    Tama ung sabi ni David there’s always an “allure” to owning your unit as opposed to a paper derivative like REIT’s. Iba kasi ung angas or bragging rights pagka sinabi mong “Oh, I own a unit in Hotel 101” vs “I own a REIT of DD”. Although, financially, it’s just the same sa ROI.

    Thank you sir Marvin! I am one of the excited possible investors of REIT, on your past videos I did not ccapture when will the investors get their dividend profit? Lets say I invested on August will I get a monthly dividend? How will an investor get their profit? Is it on a monthly, quartlerly or yearly setup?

      April from COL says its on a yearly basis and someone I asked told me the same. That defeats the purpose of AREIT for cash flow as it claims works like rental but you only going to receive it after a year like a stock than a dividend play. This is not good for those who wants a real dividend play like some of the stocks, pref shares or bonds that pays out quarterly. Very disappointed unless they change it.

      Then rental revenue would be lower cause of the lost income from one of the buildings

    Hi Marvin, on the AREIT, what’s the catch? The property itself is owned by ayala land right? So what if you are already invested in ALI? Then they listed their properties into REIT?

      Glenn Ferriol the lands on which the buildings are on are owned by ALI, so appreciation from those lands will not benefit AREIT. The buildings are owned by AREIT, except for McKinley Exchange which is on lease.

    I will apply for Citizenship by Investment sa iba’t ibang bansa and I need proof of income and tax returns. Ala nga namang ipakita ko ang Forex portfolio ko, eh di nataxan naman ako. If it’s a huge amount, then it’s always worth chasing. I will be the “outlier”. That’s why, I will diversify into Real Estate para un na lang ang ipapakita ko.

    thank you! i learned a lot from your video. im planning to buy areit, but i am having second thoughts on buying during the ipo period. do you think the best time to buy is during the ipo or is it better to buy after the ipo( as there is a possibility that the price will be lower)? at what stock price can you say that the areit is a must buy (meaning, sort of buy below price)? thanks again dor sharing your thoughts! What are the risks in AREIT since the potential income comes from rental income, what if in the future lower or reduced the occupancy rate of it’s rental properties such the BPO offices( 62% GDL). We all know the potential of AI in the future in which a company can operate their business thru AI with the advance technology.?

    Hi Marvin! Since you are in the topic of real estate investment, perhaps you can include HVN when you do your regular video on stocks' updates. I wonder why their stock price has been consistently high? Do you think it's even parallel with the company's valuation? For years, they have not distributed dividends even though they are earning well so I wonder all the more how their investors have not waivered their confidence in the company.
    BTW, I don't skip your ads 'cause I know you put a lot of hardwork in your videos.

    Thanks sir Marvin! Question po, why do owners go on REIT? Is it also for expansion or they just want to sell this piece of their businesses because it may not be profitable during this pandemic? My initial thought is business owners are trying to sell those chickens that are not laying eggs :-)

      I think it’s both. If it’s preselling, then it’s for expansion. If it’s already built, then it’s for selling the property. The beauty of it is the ease of transactions, as explained by David. With just a click on the computer, nakainvest ka na. No lengthy documents, brokers to hire, commissions to be paid, Zoom meetings with the client. It removes the hassle part for both the company and the investor. I think it’s win-win.

    As a forex trader, nacocornihan ako sa returns ng Real Estate. But I have already reconciled in my mind a long time ago, that forex is not equal to property. Apples and oranges fallacy. And Real Estate is all about “ownership” and with it comes bragging rights.

    On another note, how do REITS appreciate sa long run? Can Lee Chiu show us sample markets in US, Singapore, and Malaysia where we can see capital appreciation and yield increase similar to the post during your video about Shell Residences by SMDC na the property value and rent yield increased after 10 yrs?

    i'm still contemplating with buying ARIET rather than Pre-selling Condo
    Would you be able to do a comparison?
    If I would pay 16.5K sa DP until turnover which doesnt earn versus buying 16.5K AREIT per month waiting for the annual Dividend.
    If projected sa 10yrs it seems that the Condo will have a better yield.

    Won't office leases get cancelled because of the pandemic?
    In New York, the people from Shark Tank (Kevin O'Leary) mentioned that AAA commercial REITS have been tanking because people do not want to work in offices anymore. In the future, working outside the office could be more commonplace than it is now so fewer spaces will be needed.
    Also another question about contracts. Ayala REIT tenants are 2-3 years contracts, what happens to the rental property if the people decide to cancel their contracts due to downsizing? How sustainable is the pipeline of Ayala REITS? Sabi daw 99% occupied ngayon, pero sure ba na for the next two years hindi sila mag bankrupt?
    Lastly, how much of the Ayala REIT proceeds will go into the REIT? Sabi kasi ni Mr. Magnun na most of the proceeds will go into ALI's hands and the primary shares worth 1.4B pesos lang yun pupunta kay Ayala REIT to expand its land holdings

      @@deantan4080 Reits coming out now are just designed to dump their real estate holding into the crash. Only a fool would buy into a REIT at this point. The money was good for the last 10 years in REIT, if it was good money now Ayala would not but spinning off their real estate into a REIT unless they see losses.

      If mabankrupt sila, mafoforfeit ung deposit nila. Office leases are long term in nature pagdating sa contracts. How about sa mga bagong rerenta? 2 points: either they need a bigger space for social distancing or they will decrease space for skeletal workforce.

    Pass on REITS. Not with this kind of business environment. Businesses almost closed or just breaking even. Debt and delinquencies are high. Too much risk is involved. Will enter post covid crisis.
