Probably my favorite one of all, love the laundry room location. Perfect use of that kind of space. Like it has an access door to the back patio that is close to the kitchen. Only change would be the shower in the master bath, and the bathtub in the main bath. And I would take away all that wood paneling. I prefer just drywall. But perfect size/design.
Beautiful home plan. I love everything except the window in the kitchen looking at the laundry/mud room. I would probably rather have open shelving there. But everything else, just WOW! Stunning!
It's a cute home. It's different. Love all the wood elements. Love that the laundry is right off the garage AND kitchen. Don't like that the window you look out in the kitchen when doing dishes and whatnot is the laundry room. All in all it's a nice little home.
In the master bathroom, I would add a shower just like the one in the other bathroom. Since there isn't a window in the 2nd bathroom, on the other side of that wall is where I would add it. Being a senior citizen, I would make the master bathroom tub a walk-in...lol
Love the garage & laundry in breezeway. I like the floor plan but would make several changes. Not sure about some of the wood walls, closet doors & no tub please or carpet. Not sure of built in in living room. Keep up the good work.❤
WOW! That is one BEAUTIFUL house!❤ That master bath.....🥰 Just a few changes. 1- open up the entry, ditch that wall between the living room and the dining area. 2- how about a porch on the back of the house? 3- 2 doors on the garage. 4- my name on the deed!!! 😊
Brilliant, long over due design. A beautiful functional home that you may choose to never move from❤ especially for those who want to age from home instead of going to a long term care facility. Plenty of room for family and a live in care provider!
A very rustic home. It seems to have a masculine energy somehow? The floor plan is blissfully uncomplicated. The dining room window is amazing. Great home - would live here!
Love that this home has a garage with laundry entry, perfect Master Suite, nice sized living room and dining seats for 6-8. The kitchen is a bit too small though and as much as I love dark woods, it felt like a dark home. Exposed beams are a dusting nightmare. I really think it has potential though. I just wouldn’t do quite as much wood, says one who likes log homes. 🤷♂️
Oh my my, everything freaking awesome !!!! Now this is the Home I like to have...exactly how this one is shown. 😂 😂 yes I know I say that on every build y'all have shown. Dang it is hard to decide on just one...😂 that almost sounded like a Lay's Comercial.
I absolutely love how small, warm and cozy this house is. I wish you would design a whole line of tiny homes with simple amenities, all ranging from 500sf-1,000sf. Make them warm and use natural materials like rock, wood and stone, but yet keep it rustic and cozy (like this one). I don't like big homes anymore. None of us NEED more than 1,000sf (unless you have a big family). And none of us need all that luxury. I've learned as I've gotten older...the only thing that matters is that we all have food, water, clothing and shelter...the simple basics in life. And that we should love and help one another. Think how amazing the world would be if we did that. We could end hunger, homelessness and a lot more if we all worked together. Let's stop wasting money on big fancy houses, cars, toys, etc. and help those who are down and out get the things they need and possibly help them get a tiny home too. Wouldn't that be wonderful instead of them living on the street or in the wilderness?! 😊
Love this design. I would take out the window in the kitchen and add more cupboards. I would put in a senior walk in tub shower unit in the master bath.
This house has one area that, IMO, needs help: the kitchen. There aren't enough cupboards for storage. There isn't much workable counter space except for the island. Maybe if the island was longer, and had no seating, it would provide more storage space. With seating for six in the adjoining dining area, there's no need for seating at the island. The living room looks cozy and inviting. I'm not a fan of the leather tuxedo sofa, but that's just a matter of taste. I'm curious about the lower cabinets on either side of the fireplace. They seem a little hard to access. The monochromatic wall mural is interesting, but the choice of a city skyline print next to two nature inspired prints seems out of place. The master bedroom is very unusual in a good way, not like any I've seen before. The only thing I would change out is the stark white walls. They are a little jarring to the senses. A slightly warmer color might be a better choice. The wooden tub in the master bath looks dramatic, but wouldn't be practical for anyone with mobility issues. What about upkeep? Finally, a house with a nice double garage! I like the vibe this house gives off. It just needs a little change in the kitchen to make it perfect
A cozy well appointed rustic home that’s also bright and airy with lots of well placed storage is all I need, 2-car garage included with studio above it.
We came in via the back door into the laundry room, which has space that could supplement the rather small kitchen, though the dining area has what could be a pantry closet. The fireplace needs a mantel to deflect the heat from the TV, and to be functional rather than purely decorative, it should be replaced by a gas unit or a wood-burning stove. The garage would only accommodate one American-sized car. ;-) Aside from those points, the plan has potential.
I know that you are an architect, according to your statements. Are you already burned out because you have to get ideas from other house designers? I can understand that, I felt the same way
- House Plan: a387 - Size: 39'x33' (12x10m) - Area of Use: 1050 sqft (140m2) (Square footage does not include the Garage) - House Plan Cost: $850 👉 More Details: avnhouseplans.com/house-plan-a387
Floor plan too choppy, too many angles makes construction more expensive, not enough windows with so much dark wood. Nice oversize garage that begs for an outside door. Ill look further.
Keep putting garages in the designs. Also helps because you can put a washer dryer in a breezeway

This house is perfect for just living. One of my favorites. I need a little office and a half bath; otherwise fantastic!
Beautiful home plan. I love everything except the window in the kitchen looking at the laundry/mud room. I would probably rather have open shelving there. But everything else, just WOW! Stunning!
Если не соединять дом с гаражом тамбуром/прачечной, то окно кухни выходит на улицу, и это правильная планировка!
Yes, I would make the bar a bit larger & put the sink there. Nobody wants to face a wall or look into a laundry room while doing dishes.

@@Conny2106 I'm not an architect, but would have been under other circumstances. I ended up teaching school. ;-)
Would like to see this with 3 bedroom and kitchen pantry. Otherwise, like house plan and exterior.
And hand rails to get in and out of the tubs/showers.
❤️Love it!❤
Hermosa ❤
I'm love with the house but I wish it came with 3 bedrooms instead of 2
Very nice
Oh my beautiful😊
Beautiful.
What soft do you use for reader?
thank you!
Flip the kitchen with the eating area. ❤
Ok love this but I need more space for two people maybe by another 50 feet
i don't need a big cold house but a warm cozy home....

Put a window in the master bathroom and it will be perfect!
Need a much larger kitchen. Room for a big refrigerator, and big pantry.
was there a pantry or did I miss
it ?
There's a closet near the dining area that could be used for pantry purposes.
Prices why aren’t there prices for sq ft ??
Lovely space! If you need tips on improving indoor air quality, I'm the expert to consult.
❤❤❤
Looks great but in what sense this is not a big house? 😂😂
It's Okay, iving room & bedrooms just to small.
Floor plan too choppy, too many angles makes construction more expensive, not enough windows with so much dark wood. Nice oversize garage that begs for an outside door. Ill look further.
Everything the same but each room twice the size.
🤎
