Bathrooms always take longer and cost more than any inexperienced person will ever realise because they are normally a small room that you cannot fit more than 1 or 2 people into at the same time. They also often involve, carpentry, plastering, boarding, tanking, electrics, plumbing, sometimes gas, tiling, painting, underfloor heating, flooring, etc. it is by far the trickiest room in a house to renovate. On top of that everything needs to be water proof, leak free and there are specific zones for electrics. For those guys saying it should be around £4k, you are welcome to do all my bathrooms for me but you will be out of business within a year or 2. Remember that loads of plumbers are self employed so they are not paid when off sick or on holiday and there is still insurance for vans, tools, fuel, etc.
The pricing, chasing around and getting everything sorted takes so much time people don’t realise, great insight for people, take care, hope you get the job and get the chance to film it. 👍
With the bath I usually tell them that the ceiling below would be the cheapest option as the tiles would probably need to be totally removed and swapped for a near match or complete change.
Don’t know if anybody else has commented on this as I haven’t got the time to go through over 300 comments, but an infrared sensor may well show the position of a valve (future job), depending on how much heat is going through the pipe. I have just used a Flir unit connected to my phone, to trace pipework in my flooring and it worked surprisingly well. Not particularly cheap, but for a pro you would likely recover the cost fairly quickly and it would save you a ton of hassle!
Totally agree with your pricing….i go in with a mid to high end bathroom refurb around 10-12k. Fully high end £15k upwards. Also would recommend and extractor fan if theres not one there👍🏼
I’d be very tempted to put a easy remove washable blind on the window wall (not recessed) over that window, or a secondary sliding panel. Once daily splashed by a power shower, it’s gonna mold fast and get hard water spots and look cruddy. Also if I shower at night I don’t want my wonderful silhouette appreciated by all n sundry! Bit of an eye opener this as I thought that bathroom was very small (more an ensuite size) and no moving any plumbing or ufh, so to be about 8k for swapping out just above standard same place fittings, dot n dab aqua panel (removing existing tiles?), didn’t hear what flooring, a few extra spots to connect (as already some there), bit of a skim, wow……..! 7-8k was my guess depending on quality of fittings. This would be for bulk standard fittings. This is why as a landlord I take on most of the work myself only using a plumber and a sparky for speed when necessary and also a Plasterer to skim coat my boarding. Doing it my way the job would take 3 weeks to do and only cost me about 3.2k total. About 1200 for a plumber, 230 plasterer, 400 for sparky installing extraction fan etc the materials being about 1400. My time is obviously free and it would be a good free weeks from start to finish to complete. I expect you would get it done in a week, depending on the plastering
totally agree.... I do all my bathrooms / shower rooms / toilets etc. myself.... I've previously been charged what I consider too much, for a job that I could have done better myself.... That was the turning point. Done it all myself ever since. Plastering, tiling, plumbing, permitted electrics etc. Very time consuming work, but very possible to get a great result if you have the time.
Yeh, I'm in the same situation. Quoted silly money for relatively straight forward work where I'm providing all the stuff. I had leave to take from work so went up and did the 1st fix myself, will go back once it's all boarded out and the floors are down to fit the toilet, basin and shower, and I'll likely do the tiling as well. All in it will be about 2 weeks of work, based on £1k per week I'm thinking the labour cost should be about £2k but when people quote £6k they're having a laugh.
12:56 I know this is an old video but blending valves tend to be within 2m due to the risk of legionella. You could also use a thermal imaging camera to determine where the pipes are no longer hot a costly tool but can be very handy.
