Sir,my dad had purchased a plot of land from the seller and we have sale deed and my dad had completed mutation process long ago.. But now after 20years later we have got a 'Title Suit' notice from court..its a third party claim where third party is saying that our seller sold us plot from his area..third party is saying our seller and they had adjoining land... I hope u have understood the matter,so plz kuch baatiye abhi kya kare?

There is a chance Advocate may also cheat just by giving in writing on his letter head

Sir, does no encumbrance certificate provides us the details of equitable loan as such I have seen in one of your videos that it doesn't get showed on encumbrance certificate and what would be the solution for that if in case?
Yes, you are absolutely right. Equitable Mortgage is not shown in Encumbrance Certificate. That is why you need to check multiple documents. You have to ask original ownership documents from seller. If in case he is not able to produce, the property could be mortgaged with a bank.

Although rera has all these info...But still no retail investor can have surety...N if any buyer go with this checklist he she may prefer to leave on rant rather buying property...

You should be able to cross question the advocate. Advocate must submit propety title chain and proofs along with title search report.
