The plan looks great, with lots of space. I'd move the master closet over to allow access directly from the bedroom rather than through the bathroom. I like the doorless shower. The kitchen is a bit light on counters, but there's more in the pantry and laundry room for less frequently used appliances as well as more storage.

My ONLY small change would be to put a pocket door in between the toilet/shower area and the sink area in the master bath because we need a bit more knee room. I really like the storage spaces under the stairs and the loft/study up stairs.

As a retired first responder, it's perfect for safety issues. 1) great escape if in danger and 2) great way to save some if trapped in a fire and the regular stairs are unable to be used. This is a beautiful home. Everything about it. I truly do love all the designs and the detail you do. Kitchen seems cramped - I would take some space from the dining room and use it to increase the counter and cabinet area in the kitchen. Small bedroom upstairs would make a great office/craft room. I also would swap the master bedroom closet and sink/linen closet and have access from the bedroom.

The only thing, other than increasing the square footage of each room, that I’d change is the way the front door opens so closely to the stairs. A bigger foyer is needed. But I love the design of the house with all the wood and stone.
I have looked at a lot of these plans. Mostly awesome. Repeatedly though, no matter how big, the bedrooms are way too small. Most, you can't fit anything but a bed and a couple nightstands. I love dressers, chests, armoire...no room for any of that. Please add space to bedrooms.
Obviously the people who draw these plans don't live normal lives. Just because you opt for a smaller house doesn't mean they want to skip on the master. And I've already had a house where the only way to the back deck was through the laundry room. It's awkward, can be embarrassing and generally just a very undesirable feature.
While I'm sure this home is great for some folks, I didn't like it. Obviously finishes can be changed I didn't like the flow. I have built several custom homes and can tell you personally, there is no stainless steel that stays clean, too much, decorative backslash, floors will never let you feel calm, gas stoves are not good for many reasons, tvs mounted so high you look through the bottom of your glasses and don't allow rearranging the room are a no go, nobody likes sitting at a bar,...

Porch overhang creates a lot of darkness in the house. I think they could install glass roof overhang in porch area to let in light into the house

I don't like the black and white tiles, visually loud, ugly. Not in my home. No way. I like wood and stone and flagstone.
Focus more on the floor plan and less on the materials and finishes that you prefer since you would change those anyways.
