Moving to Lynchburg Virginia? Check Out Trent's Landing
There are a bunch of nice places to live in the Lynchburg, VA area. One area that has some very nice homes is Trent's Landing. And I do say "nice" quite a bit in this. video. But I also give you some stats on active homes...pending homes...and sold homes. It's not a cheap place to buy. (Square foot price is around $250.) So you're most likely buying a primary home here and not an investment property.
But, hey...isn't all real estate an investment of some sort??? The value keeps going up!
You are very close to 460 and 29 and 5 to 15 mintues from most places, from downtown Lynchburg, to Liberty University, to London Downs Golf Club. And of course some good food and good ice cream.

    Thanks buddy for the good video! I am considering moving to somewhere in Virginia and opening a restaurant there. I would be coming from around the Raleigh, NC area. I had to move out of Raleigh. The stress from the cost of living was killing me, it literally was robbing me of my health. I would have frequent lightheadedness and would even pass out when I saw bills and things. I think Lynchburg, VA looks promising as the cost of living seems relatively low.

    Campbell County is higher for taxes than Lynchburg?! As a resident I've always heard people complain about the taxes here and how they wish they were more like the areas around us. I thought Campbell County were much lower.

      Campbell county is lower. Lynchburg City real estate tax = $0.89 per $100 value. Campbell County = $0.45 per $100 value. Lynchburg City Property tax (like your car) = $3.80 per $100 value. Campbell County is $4.11 on the books…but they only use 50% of the value, so effectively it is $2.06

      @@Living-In-Lynchburg-Virginia Ah, just PPT then and only "officially", makes more sense now. I've always heard people talk favorably about CC for taxes. Lynchburg just jacked our taxes up this year by majorly increasing our appraised values. Somehow my house suddenly became worth $30,000 more and they claimed it was due to the price of wood being more expensive due to supply chain shortages. But my "favorite" grift is the trash pickup fee. Instead of a $45 annual decal they claimed tacking on a $10/month charge on our water bill was "more convenient" than having to go purchase a decal. Yeah, more convenient for them to get 2.7X the original fee, and change it to mandatory. Previously if you didn't want city pickup you just didn't buy the decal. Now you are forced to pay the fee regardless. Take your trash yourself? Someone else picks it up for you? Doesn't matter, they demand that $10/month fee and will not remove it regardless of the situation.

      Location and finishes and updates and size all make a difference. You could find a house in a GREAT location…but it will need work or updating, if it’s a lower price.

      Ooooh. I appreciate that! Yes. I do think higher priced homes ($500,000 - $700,000) may be sticking around a little longer. But if you have those homes in the $200,000 to $300,000 priced right, they’re still moving pretty quickly. First time home buyers, investors, maybe downsizers.

    Just viewing this and I have a few questions. Are there any public transportation or uber if you don't drive? Are the areas walkable to the stores or a car is always needed to get around?     Lynchburg is a pit. I grew up there. Liberty makes it even worse. Btw la vida is closing. Town can’t support it or anything other than a fried chicken joint or greasy hot dog stand. Most undiverse intolerant bigoted places on earth fueled by Falwell university. A town where going to Cracker Barrel or hometown buffet is living high as a hog on Saturday nights. That sort of mentality

    As a Liberty University student who lives in both Prince William county and Spotsylvania county, our local minor-league baseball stadium, which is the Hillcats rival Fredericksburg Nationals. And I hate to say this, but I honestly think that this stadium is by far the worst stadium that I have ever been to in my life. Although I’m lucky to be much closer to a minor league baseball stadium while in college, this stadium is extremely ugly with the dugout seats being rusty old bleachers, the Sound system and Jumbotron is extremely outdated, the concessions are disgusting and overpriced, and every time I go to a game, there’s only like 200 people there. Over in Fredericksburg, the stadium is huge, all the seats are extremely nice and the general seats are the exact same ones that you find at major-league baseball stadiums, The stadium always tends to be clean and even though the food is still overpriced there, the food is actually really good and they have unique food items such as BBQ pork rind nachos. Plus that stadium is brand new as it opened in 2021. Lynchburg’s Stadium has probably been there for over 30 years and they really need to get a new stadium. Now the Hillcats team themselves are really good and the fans are really nice and laid-back but the only problem I have is that the stadium is extremely old and dirty. Whenever I’m in Lynchburg, I’m much rather go to Liberty University baseball games rather than Lynchburg Hillcats games unless the Fredericksburg Nationals are in town playing them because Liberty University’s baseball stadium is much more nicer and well kept the Hillcats and is in a more beautiful setting.

