Some of the casinos will sell some rooms as condos. The owner can rent them out, but they have to give the hotel a cut to cover room service etc. A friend of mine owns a couple at the Grand Sierra resort in Reno. Makes a killing during ski season.
Tips for newbie Pikes Peak Hill Climb spectators: get there EARLY. Like 2-3 am, just so you can _try_ to get a parking spot at Devil's Playground. This year being the 100th running, it might be more crowded than usual, so you might even want to get there earlier than that. I last went for the 100th anniversary in 2016, got there at I think 4am, and Devil's Playground was already full. But you can view so many corners below from those hairpin bends right near the parking area there, it's well worth the wait. Race day, you may as well prepare for something equalling a day's camping outdoors. You'll be stuck on the mountain until at least about 7pm, so as Matt said, bring food, a good jacket (maybe an umbrella), and sunscreen. It can easily shift from being hot to cold and raining/snowing at that elevation. I forgot the sunscreen one year, and one of my ears got so badly sunburned it started to puff and blister. Maybe a folding chair as well, but you are literally on the side of a mountain, so that's whatever. There can also be dead times between cars coming up the mountain, so maybe a book or something to keep yourself occupied when there isn't a car to watch pass. Official commentary can also be listened to on a little AM radio.
Re: AirBnBs in Vegas. Done it twice for Sema. Ground floor apartments about two blocks off the strip each time. Both were super nice and hilariously economical compared to a hotel room for that week. Like $600 for the entire week, not one night.
Part of the problem with shipping cars is that there is very little money in it. Unless you are paying for dedicated transport with a timed slot (mega expensive usually) then you are always at the mercy of the company. They will usually accept the job and wait till they have got a backload lined up before setting off. Also not sure what its like in the States but here in the UK we are limited to 9 hours of driving per day (usually) plus minimum daily rest between shifts. A few 10 minute delays through the day can cost you a whole day in terms of delivery's
