Great content, you mentioned you can't sandwich a residential between two sui generis HMOs, does this apply to terraced houses only? What about semi-detached houses?
@@francescathiam7206 that’s a really great question. I know that council by council things will be slightly different, so I can’t give you a direct answer, however I’d hazard a guess that you can’t. Where is it you’re thinking about investing? Have you checked their regulations on HMOs?
Thanks for replying, I'm looking at investing in Kent Gillingham. Falls under Medway Council. Unfortunately the HMO regulations doesn't really answer the question.
@@francescathiam7206 Medway council will have a Local Plan and their HMO regulations will be in there. I’d suggest reading through that to figure it out or contacting the planning department and asking the same.

Anyone watching this who hasn't got two braincells to rub together - he's pitching you £100k return on £15k. think about it....... his website cant have cost more than £200 or he did it himself..... even legitimate rent to social housing schemes are middle man schemes to screw landlords out of the management rights to their property... sounds legit, take my money (flagged for scam)
Hi, it's a shame you've not understood the video so I'll address your pointds below so to be clear for everybody else's benefit: 1. There's no pitch in the video, the download is a calculate that shows how to turn £15k into £100k over about 7 years. If you give yourself a respectable amount of time it's more than possible to do that. 2. Yes I did my website myself! Quite proud of it actually. 3. No one is looking to screw Landlords here, but there are unethical people in this industry, as there is in all industry.

The best advice I can give you is to go and search out yourself. One provider may pay preferential rates but their terms may not be what you want. So many variables.

@@hassanamir387 so many different providers across the country there’s too many to name. It also depends on the type of property and postcode.
@@jonnymarsden can you name one that’s providing rates that high, because I’ve spoken to so many social housing / supported living /temp Accomodation etc providers and they’re only offering maybe a little over market value, not £2500 on a 1 bed that’s market rent is £1000(which is how much citygate claim they’re being paid)

What security structure do you have in place in the event you went bust?
Hi Daniel, great question. I’ll be covering this off in a video coming up soon, but in short we have it written into the contract that a legal representative have to assign the rent straight to you, our investor, rather than it coming through us first. This is a question we get A LOT, and one that we’re very happy to provide security on.

Not always this straightforward. For instance, my neighbour rented his flat to a housing trust. As you're aware, they house people from all walks of life who are likely to engage in antisocial behaviour. Long story short, my neighbour got assaulted by an individual the housing trust sent to the property. The whole building complained about it and forced the landlord to end his contract with the housing trust. It's a risky business
I’m sure you’d agree that no investment is straight forward and comes without some element of risk. Any providers do house people from all walks of life, but that doesn’t make them more likely to engage in antisocial behaviour. Siting just one rare occurrence isn’t enough to make a blanket statement like this. I’m sorry to hear about what happened to your neighbour, but please don’t tarnish all with the same brush. What you’ve mentioned is not common and shouldn’t be seen as so.
So for their £15k, the client is making a profit of around £220 per month

Yes you can absolutely renew - you can renew either on the same project if all parties want to continue, or we can move the money across to another project.
So you’re putting out £21,600 in a property you don’t own to net £145/month??
These numbers don’t seem correct to me, in fact they are far too low. Right now you can invest £30,000 in a property you don’t own and net £183/month.
@@jonnymarsden I may be wrong but the figures on the spreadsheet indicated that you injected £21,600 upfront and over the 60 months term you’re paying the landlord a total of £24,600…your total turnover over the 60 months term comes to £54,900….(£54,900 - £21,600 - £24,600 = £8,700). £8,700 is net profit over the 60 month term, broken down monthly is £145.
@@bangals32 hey there - We paid the £24,600 in total here, and I receive £915 a month back for 60 months. £24,600 / 60 = £410. £915 - £410 = £505. My net profit here is £505 a month.
So who pays for the setup/refurbishment cost?

Glad you got some value from it. We normally charge between £2k - £3k per deal but it's very dependant on how many units an investor is acquiring, refurbishments and furnishing costs too. I genuinely think the vast majority of strategies out there are good and will be right & wrong depending on your situation. If you are new to property and / or you don't have any capital to invest yourself, I would start with gaining knowledge around your chosen strategy i.e. R2SH, BTL, FLIPS etc, and then raise investment from a third party investor.
Need to look into social housing.I’ve done long let’s for private landlords but need a better income so thinking of Airbnb didn’t thin about social housing but this may also be another avenue

So if you were capable of purchasing say 10-15 of these R2R Social Housing units. You could massively grow your investment over a short period of time continuously reinvesting back into social housing? Seems like a great way to grow capital. Do you have a lot of investors that do this? What are the major pitfalls with this sort of strategy? Also what usually happens after the 3-5 year contract? Are the contracts often renewed?
Hey there, thanks for your comment! Exactly that. I've actually put together a calculator showing how your investment can compound over time, just a few finishing touches and I'll be releasing it to the public. Almost all of our investors do this. For example; they invest £75,000 and receive an income of £3,000 a month from that. In 25 months they're monthly payments would have reached £75,000 and they can afford the next investment, but now they have £6,000 coming in a month. And so on and so on. Pitfalls would be us, the landlord or the provider going bust - but we have measures and security in place for that. There's a lot of moving parts with contract renewals so I couldn't give a conducive answer, but in short there's always new options available. So basically i need to fork out approx £80k on a property to give you with an additional £15k to receive £650 per month for 3 years. However i see on RUclips where a different company is asking for £13.5k & gives £500 per month for 3 years which would save me forking out on a £80k property. I know my return will be less however I'd still have £80k in my pocket. Your thoughts please 🙂
Hey, thanks for your comment! You threw me off a little here and made me go back through the whole video as I was CERTAIN I didn't mention £80,000 anywhere... where did you get that figure from? The way in which we would work with an investor is similar to the latter of what you have mentioned. We ask for approx £15,000 and pay you back approx £600 a month. I honestly don't know where you've got this £80k figure from...

Good stuff thanks. There are a lot of R2R and R2SA deals being offered at the moment that claim to be able to offer a full hands off situation and paying back hundreds every month for a minimal initial investment. The deal sourcer presumably isn't involved in any aspect of the management and wants to get out of there with their £2k as quickly as possible. So my question is- why would a Lettings manager manage your R2R for you and only take a small cut? I have come across one guy on a property website saying he did one of these and receives almost no money at all, the people in the middle keep the profit every month
Glad you enjoyed it Duane. You know some of these R2R deals can chuck back a hefty lump of change each month, but unfortunately a lot of them (particularly R2SA) promise such high numbers that the amateur investor will be spellbound and go for it with no due diligence.
