However i see on RUclips where a different company is asking for £13.5k & gives £500 per month for 3 years which would save me forking out on a £80k property. The way in which we would work with an investor is similar to the latter of what you have mentioned. We ask for approx £15,000 and pay you back approx £600 a month. We want to do a first time HMO, we're in the Bradford/Halifax area and we cannot seem to find any Social housing that will take us on a deal, the council schemes don't offer what these kinds of videos seem to suggest. I wonder where we're going wrong, the social housing providers only want to buy their own houses, they wont take ours on. Many thanks, great video.

Hey Vishnu, thanks for commenting! The repayments are essentially paying back your original investment PLUS your interest each month. Essentially the investor is paid back their original investment before the term period ends. Does that help?
Not always this straightforward. For instance, my neighbour rented his flat to a housing trust. As you're aware, they house people from all walks of life who are likely to engage in antisocial behaviour. Long story short, my neighbour got assaulted by an individual the housing trust sent to the property. The whole building complained about it and forced the landlord to end his contract with the housing trust. It's a risky business

Any providers do house people from all walks of life, but that doesn’t make them more likely to engage in antisocial behaviour. Siting just one rare occurrence isn’t enough to make a blanket statement like this. I’m sorry to hear about what happened to your neighbour, but please don’t tarnish all with the same brush. What you’ve mentioned is not common and shouldn’t be seen as so.

I've actually put together a calculator showing how your investment can compound over time, just a few finishing touches and I'll be releasing it to the public. Almost all of our investors do this. For example; they invest £75,000 and receive an income of £3,000 a month from that. In 25 months they're monthly payments would have reached £75,000 and they can afford the next investment, but now they have £6,000 coming in a month. And so on and so on. Pitfalls would be us, the landlord or the provider going bust - but we have measures and security in place for that. There's a lot of moving parts with contract renewals so I couldn't give a conducive answer, but in short there's always new options available. Do the landlords need to ask permission for this from their lender if the property is mortgaged? If yes, what is your experience, do rhe lenders aloow them to rent to this model?

The only place I see this advertised is from property investors, middlemen asking for money and leaving all the work to them? What happens if your company goes bust is it a full money back guarantee as well? 🤔
Absolutely 100% couldn’t agree with you more, no investment is risk free. I’ve been investing for 13 years now and every investment I’ve made has had some element of risk to it. You will never hear me saying these are risk free so I can only assume you came to this conclusion on your own, or have you heard this elsewhere? The providers we work with have won government / home office backed contracts. I don’t understand your question - leaving all the work to who? Genuinely interested in what you mean here. No one should be offering a full money back guarantee on company bankruptcy, I’d be worried if they were mate. We also don’t offer any guarantees. As far as I know only the bank should be offering money back guarantees, up to £85k. That’s not to say we are without security though, we do have it in place.

Yeah our investor would have made a net profit of £220 a month.