i always went through ceilings before lifting floors/tiles etc,so if thats an option could save your customer some dough, and easier to fix than a tiled floor :)

Good video and you covered a helluva lot there. You will be relieved to hear I have no questions or novel suggestions (because I have read the other comments😉) - however on that first video with the warm water at the bath - if the thermal imaging camera suggests the thermostatic block is under the tap - then I would suggest a quick up and under is probably worth it even if you have to take down kitchen cupboard(s) - it’s not just about being cost effective it’s also about being time effective.😉👍
It's great to see a plumber explain how pricing a job works. When I was an apprentice, I was always very keen to know everything about learning about how to do the manual side of the job. Working with tools and producing a great job was all that I concentrated on - and I actually became very good at it. But, the problem came when I found myself working for firms that were charging the customer the going rate, yet I wasn't earning much more than if I just got a shelf stacking job in Sainburys. I did eventually go self-employed, but I was still sub-contracting for massive firms. I did see my pay packet vastly improve when I did this, but the problem I found by doing that, was that when the work dried up, then so did my job. And because I had put all my eggs in one basket I was no better off. Even having a few grand saved in the bank will very rapidly disappear when you can't find a new situation. I just wished I'd been able to build up my own business without always being in someone else's pocket all the time.

Hi Mark, really enjoying the vids, on this one, was there a reason you didn't use the bath taps to put in a bar shower and forget the dreaded electric shower??
Very honest to share the realities of quoting! So many will say can be done cheaper quicker etc but if it was such an amazing deal plumbers would be queuing up to fit bathrooms but they are not!
What a nightmare that first bathroom was, whoever sanctioned that wants sacking, no thought whatsoever for any future maintenance, enjoyed the video, thanks 👍
I've come across that problem with the bath tap running Luke warm Mark, turned out to be the tap cartridge - it seemed to allowing the cold to run into the hot side. Try turning the hot water off and open the tap on hot only and see if you get cold water bypassing. Worth a try 👍
I like the upfront frankness. Only experience can tell you what you’re up against. That bathroom I would say today around the 10k mark. 7.5k is a great price.
@@MJTiffPlumbing Thank you! Please if i would send you few pictures and explain you through a message vocale, what needs to be done, would u be able to help me quote for a bathroom to be refurbished?
Re that bath, could you use a infa red/ heat tracking camera and trace it that way, maybe from the ceiling from below even? Should be a good temp gradient up to the mixer.
Reg, to that Bath (isolation) feed etc ....where ideally would u put a isolation valve on those fancy freed standing Taps/ Baths ... any ideas ...we're to fit isolation valve 🤔🤔
Interesting video. I have just renovated my own bathroom which involved moving the bath and the vanity basin to another part of the room so as to accomodate a separate walk in shower. The bath and toilet were in good condition so were reused but the vanity unit was falling to pieces so was replaced and of course there was the need to buy a shower enclosure and tray on top of the tiles, paint flooring and a heated towel rail. I haven't kept a tight tally of the costs but its around 1.5 - 2k. Taken me 3 months of mostly working weekends. Have saved a lot of money doing it myself. However I appreciate that it would be a different story doing the same work for as a professional. It's one thing doing it in your own property that you know well, know your requirements. Would be quite another doing the same work in someone else's property that you have never worked on before, having to assess what needs doing and not knowing what you are going to find.
To prevent ripping the floor up, Could you not trace the hot water pipes with a heat detector to locate the blend valve?? Flir thermal detector was the best £1500 I ever spent
A thermal imaging camera would be able to pinpoint the hot pipe work. You can get smartphone attachments now, they are around £400, not cheap but would probably pay for itself in a couple of jobs.
@@MJTiffPlumbing Aah ok. Interesting, I have had one demonstrated to me by a customer but I did wonder how useful it would be. I’ll look forward to your conclusion.
You could try borrowing a thermal imaging camera may tell you where the hot pipe goes into blending valve then goes colder after then just need to remove a few tiles hopefully? Worth a try. Glad you liked my suction pads ideas for the shower trays in the barn a few months back. Keep up the good vids and prices are good from another plumber 👍🏻
Bath = access through downstairs ceiling = massive savings for the customer as apposed to alternative. 12.5mm 8x4foot plasterboard sheet would be more than enough to cover the bathrooms access needed. Repair access with said board and skim entire ceiling = 1 day plastering and plastering materials only £450.00 tops. I would not want to get involved in that tiling looking at the rest of the work you presented. Great video 👍
Bath. My way would be from room below. 80mm drilled hole in cieling take a look in void. or feel if pipes are blended yet. if not see what dirrection and drill hole further away then see if pipes are blended yet. after your done battern holes put cores back in, bit of filler. and access panel where valve is ( IF you even find it). They could have even brought pipes up under bath and back out. So Holes from below should be easyest and cheapest to start..Good Luck MT
Last bathroom i done in Southampton was £8k on the dot. Bath out 1700 tray in,wet room shower screen, shower mixer, basin toilet vanity unit, 1200 towel rad. Aquaboard shower area and splash back, reskim walls and ceiling, move light switch to outside and extractor fan installed and waterproof Malmo click flooring.
