    Thank you for the video Mukul! We usually buy real estate in places where we have a connection- home town, home state etc. because due diligence and paperwork is easy. Most times, sale deeds are also written in local languages, so buying across the country becomes very difficult. As an investment idea, what is your recommendation wrt real estate buying - should one buy in the place where they have some roots or should it be anywhere in India where there is growth potential? Looking forward to your thoughts. Thanks!

      generally registry sale deed ko kehte h & hiba-nam Gift deed hoti h. it needs 2 attesting witness + acceptence of gifted property also.

    सर मैं एक प्लाट लेने का सोच रहा हूँ लेकिन मुझे उस पर कुछ संदेह हो रहा है ।
    उनका कहना है कि मेने प्लाट का diversion और building permission le li hai but T&CP nahi kiya hai और unke nakse me plot size 800 squre feet k hai lekin wo usko 1000-1200 square feet me customers ki need k anusar sell kar rahe hai matlab nakse me changes kar raha hai..
    Us land pe pvt bank se loan bhi mil raha hai..
    Toh bataiye sir kya karna chahiye??

      Ye ek tarah se froud hai. Usse bach kar rahiye. Jaha tak meri jankari hai pure plot ka size of land ka size mila kar dekh lijiye.. mai bhi plot lene ki soch rha hu par mujhe bhi abhi malum nhi hai ki plot me kya kya check karna chahiye. Bahut sare log nakse me plot dikha deta hai par utna land farmer se nhi leta hai. Total size ko add kar me dekh lijiye ki farmer se utna hi land liya hai ya badha chadha kar customer ko bata rha hai.

    Advance agreement should be not lesser than 25% to avoid legal issues. On the date agreement documents should be thoroughly checked by an Advocate. Should not think of fees to pay him which can save us.

    Sir kisi bhi land ,ya open plot ko identify kaise karein,ke land ya open plot ,forest hai agricultural hai ya non agricultural hai.,matlab types of land,
    And forest land kis zone mein aati hai ye khareed sakte hain ya nahin.khareed sakte hain to kyun aur agar nahin to kyun.

    Greetings Mukul ! thanks for the informative video, I need a basic clarification on the returns part when you spoke on the pros of buying a plot - the avg figure of 30 % , 20 % etc you mentioned are annual returns , correct ? and not over the suggested 5 yrs of span?

    Jaisa ki aapne default condition bataya usme agar seller default kare to ham advance (e.g.20%of value) ko claim kaise kare.

    I visited a site layout ! Which was surrounded with ample farmhouses and 4 major Institutions (2eng & clg 2CBSE schools) Road Touch and a Railway Crossbar 3km nearby, it was 17 km drive from city center... so do u think it will have appreciated value in the coming year?

      Agreement for Sale can be notarized but Final Sale Deed should be registered.

      Khali plot pe loan thoda mushkil hota lekin kafi banks case by case basis pe approve kar sakte hain. Lekin agar aap construction karte hain plot pe to apko combined loan asani se mil sakta hai.

      Yes Jay Shankar. Agar approved layout hai to dakhil kharij ki zaroorat nahin hain. Aap ye confirm kar lijiye ki plot govt approved hai ki nahin.
