    This house checks most of my boxes, though with a few minor reservations. I love the indoor-outdoor effect with big windows at both ends of the living room. I love that it uses a stove rather than an unregulated fireplace, but the TV is at risk and needs to be relocated. I love that it has the half-bath for guests, but I'd have to remember to clean up the laundry room before they arrive. In many family situations, the Jack-and-Jill bath works well, though barn doors leak out sounds and odors, and are not easily secured. These are small issues, some with easy remedies.

    This is one of your best and that’s saying something! Because you requested insights and opinions: More house, less porch and patio is much better for our needs. We are in a heavy winter, plentiful wildlife area with “no firepit” and “no barbecue” regulations we cannot risk the outdoor fire hazards to life and land. Too much outdoor furniture to store in winter. Great pitched roofs excellent for snowfall. Stay cozy inside. Plenty of natural light. The interior is gorgeous, spacious, comfortable and beautifully appointed. Attention to bathrooms, laundry, storage is necessary for seasonal clothing and bedding. Love the way the bedrooms are spread out and not clustered. It’s just wonderful. Thank You!!

    I love this home. I would probably screen in that back porch area and for the kitchen island, round off those corners. Wouldn't want to bump into them. Nice layout!

    Nice! The only real change I would make would be to move the laundry area to the shared bathroom (eliminate one of the sinks), move the guest bath forward, and enlarge the pantry storage. Making one of the pantry doors in the kitchen an entrance door to a hidden pantry would be perfect.

    It's gorgeous, and I absolutely love that view of the porch through the all glass widows from the living room! The only concern is the placement of the laundry room not being located on an outside wall for proper venting as well as safety reasons! I absolutely love the Jack and Jill bathroom better than the master bathroom because it has both a tub and separate shower, more of what you would see in a master bedroom! I would make my master into the guest bedroom and one of the other two my master and the other an office. Such a beautiful home design.

    Like the floor plan the only things that I would change are; 1. Get rid of the big bay windows in the family room, 2. Make this a two bedroom home reserving one of the bedrooms as an office/library room. 3. Enlarge the Family Room. 4. Move the laundry room to an exterior wall so that it is code compliant.

      К сожалению, в русскоязычном сегменте RUclips практически отсутствуют каналы с качественной архитектурной 3d анимацией. Приходится смотреть англоязычные. Однако в архитектуре США есть своя специфика (климат, традиции, менталитет, строительные нормы и т.д.), из-за чего демонстрируемые проекты зачастую непригодны для России.

    The Jack-n-Jill bathroom needs to have the door to the toilet room be separate from the shower room. This makes it possible for two people sharing that bathroom and be able to use the shower without forcing the other to have to utilize a toilet in another part of the home or have someone have to wait to shower until someone else is done using the toilet. This is an issue if there are teens in these rooms (often the case when these J-N-J baths are found in homes) trying to get ready for school in the morning. Not to mention other conflicts if they are opposite sex and trying to use the shared bathroom at the same time. Simply moving the door to the adjacent wall opposite the sinks makes this much more functional as a shared bathroom and will save on the conflict between siblings.

    I like, but a huge mistake is the laundry room is too far away from an outside wall. ****Most states requile the lint pipe be less than 4 foot long. It can NOT exit into a crawlspace! These are health and fire concerns!!!

      I agree. I am also not a fan of the Jack and Jill bathroom. I would add a patio deck on the back instead of steps. Otherwise, it’s a lovely design.

    I love the layout of this house except as someone else posted, the laundry room. There is no vent to outside which is a no no. I would like larger rooms so I don't feel too crowded. Other than that I love, love, love the Dog Trot feeling with the floor to ceiling glass in the living room. Good job.

    I love large porch space under a roof as I have dogs that go out rain or shine and I do spend as much time outside as I can too!
    Interesting floor plan. Great use of all spaces. I do prefer a home with an open floor plan so I can cook and speak to guests. A self venting dryer (or roof venting) is not something I would want due fire risks. I love a Jack and Jill bathroom as long as there’s a half bath for guests, but this one is entered through the laundry room which I don’t like at all as I may have cleaning supplies or drying clothes hung around. The bath should access the laundry room. Are you sure this home is ONLY 1400 sq ft of living space? It seems more like 17-1800?

    Dryer vents can be vented through the attic where I live, so having the laundry where it is would work.

    There's a lot to love about this design particularly the final aesthetic. I think it is strange to have to go through the laundry room to get to the guest bathroom and I prefer a more open layout so that you can interact with your guests. Otherwise really well done. Also I had to watch it at 2x speed otherwise it was way too slow.

    Everyone who's concerned about the laundry room not being on an outside wall, ventless dryers are a thing. They cost less to operate, load capacity has increased, and they're less of a fire hazard. Can we stop complaining about this already. People who live in low or highrise condominiums and apartments can attest. This is a non issue.

      А где ему надо быть? Небольшой гостевой туалет может быть и без естественного освещения, поэтому он может располагаться в любом месте, где заказчики сочтут удобным.

      @@vladislavandreev7257 если это свой дом с нуля, не переделка, то почему надо делать , как в хрущевке? Любой туалет в доме лучше делать с окном. А в центре дома д.б. зал, камин или кухня. Дом вокруг туалета- странная концепция.

    You lose me EVERY TIME with the giant bathtubs in these homes. Most older people prefer a walk in shower over a tub for health reasons. At least the ones who know their limitations and don’t want to deal with a busted hip.

      Every house has compromises, and an alternative would be to add hallways to buffer sound. But hallways are also wasted spaces, so architects often try to avoid them. Soundproofing would also help. Still you make a good point.