My hourly rate is 135 an hour. But with most of my work, I just come up with a price, I always go on the high end.. example 40 gallon water heater.. 1500-1700. That includes new flexes gas and water, gas shut off while using the existing earth quake straps and disposal of old unit..Iam located in L.A county , CA. South Bay Area.. a little pricing my way, keep up the great work
Camera then only need to drill some 10mm holes to put end in Don't remove tiled floor always ceiling underneath as plasterer can patch it in cheaply by feathering it in
Another brilliant video. I liked the fact that you did talk about pricing etc. For me it is always a big struggle to price up jobs. Never sure what to charge the labour part. What to price for say: swap inlet valve in toilet and what to charge for boiler straight swap? Materials wise I am not bad but my labour costs I am always shy and underprice myself
Consider this: "What is a working toilet worth to the customer?" Of course they're happy if it's only 50, but maybe it costs 200? Or even 1000? The client has no idea, so just be realistic. Ask enough that you can comfortably do the job, and give good service. You'll never regret a fair take.
👍 Thank you again. Honesty goes a long way. Plan to start out on my own soon in a few months. Your videos, when I have time to watch, have been a massive help.
really great content mark bang on the button and makes us realise in the valleys how we sell our self short keep up the good vid, as previously said go in through ceiling or thermal image camera as you already know till the next one
Great Video. Really interesting to see your pricing. Ive done a lot bathrooms over the years and do the whole lot myself. I was around the same price too! Quoted for loads recently where I’ve been £3000more! I’ve quoted for 12days and other guys say it will take 6days only for me to get called out when there new bathroom isn’t working correctly! Builders cutting of vents and piping toilet straight into soil stack is my favourite 🤣🤣🤣
Hi mate Being a builder/plumber myself I mostly do repair work , a 100 % percent take tiles up as last resort . Go from ceiling below. Try and cut nice square holes between joist . As this looks better for the customer and also is easier/cheaper to repair and make good. Draw a square or cut round a wooden template with a multi tool . Also don’t cut to deep to avoid hitting cables or pipe work .
With that Luke warm tap in the bathroom, you could remove part of the ceiling under the bath instead of removing the bath tiles etc! Also how do you send your quotes and invoices?
Bath tap could be due to too much cold pressure coming in as most likely it's not balanced at the multi control valve in the a/c so that could be the issue. Flush the loo & run the basin tap on the cold you'll then see if it is a balancing valve issue or too much cold pressure . An idea you could approach the builders & ask them who the plumbers were & any idea where the balancing valve is, might save you alot of aggro !!
@@actorlyric balanced cold is the first thing I checked, it’s all good…. That’s ruled out. As for the builders, this is why I’m there now putting stuff right as they are not interested in fixing it let alone helping you sort it…. Thanks for the comment though👍🏼
The waste pipe job £150 mornings work, the bath out, shower etc couple of days work possibly £400 labour but customer needs to source/supply tiles, also with new houses contractors are supposed to leave details of services water etc in a handover book they get, details of that t.m.v. could be in there.
Hey! Regarding bathroom renovation. How's about moving shower position to the opposite end. 1500 X 700mm tray with a 1000mm wet room slab of glass. Rather than a sliding door so no moving parts to go wrong. Alternatively, could go with an 800mm wet room glass with a 300mm flipper on the end, would give more elbow room to get in and out. Fantastic vids 👍 great work.
