      A land has been sold during stay order by civil court and the purchaser has captured the land even after the promulgation of 144 by SDM.what should I do to get it.? Because this land previously was under my share.The opposite party are powerful persons.

    Few questions, would be great if you can answer them.
    This is for a built up property in Delhi (A flat)
    1. Is "e change of name" same as mutation?
    2. Can i just use the UPIC (property ID) transfer option to tranfer UPIC from previous owner to myself, that would also update the property tax records if i understand correctly.

    धन्यवाद इस महत्वपूर्ण जानकारी को सरल शब्दों में समझने के लिए। सर मैंने सुना है हरियाणा में आजकल आपकी म्युटेशन अपने आप ही हो जाती है रजिस्ट्री के समय उसकी फीस भी वहीं भरवा ली जाती है। अगर मैंने 5 नवंबर 2019 को एक रजिस्ट्री करौ तो उसकी म्युटेशन हो गई है या नही कैसे पता करें ऑनलाइन ।

    My father bought a land from a certain Mr.Y who didn't get the mutation done on the land which originally belonged to a Mr.X. Also the UP Bhulekh land record is showing it to be registered under Mr.X and his son and neither the name of Mr.Y nor my father is showing in the record. My question is - Can Mr. Y(Who hasn't done the mutation) sell the land to anyone? Is this a fraud ? Or should my father get his mutation done in his name and the land will be his... Please explain this Sir 🙏

    Thanks for the detailed information. As said, in case of built-up property (other than agricultural), the Registration of the property is final proof of ownership and Mutation is only for Property tax. So, mutation is not required to prove ownership ?

      No, Mutation is not the proof of ownership.
      It just states the name of the person from whom the property tax should be collected. That's it.

    The way which you explained is very nice. n language clarity is perfect.
    I am staying in Pune n senior citizen having property at Raipur.
    I got all municipal record on line n paying all taxes n electric bill on line.
    But I couldn't get success in finding my land record in Bhiyan software.
    My residence is in Naharpara which is missing in software.
    Even I couldn't get B1 record of my property.
    If you have any idea plz guide me

    Thank you. Your vedio is very informative. You showed in your vedio that for a house property, mutation is not required in land records if the mutation is done in municipal records. Is this true in all states in India or this varies from State to state? I am asking this because I live in छत्तीसगढ़ state and here some lawyers are saying that mutation in land records is essential if mutation in municipal corporation had already been done for a house property to sell or transfering it to anyone.

    मेरे पिताजी 2001 में खेती वाला जमीन रजिस्ट्री कराई आज तक म्यूटेशन नहीं हुआ। मेरे पिताजी और विक्रेता दोनों दुनिया मैं नहीं रहे । अब विक्रेता और विक्रेता के छोटे भाई के बीच जमीन बंटवारे विवाद में मे कोर्ट केस हुआ है,तो विक्रेता के छोटे भाई मेरे खेत की बुवाई रोक दिए हैं विक्रेता के छोटे भाई कोर्ट का ऑर्डर दिखा रहे हैं कि हम दोनों भाइयों को आधा-आधा जमीन लेना है इसीलिए मेरे जमीन से भी आधा लेने के लिए बोल रहे हैं। मेरी बहुत बड़ी गलती है कि मैं म्यूटेशन नहीं कराया। अब क्या करूं सुझाव दिया जाए।

    Thank you for the informative video.
    For agriculture land, should one then insist on making final payment at the time of mutation instead of sales deed registration?
    Also, while one goes till mutation to complete the transaction, it still does not rule out the seller may have previously sold to someone else, and it may not be in our knowledge (information hidden by seller), how can one mitigate this risk?

      @@nishp8202 No , owners usually won't agree..instead , ask them to first complete mutation to their name, then discuss of sale deed and further mutation to your name

    Very useful video. If a person applies for loan on a property that has been given to him by gift deed, should the loan be sanctioned. Or any other doc is needed ? Like mutation ? Property here is a built up house.

    Sir mutation banne ka legal time kitna hota hai or kitna legal charge hota hai.
    Aur yadi mutation legal time mein nhi banti hai to hum kya kya complain kr sakte hai . Sir is topic par ek vedio aap jarur banayen .

    Some times, land developers acquire agricultural land and convert into salable residential plots. In that case, whether mutation is compulsory. In one other case, some time, some colonies are in Panchayat area, after some if municipal committee takes it its jurisdiction , in that case mutation is required. Pls advise.

