would be in Finland for a flat roof.
I think it has mostly to do with building the maximum interior space within the building envelope. I think with height restrictions they wouldn't be able to build the house so close to the boundary while retaining a pitched roof on a two storey house.
@@Robert-cu9bm Not in all parts of Australia. Flat rooves are quite rare in the tropical areas of the country where high winds and rain are much more common.
Exactly there's no such thing as a compliant box gutter
Its probably about 50% with flat rooves (and about 75% with at least SOME sort of flat area like an out cropping but with majority tiles). Agree with you completely, my townhouse which was built in the 70s is flat roofed and its loud in rain, ugly and cooks the upstairs in summer. A conventional pitched roof would be a massive improvement in every regard.
The best idea moving forward is this

So drawing a simple agreement with this clause will save people headaches down the track. A little more tweaking of this agreement if needed can be adjusted.

Summary
Get an inspection done after each trade does their task, this way the builder can be told immediately to rectify. It just means you need to allow for this when building.
Most new builds are already done in 4 part payments with the bank not releasing funds until there is proof the work was done. In most cases it is 90% the bank's asset anyway at handover. The issue is that the builder now pays for the progress inspections creating an immediate conflict of interest.
I have seen a builder walk away leaving all the kitchen cabinet doors and drawer fronts unfitted.
Iv been thinking lately that a lot of the problems come from builders and owners trying to be to fancy architecturally, there’s too many different materials beings used and too many failure points . If we kept it all more simple you could have a really well built house . All the old structures that have stood for 100s and even thousands of years were just made from a couple different materials. Some of these expensive houses will have wood cladding on 1 side , render on the other , polystyrene up top , then a feature wall of stone , then a thousand fancy flashings . Ffs just keep the entire outside brick and have a pitched not flat colourbond roof . Done .

I wall mount TVs for a living. The TV location with the wacky bulkhead above it is a shocker. A mounted TV will never look level if the cornice/bulkhead above it is not level. Your eyes will detect the difference between a level mounted tv and a shoddy bulkhead above it.

Award winning builder? Everyone thinks they are a builder but they get subbies who learnt how to build a house with a weekend online course. I've been to ultimo tafe for a structural diploma course with apprentice builders, they all bribed thier way through the classes and played pokies with the course coordinator all day.
Did you inspect the property for BAL requirements? All that bushland makes all those shoeboxes look like a tinder box ready to ignite...

Worst designs ever, I'm a carpenter and I'd NEVER have a flat roof on a house I own.
After watching a few videos, I get the feeling that taxi drivers finish their shift and head out to install guttering for their cousin's company.

I get so depressed watching these videos. My career was in printing industry and you cannot hide anything. Everyone in the factory did their part to deliver accurate product. A chain is only as strong as the weakest link. How do people live with themselves building with so many mistakes and some obviously done to save money for themselves instead of their clients. Ugh.

Development companies need to pay me to live in a house they've built as Oz houses are made so cheaply with shoddy workmanship and they're not insulated or double glazed for Oz weather conditions. Hence, it's a massive joke that these crap holes are selling for a million and upwards!!!

Yeah, just gonna get a house without box gutters. Just avoid the whole mess. Flat roof isn't worth the trouble. My home will have a simple open gable roof with deep eves & eve gutters. I want a big ass house hat too simple for even the most hungover apprentice to screw up.

Had a 2 year battle getting the roof replaced on our new house with rain leaking inwards.
The builder used an external roofer with a 6 year warranty.
Last year finally had the flashing and roof replaced.

HA , just started watching, and then you said "KELLYVILLE" ... Bodge job central for builders. I used to deliver concrete for years there. Not one concrete slab was ever poured within max slump levels. We made the concreter's sign paperwork to say excess water added, before adding water to the mix as warranty was about to be voided. They didn't give a shit, and would sign with a scribble ... 80 slump concrete would be turned into 150 + slump watered down self leveling sludge which we would no longer warrant once dropped. 20 MPA concrete would (if tested) end up below a strength of 10 MPA. Anyone in Kellyville watching this, if your garage floor has a constant cement dust covering, and air bubbles blow when you pour water on the floor, then your whole slab is compromised due to the builder adding excess water to the concrete, because they were too lazy to lay the concrete properly, and wanted it to self level.
Foundation pier holes were also pissed up beyond belief.
Do a core test of the concrete, and I guarantee it will fail the crush test for strength

Again I have to say I like your content @siteinspections but I'm continually amazed at your blatant calling out on non compliant standards, while breaking multiple standards while filming 🤦♂️
The other thing I noticed that you were in total breach of was this: You willingly disregarded TWO possible hazards that could cause/inflict injury to others by calling out those two pieces of cladding/trimmer but just leaving them in place so they could possibly blow off the edge of that flashing and hit someone below. There was nobody on site, you documented it, why not just throw them off the edge?

I'd love to know what choices to make when designing a home to make it easy to build to code and where to find builders that can't fuck it up...
My gut feeling says a prefab home is the only way these days...