I did a bathroom a few years ago, similar thing with expensive tiles etc. A few weeks later I had a call back for a leak, required bath out to rectify and potential damage to tiles. My solution was to cut through wall from next door to gain access to pipework. The pipe had a pinhole 🤬🤬🤬 Much cheaper than removing everything. The customer was happy to pay for a builder to patch and re plaster the hole I created.
Great video as always. I might have been watching a bit too much PB lately, but would a thermal imaging camera be an option for that bath mixer? Thanks for all the content and hope it keeps coming
Still watching but my thoughts on that ridiculous bath tap blender would be an infrared camera to chase the hot feed either under the tiles or from the ceiling below. Might give you a non destructive way to narrow it down.
Some freestanding taps have a temperature limiting cartridge fitted, it looks almost the same as the one on your flog except it has a red adjustable ring fitted around the blue tooth top of the cartridge, the original installer may have removed it or it could be the cartridge itself is knackered or the incorrect one is fitted.
2nd job is very similar to a block of new build flats we now look after, built 3 years ago and blending valves buried in walls. Absolutely mental, some of them don't have blending valves so they just turned the tank temperature down below legionella requirements. So many corners cut when it comes to new builds, no idea what developers are thinking.
@@MJTiffPlumbing Yeah, I have to go to the block on Tuesday and find where the rising main has given up. All boxed in and likely run up the building in 28mm speed fit if the workmanship in the flats was the norm. If you're going to look for it though, get a thermal camera and run the hot out the outlets it'll make life much easier - remembering there's only supposed to be 1-1.5m between TMV and outlet it will give you an idea if they have indeed put it near the outlet or behind the hot outlet of the tank/ entrance to the bathroom. Those are the standard locations we have been finding for them in these new builds anyway.
Great video Mark! Easily the best video you have done to date imo! Always good to get an insight into what other trades charge and how things are priced up. Keep it up mate! 👍
Great video mate. Enjoyed this, very thorough process for your pricing. As I am new in the trade and retraining it’s great to get a feel for costs . Subscribed 👍
Job 2, try a FLIR cam buddy run the hot on the basin and bath and try the cam from above and below hopefully you can see a blender from below, also try unscrewing the bath tap from the Mount and pull the tap out from the floor as far as it will go to see if they kinked the hot flex. Just a thought buddy, top vid👍.
Plumbing for 12+ years (7 residential service work, 5 and counting new commercial and high rise buildings) and I've never found a mixing valve in a residential application. I mean, am I missing something? The cartridge is the mixing valve, no? I've installed a few of these, and I remember them having braided flex lines that connect in the floor. I'd guess a kinked line or bad cartridge. Would love to know the outcome of this job
Great video mate. Stupid question about the blending valve issue but would it not be easier to pop the cellings below to find it then make good cellings, replaster and paint? No tile matching etc??
Great video this has really helped me as I’ve started going out on my own. Really appreciate you taking the time on these videos. Do you have any advice for someone starting out on there own. I don’t want to be under selling myself.
Alright mj? Regarding the blending valve job, do you charge them for the first visit trying to locate the blender and trying different things,or because your going to go back and try other things, will you charge a total for multiple visits? Thanks
For this job I just popped in to take a look, but while there thought I would try a few options, will add a bit onto the quote and if I get the job I will get it back then.👍🏼👍🏼 It was only an hour or so
in Scotland same job £6,000 maybe £5,700 also depends on quality we had a new bathroom refurb approx 25 years ago and still quality products ,13 years new downstairs bathroom build poor quality and it showed small bathrooms they are quoting budget costs of £7,000-£,8000 that way margins are good for any issues down south prices must be higher great video as usual
@@MJTiffPlumbing my wife has always said that there are many cheap bathroom suppliers out there the downstairs bathroom was cheap but we had twins at the time and it does show no doubt about it love the videos
From the video it looks like it is the cap comes off and underneath is a red thing can move it and the tap will get hotter. It looks the same on the video as the disabled one I had to do not to long ago
Best running the bath tap hot feed pipe into a bucket to check the temperature and flow rate. Hopefully help narrow down the cause a bit better then. And if it is a hidden blending valve just sack off finding it. Price to run a fresh hot pipe from the basin to the bath tap. Maybe via the ceiling below for minimum disruption

Thanks buddy….. can’t remember what it was tbh
Cracking vid very good and very interesting keep up the good work.👍👍👍
Thankyou mate 👍🏼👍🏼
I usually cut the ceiling and fit plastic access panels to any maintenance parts.
