Sir, row villa projects are not covered under RERA(500sq.m>Project).. plz help over this in case of Rajasthan State. Each villa is being sold as single entity, what measures we have to take where possesion is about to be delivered in one year as 80%construction is completed already. Also, builders is ready to transfer entity of unfinished property and providing in written that construction will be completed by him only but to save GST on fully completed property, this route is taken as this will save SD +Reg. Charges. I BELIEVE will get your answer in the same way you have uploaded ultra fine and fabulous videos for help of innocent and first time buyers.
If individual units are part of a bigger project, it has to comply with RERA. You can get in touch with other buyers. Then you will be in a better position to negotiate with the Builder.

I have purchased the a flat in gurugram in affordable housing scheme in 2021. According to CLP plan i have paid 10% of flat cost by self and 90% from bank loan. But on time of last installment payment bank hold 1% of total cost of flat eg. Rs. 27000/- and disbursed the remaining demanded amount to the builder. Bank inform me that hold amount will be disburse to the builder after OC. I have already informed about this bank trem to the builder in writing but builder imposed delay payment interest on me. Please guide what is the rera guidelines on above mention case. is builder authorized to charge delay payment or can cancel my unit after 99% timely payment...?

Sir, row villa projects are not covered under RERA(500sq.m>Project).. plz help over this in case of Rajasthan State. Each villa is being sold as single entity, what measures we have to take where possesion is about to be delivered in one year as 80%construction is completed already. Also, builders is ready to transfer entity of unfinished property and providing in written that construction will be completed by him only but to save GST on fully completed property, this route is taken as this will save SD +Reg. Charges.

If individual units are part of a bigger project, it has to comply with RERA. You can get in touch with other buyers. Then you will be in a better position to negotiate with the Builder.

I have purchased the a flat in gurugram in affordable housing scheme in 2021. According to CLP plan i have paid 10% of flat cost by self and 90% from bank loan. But on time of last installment payment bank hold 1% of total cost of flat eg. Rs. 27000/- and disbursed the remaining demanded amount to the builder.
Bank inform me that hold amount will be disburse to the builder after OC. I have already informed about this bank trem to the builder in writing but builder imposed delay payment interest on me.
Please guide what is the rera guidelines on above mention case.