      While Bank of James Stadium isn't the newest stadium in minor league baseball, she does have her charm. She has a few suites, a party deck, and a picnic deck, as well as seats behind the plate and some bleachers down the foul lines beyond the bases with good sight lines. I wish the dugout concrete had been painted as old concrete is no longer white or beige, old concrete turns a dark grey with dirty stains. I was impressed with the number of advertising signs on the outfield wall implying the team has good local business support. Apparently a well run Elmore Sports Group team, although I am sure eventually the dugout seats issues will be addressed. As for the Jumbotron and sound system, not every ballpark has the newest kit, especially older minor league ballparks... D.G. Elmore has said in the past he wants to see his great grandchildren to enjoy these ballparks, there is no need for a new ballpark every thirty years if the ballparks are maintained. Cites will build a new ballpark even at the minor league level to LAND a team, but alas, won't spend a penny to maintain and sustain them as there are always more pressing items on the city's budget. It has been his experience ballparks usually pay off their bonds with 30 year leases, but the expensive commercial coolers, grills, hot water tanks, and HVAC systems, not to mention what you noticed, sound systems and Jumbotrons conk out in less than 20 years. Cities expect their teams to continue to pay off the bonds without discounting mounting repair costs... How old is your home refrigerator, hot water tank, or HVAC system? It is kind of hard to sell hamburgers when the grill isn't working. Ticket sales pays the rent, a team earns their profits selling concessions and merchandise...

    I always wonder who wants to live like this. Not really city or country. Looks like a nightmare to me. All kinds of work taking care of the yard with all kinds of rules from the neighborhood and city they are in. I would never buy something like this. Can you say give me my life back after mowing or paying to have a few acers mowed and trimmed. The same people want slaves from the third world to do this work for them for free, but do not want to live next to them people doing the work for slave wages. The whole thing looks sick to me.

      Everyone is different. I wouldn’t want to live right along the road. But the house tucked back in the subdivision would be fine for me. But…everyone has their thing. You’re right about being aware of HOA or county restrictions. Definitely want to know that.

Every time I see HOA's and housing with restrictions I start singing TOOL - Ænema and TOOL - The Pot. Maybe because I grew up and lived most of my life on the edge of the Empire in West Virginia and Montana. Sure must be nice to take money out of poor peoples pockets and call it "Taxes". If it was not for government money, Most the people in your location would have no money at all. Now they are coming to W. Va, as the nation burns. Well! come closer says the Dimond Back to the rats fleeing the DC sinking ship. Now it is time for us to eat. I can only think about how nice America was when we did not pay property tax and personal income tax. Before fools bought houses like this only to show how low IQ they are. I could care less what they do if they were not getting rich off of us and living out of our pockets. But they are. I look at the Sun everyday and wonder if this is the day we get a EMP. I wonder how long they will last. A week or two? With out that tax money? and their rules?

But I would like to know more about tailgating. Where does everyone set up? How difficult is it to get a good spot? How close can a vehicle get to drop off all the gear and food? I'm not sure if this organized by the Flames Club and Flames Club sponsors, or if they are ticket holders. There is also tailgaiting that happens in the parking lot at the bookstore, right across from the stadium. These are ticket holders. However, you may need to have a parking pass to access these spots. I know as a basketball season ticket holder I am assigned a designated lot. I'm assuming football season ticket holders also get assigned lots. And the one at the bookstore is a prime lot! I'll try to get some more info on this. Thanks for watching!

      @Living-In-Lynchburg-Virginia Well, the Weenie Stand & the Tea Room used to be the places to be. Things aren't quite what they were 20 years ago though. Perhaps the most renowned breakfast joint in Lynchburg was Clayton's on Old Forest rd. Long gone now though! Another old favorite is the Stadium Inn.

      You’re right. Although our inventory is creeping back up. I look at it every Monday. It’s not close to pre-Covid. But the numbers are creeping up.

    First, I want to recommend the movie that Andrew Garfield stars in about Lynchburg hero Desmond Doss called Hacksaw Ridge directed by Mel Gibson. I'm struck by no mention of the Izaak Waltan lake and camping. Also, there is also swimming at the Boonsboro Country Club, and the Peakland pool not to mention the James River.

      @@jdmillerYT There was a longish article about it in I think Lynchburg Living back before it was released that talked about it. It also detailed how someone in the production made many calls to the area specifically to speak to locals for hours to ensure they got the regional accent and dialect down for the actors to emulate. I was impressed by that level of detail.

      I do not think it would be difficult. Of course, you’d have to take into consideration the variables; location, how nice the units are, the size, and your pricing. And you want to have some understanding of how you’re going to vet tenants.

      Not very familiar with Farmville. Visited numerous times. I have helped clients in that area. But I’m not intimately familiar with the area. When I get too far outside of Lynchburg (or Wintergreen resort) I tell potential clients “I can absolutely competently represent you in the purchase of a house. But…if you’re looking for someone who knows the ins and outs of a community I’m not very familiar with, we might want to connect you with a different agent.”

    I live in this subdivision in a culdisac and love it. I am one of the original homeowners. The neighbors are great and it’s very quiet. As far as the first home shown in section 3 the large unfinished brick white house across the street is in bankruptcy. The builder went bankrupt during construction. This house has been just sitting for almost a year. I wish a builder would buy and finish this house. This is a great area but this one house that just sits and bothers everyone in the subdivision. Don’t let this stop you from buying in this subdivision but maybe you can get a better deal due to the house across the street.