Access from underneath is limited but it’s an option👍🏼
Very honest to share the realities of quoting! So many will say can be done cheaper quicker etc but if it was such an amazing deal plumbers would be queuing up to fit bathrooms but they are not!
Indeed mate
You could possibly try a thermal image camera to find that blender, it could just show it
That mate is a VERY VERY good shout…… 👏🏼👏🏼
I may well give that a try👍🏼
What a nightmare that first bathroom was, whoever sanctioned that wants sacking, no thought whatsoever for any future maintenance, enjoyed the video, thanks 👍
Thanks mate glad you liked it
Use a thermal image camera to see where the pipe is warm up to the bath. It may help locate it without ripping everything up
Unfortunately that didn’t work either…. However we did sort it in the end, check out the video
What's the link and thanks
I've come across that problem with the bath tap running Luke warm Mark, turned out to be the tap cartridge - it seemed to allowing the cold to run into the hot side. Try turning the hot water off and open the tap on hot only and see if you get cold water bypassing. Worth a try 👍
Always worth a try 👍🏼👍🏼
Me as well, and that was a plastic cartridge. Unusual to put a TMV on the bath and not on the basin, will there be an update on this job
If you took the bath tap out, you could potentially thread an inspection camera down the hole along the pipes and see if the mixer valve is close by.
Good idea. Or a thermal camera to trace the pipes
Great video Mark. Can you get hold of a thermal camera ? Might help
Thanks buddy 👍🏼👍🏼
There is a follow up video…. Make sure you check it out😉
Thanks mate ,I'm just starting out on the bathroom side of things, done many bathrooms but for family and friends and this Is helpful.
Glad you liked it mate👍🏼👍🏼
great well balanced video keep up the good work on pricing these jobs.
Thanks buddy
I like the upfront frankness. Only experience can tell you what you’re up against. That bathroom I would say today around the 10k mark. 7.5k is a great price.
👍🏼👍🏼thanks mate
Well done mate! A new Subscriber here! Keep up the good work 👍
Thanks mate and welcome to the channel
@@MJTiffPlumbing
Thank you!
👍🏼👍🏼
To prevent ripping the floor up, Could you not trace the hot water pipes with a heat detector to locate the blend valve?? Flir thermal detector was the best £1500 I ever spent
I use HikMicro Thermal imaging….. check out the video where I sort the issue😉😉
Great video, so helpful and completely understandable. Keep up the good work and videos 👍
Thanks mate….
A thermal imaging camera would be able to pinpoint the hot pipe work. You can get smartphone attachments now, they are around £400, not cheap but would probably pay for itself in a couple of jobs.
I’ve got one mate and it didn’t show anything….. a proper one not a smart phone one….. keep and eye out for later video when I get it sorted😉👍🏼
@@MJTiffPlumbing Aah ok. Interesting, I have had one demonstrated to me by a customer but I did wonder how useful it would be. I’ll look forward to your conclusion.
could you thermal camera the floor to find the mixer?
Tried that in a later video and still nothing, however we did get to the bottom of it
Mark, could you use the thermal imager to find the blending valve and pipe run ?
I’ve tried that mate…. Still no joy🙈🙈
I will be using my thermal camera on it…Someone mentioned that earlier and I didn’t even think of it…(it was even in the van)🤣
All sorted now…. It’s in a video… interesting result
Great video Mark, great to hear you breakdown the work 👍
Thanks mate
Do you ever do the boxing in carpentary yourself? Do you really need to get someone in to do it?
Sometimes I do sometimes I get someone in…..
