Also the UP Bhulekh land record is showing it to be registered under Mr.X and his son and neither the name of Mr.Y nor my father is showing in the record. Thanks for the detailed information. As said, in case of built-up property (other than agricultural), the Registration of the property is final proof of ownership and Mutation is only for Property tax. So, mutation is not required to prove ownership ?

Also, while one goes till mutation to complete the transaction, it still does not rule out the seller may have previously sold to someone else, and it may not be in our knowledge (information hidden by seller), how can one mitigate this risk?

It just states the name of the person from whom the property tax should be collected. That's it.

Sir I recently purchased a residential DDA flat in Delhi and i need to do the mutation so please suggest me that is it ok and safe to do the mutation through online option (E-Change of name) while if i get the mutation done offline through my property dealer who is asking Rs. 20,000 including Rs.11000 as fee to the MCD ?
I want to know that what is the exact mutation fee/cost and if i apply through online system can it be problematic as you know MCD officers can come to the home for verification and ask more money on the name of encroachment etc?

You need to apply for sdm permission to buy land from sc st.....then you will ho for registry then for mutation...
