    Hi! You’ve got some of the numbers a little wrong )I assume you’ve just rounded them up!) so I’ll go over it again for you;
    £15,800 invested for 3 years would return a NET profit of £8,500 yes. Yearly that’s a return of £2833.40.
    £24,300 is paid back over 3 years (£675 for 36 months).
    And as you said that return you just shy of 18%! A great deal for sure!

    After the 3 years is ended can you renew ? Or is it all up to the social housing company ?

      Yes you can absolutely renew - you can renew either on the same project if all parties want to continue, or we can move the money across to another project.

    Hi Jonny, can you clarify? You state that £16,000 invested will give £8,500 pure profit. Does this mean £24,500 is paid back over 3years, (£680.55 per month), giving a return of just under 18% per year? Thanks.

    Hi Johnny, So what if investor wants don't have money upfront but can do rent 2 rent, do they still have to pay certain amount apart from 3k for the Deal and monthly bill to the original owner of property?

    So you’re putting out £21,600 in a property you don’t own to net £145/month??

      These numbers don’t seem correct to me, in fact they are far too low. Right now you can invest £30,000 in a property you don’t own and net £183/month.

      @@jonnymarsden I may be wrong but the figures on the spreadsheet indicated that you injected £21,600 upfront and over the 60 months term you’re paying the landlord a total of £24,600…your total turnover over the 60 months term comes to £54,900….(£54,900 - £21,600 - £24,600 = £8,700). £8,700 is net profit over the 60 month term, broken down monthly is £145.

      @@bangals32 hey there - We paid the £24,600 in total here, and I receive £915 a month back for 60 months.
      £24,600 / 60 = £410.
      £915 - £410 = £505.
      My net profit here is £505 a month.

      Hi @poplarboydavid - Yes there is risk and I wouldn't say that there are any investments that are fail safe. In my humble opinion, this is the most reliable type of investment I have in property, and it definitely the most passive. Does that help?

    Does this 18600 refurb cost have to be paid at once upfront?

    I am bit confused, how can you find that landlord to rent out a 4 bed house/flat for £410 pm rent as you mentioned in video?

      Hey @Londonsingh - It's very much dependant on the Landlords situation. Some have neglected their property for so long, don't have any money in the bank to refurbish it and can't let it out because of this. When we come along and offer them monthly payments and total management of the property, as well as being able to keep all of the new furnishings after the term, it can be a good deal for some people.