Have you tried looking under the utility room sink base unit for the TMV. Would be the first place I'd look. 😂
🤣🤣🤣👏🏼👏🏼👏🏼
I was gonna do that.👍
Thanks mate, thermal imaging it to hopefully see if I can find it, failing that access below is an option aswell
@@MJTiffPlumbing Now that would be ideal (Thermal Image) i hadnt even thought of that. Good Shout
Near on this price then buddy 👍🏼👍🏼
My hourly rate is 135 an hour. But with most of my work, I just come up with a price, I always go on the high end.. example 40 gallon water heater.. 1500-1700. That includes new flexes gas and water, gas shut off while using the existing earth quake straps and disposal of old unit..Iam located in L.A county , CA. South Bay Area.. a little pricing my way, keep up the great work
Nice one Timothy 🙌🏼🙌🏼👍🏼👍🏼
Camera then only need to drill some 10mm holes to put end in
Don't remove tiled floor always ceiling underneath as plasterer can patch it in cheaply by feathering it in
Yep that’s an option, however it’s a fully fitted kitchen below with limited access due to unit positions etc…. Hopefully it’s just under the bath🤞🏼
Apart from materials, what else do u factor into ur hourly rate mate? Vat? Etc
Glad you enjoyed it mate 👍🏼👍🏼
Consider this: "What is a working toilet worth to the customer?" Of course they're happy if it's only 50, but maybe it costs 200? Or even 1000? The client has no idea, so just be realistic. Ask enough that you can comfortably do the job, and give good service. You'll never regret a fair take.
👍 Thank you again. Honesty goes a long way. Plan to start out on my own soon in a few months. Your videos, when I have time to watch, have been a massive help.
Thanks Martin, that’s great me… hope it goes well
Can't you go from underneath?
Cut holes in the ceiling and find the valve that way?
Check out the video where we solve the problem😉
really great content mark bang on the button and makes us realise in the valleys how we sell our self short keep up the good vid, as previously said go in through ceiling or thermal image camera as you already know till the next one
Thanks Mike….. costings is all area relevant aswell mate👍🏼👍🏼
Brilliant video as always!
Dont know if it helps but I have twice found a blending valve under freestanding bath next to the waste!
That’s what I’m hoping for 🤞🏼🤞🏼
Great Video.
Thanks mate, glad you liked it
thermal camra run hot vue from room below to trace pipe work
Couldn’t see anything with a thermal buddy, tried it on a later video
@@MJTiffPlumbing just a thought
👍🏼👍🏼… tried literally everything…… make sure you catch the video how it was solved
Thanks for this video, really interesting to watch some else pricing. I’d have been in the exact same ball park for the bathroom
Thanks James….. 👍🏼👍🏼… glad you enjoyed it mate
Tiff, do you ever get the customers who want to do the ripp out themselves? Taking out all the fixtures and fittings, tiles etc
Yes from time to time….. will save them a few hundred quid, but usually takes them longer to be perfectly honest
Thanks for the comment 👍🏼👍🏼
@M J Tiff Plumbing 😂😂😂😂 and don't forget to tie your shoelaces and put socks on
When you whip that bath out youv got the area that the bath covers to make access to find the mixer !! I bet its bang under the bath tiles
Hopefully 🤞🏼🤞🏼
Go from underneath to find that blender mate then get the plasterer to repair make good might be a good shout Iv had that before
Yep that’s an option if we need it
Very informative pal, Top bloke 👍🏻
Thanks mate 👍🏼👍🏼
Could you get a thermal imaging camera maybe and point under bath from floor below and see if theres anything obvious?
Indeed I could….. (I assume you’ve seen tonight’s video??)
With that Luke warm tap in the bathroom, you could remove part of the ceiling under the bath instead of removing the bath tiles etc! Also how do you send your quotes and invoices?
That’s an option if need be but it’s a fully fitted kitchen with not much access…
Quotes and invoices via Email 👍🏼👍🏼
I’d take the tap off the bath and run the hot through the flexible hose to see if it runs hot.
@@Sparks1Plumbers0 looking like it’s the only option….
The waste pipe job £150 mornings work, the bath out, shower etc couple of days work possibly £400 labour but customer needs to source/supply tiles, also with new houses contractors are supposed to leave details of services water etc in a handover book they get, details of that t.m.v. could be in there.