    Maine 2018 me ek residential plot buy kiya tha lucknow city me. Abhi main upbhulekh par khasra no. Daal de check kar raha hoon to records not found show kara raha hai. Abhi mujhe construction nhi karana hai. To kya mutation karana jaroori hai ya baad me jab construction karayenge tab nagar nigam me register kar sakte hain? Please clear my doubt sir!

    UP me municipalities ke bahar kisi agricultural land ki CLU u/s 143 karne ke baad us land ka mutation nahi hota aur us land me plot purchase karne Wale ka mutation nahi hota. Is case me hum kya kar sakte hai?

    Sir I recently purchased a residential DDA flat in Delhi and i need to do the mutation so please suggest me that is it ok and safe to do the mutation through online option (E-Change of name) while if i get the mutation done offline through my property dealer who is asking Rs. 20,000 including Rs.11000 as fee to the MCD ?
    I want to know that what is the exact mutation fee/cost and if i apply through online system can it be problematic as you know MCD officers can come to the home for verification and ask more money on the name of encroachment etc?

      Aapnay 143 me darj nahi karavaya hoga pahlay ..Ab kuch nahi ho sakta ...Daakhil kharij nahi hoga ..Agar aapnay apnay naam se khareeda hai tb ...143 vaalay ke liye daakhil kharij ki shayad jaroorat bhi nahi ...Kyounki plots ka daakhil kharij up me nahi hota hai

      Mutation is must otherwise seller can resell flat again this property to someone else in government record this property still exists in seller name

    What about the mutation in case you are buying a property from SC/ST?

      Even I got a SC land in Dehradun.
      But we can't do mutation

      You need to apply for sdm permission to buy land from sc st.....then you will ho for registry then for mutation...

    सर जी मैं लखनऊ में प्लाट खरीदा हूं जिसकी रजिस्ट़ी भी हो चुकी है क्या म्युटेशन कराना जरूरी है ।म्युटेशन के लिए नगर निगम या तहसीलदार के पास जाना पड़ेगा । कृपया जरूर बताएं ।

    Asset yogi very well explain you are doing sterling. Job I own property in Gujarat India it’s two bedroom flat bought in 1992 , sale deed mention about ground floor and terrace common use , I would like to find out about undivided share in land , after 25+ years they have locked up terrace and cordon of ground floor any information regarding highly appreciated

    what if Mr. A purchases agricultural land, executes sale deed but doesn't get the mutation done and constructs an apartment complex.
    Thereafter, Mr. B,C,D and others like the flats and purchase 1 flat each.
    For these 3 ppl the flats are "built-up" properties correct?
    do they need not worry here or they need to so smthng?

    Very nice sir 🙏🏻🙏🏻🙏🏻🙏🏻🙏🏻maine Gwalior me ek makan M. P housing board society ka resale ka kharida hai. Sale deed me lease likha gaya hai. Nagar nigam me property tax har saal jama karta hu. To kya mai samjh lu ki nagar nigam me mutation ho gaya hai. Aur kya iska mutation M.P housing board society me karana jaruri hai? Plz uchit salah dijiye

    खेत खरीदने के पहले इंतकाल निकलवा के देख लिया कि उसी के नाम है और किसान कर्ज चेक कर लिया कितना है अब और क्या चेक कर की विवादित तो नही है? रजिस्ट्री भी करा ली है पर दाखिल खारिज के लिए तहसील से घर पर एक कर्मचारी आया था बल्कि 1 महीना भी लिए हुए नही हुआ है

      Saurabh Srivastava Agar same land pe loan hai to bank complete recovery ke baad hi release karega. Aap seller see baat kijiye aur loan clear karne Jo kahiye. Otherwise unko boliye ki apko FIR karni padegi.

      Sir usne jhuth bola ki 1.25000 hai us par but manager kah rhe hai hi dono bhaiyo ka loan close karana padega jo ki 270000 hai.. wo log mujhe dhamki b de rhe hai ki cash do ya kisi aur bank me cheque jama karo hm log loan adaa nahi karege...

Sir vaad.up.nic site se mere par msg aaya hai ki un logo ulta mere khilaaf mukadma kiya ki maine paise nahi diye meri galti thi maine cash de diya tha rupaiye...air plz advice any idea..mai apna bachaav kar saku...

    Sir... Maine ek bahut chhota sa flat liya h 332sqft ka, 9 lakh me.. 17 march 2023 ko registratry v ho gya h.. Bt av tk mere flat me water connection, electric connection, plumbing ka kaam complete nhi hua h... Promoter 3 mahino se call v nhi utha rha.. Papers sare clean h, maine corporation se check krwa k paisa diya h.. To kya mujhe av mutation krwa leni chahiye... Plz plz suggest me sir...