About the same on the waste job then buddy 👍🏼👍🏼
Yep, that’s an option but the customer wanted a price for a full “cubicle” style.
I like fitting the flipper screens, think they work well
Gotta go with what customer wants mate. I say spot on with those prices 🎯 down on south coast.
Am learning quite a lot from you m8,stay Blessed 🙌
Thankyou mate, glad your enjoying it
I did a bathroom a few years ago, similar thing with expensive tiles etc.
👍🏼👍🏼
Hi . Long shot, but have they put the blending valve in the vanity unit and come back on themselves?
Nope unfortunately not
Great video as always. I might have been watching a bit too much PB lately, but would a thermal imaging camera be an option for that bath mixer? Thanks for all the content and hope it keeps coming
Yep the thermal camera will be coming out this week on it😉
Any recommendations of thermal cameras?

Keep your eye out on my channel at 6pm tomorrow😉😉
Hi Mark, great video, re, The house with the bath and shower, if you don't get the job, then you have lost an hours pay, am I right?
You could look at it like that…. But that’s part and parcel of being self employed
Still watching but my thoughts on that ridiculous bath tap blender would be an infrared camera to chase the hot feed either under the tiles or from the ceiling below. Might give you a non destructive way to narrow it down.
Yep thermal camera will be used this week to try and help the location…👍🏼
How long a warranty is usual on the work that gets done? If there's an issue?
Could you take a floorboard up outside the bathroom and get a inspection camera under to see if you can see the blending valve?
Always an option… and going from below
Some freestanding taps have a temperature limiting cartridge fitted, it looks almost the same as the one on your flog except it has a red adjustable ring fitted around the blue tooth top of the cartridge, the original installer may have removed it or it could be the cartridge itself is knackered or the incorrect one is fitted.
Exactly why I took this one out👍🏼….. it’s not a temp limiting one and still the temp is low so it points elsewhere…
Thanks mate.
It’s a nightmare mate, honestly…..
And the worse bit is you can’t price for something you don’t know
@@MJTiffPlumbing Yeah, I have to go to the block on Tuesday and find where the rising main has given up.

Yep that’s an option I will be trying this week👍🏼
Job 2, try a FLIR cam buddy run the hot on the basin and bath and try the cam from above and below hopefully you can see a blender from below, also try unscrewing the bath tap from the Mount and pull the tap out from the floor as far as it will go to see if they kinked the hot flex. Just a thought buddy, top vid👍.
Thanks mate, had a thermal camera on it in a follow up video… still no joy
Plumbing for 12+ years (7 residential service work, 5 and counting new commercial and high rise buildings) and I've never found a mixing valve in a residential application. I mean, am I missing something? The cartridge is the mixing valve, no? I've installed a few of these, and I remember them having braided flex lines that connect in the floor. I'd guess a kinked line or bad cartridge. Would love to know the outcome of this job
Keep watching the later videos for the outcome
@@MJTiffPlumbing awesome! Thanks

Stupid question about the blending valve issue but would it not be easier to pop the cellings below to find it then make good cellings, replaster and paint? No tile matching etc??
Or as it has downlights can you pop one or two daom and put a small camera up and look for the pipe work then follow it??

that way margins are good for any issues
down south prices must be higher

8:30. Have a look in the downstairs utility room, bet its under the sink😂
🤣🤣🤣🤣
The carriage from the bath tap is a blending valve take the blue cap off. It’s the same as a disabled sink tap
You certain on this mate???
From the video it looks like it is the cap comes off and underneath is a red thing can move it and the tap will get hotter. It looks the same on the video as the disabled one I had to do not to long ago
Thanks mate, deffo something I will look at if I return
Best running the bath tap hot feed pipe into a bucket to check the temperature and flow rate. Hopefully help narrow down the cause a bit better then. And if it is a hidden blending valve just sack off finding it. Price to run a fresh hot pipe from the basin to the bath tap. Maybe via the ceiling below for minimum disruption
First thing to check is the hot and cold fed from the same source easy to do if there is 2 sources turn one off.
Seen hot fed from the attic and cold from mains b4.
That will be 3k please.
