  • MASSIVE new development coming to Idaho! Tour of Valnova!
    Spring Valley Idaho is no more - it will now be called Valnova and it will be bigger than any other master planned community we currently have in Idaho. Valnova has broken ground and is located in the foothills of Eagle, Idaho. I was invited to a special development meeting with only a handful of other Idaho Realtors, and what I learned was incredible. Valnova, formerly known as Spring Valley, will be a massive master planned development in Eagle, Idaho and will be a game changer for Idaho.

    Massive master planned development that will be the first of its kind in Idaho! I'd love to see the Eagle foothills be natural land foerever, but the reality is, growth is happening...so what's better, smaller communities like we've had in the past or a development that's truly master planned for several decades to come. What do you think about this type of development in Idaho?

      They are supposed to have much more options for coffee shops, dining, light commercial, etc.. than Avimor - we will see! That's a few years off I bet.

    I’m moving in August. I still have 15 years before retirement. Sounds like it will be a great option. Until then, work, pay, save.

    This is another reason for our family to push out of the valley just a bit. Getting too crowded. 😢

      It will take a few decades, but between Valnova, Avimor, and the other big community they have planned for the foothills of Star behind Hillsdale Estates, I would expect population between Eagle and Star to increase by 40,000 people or so over the next 30 years. We may get landlocked because there isn't enough infrastructure to grow up Horseshoe Bend that much, and so then Emmett becomes a possibility. Otherwise, you push out south to small towns out south but there's only so far we can go before it becomes Oregon or hit the Snake River Canyon!

    Eagle's water is high in arsenic. Does not sound healthy. What information do you have about this? Thank you.

      Some of the wells test on the higher side for arsenic in the area. For people on their own wells, they install systems to mitigate this. Parts of Eagle Idaho are on Suez water, and my understanding is that they do not draw from the same layer of aquifer as Eagle Water, or the wells. There is not high Arsenic in Suez water. Valnova will be serviced by the City of Eagle water, and that also does not have high arsenic.     Hopefully people who purchase here have to sign a waiver knowing they're moving close to a racetrack so they don't complain about any noise come race season. I hate people who move places with preexisting venues or farms that create noise or odors and proceed to complain about it. 🤬

      Well, if they have a good Realtor, we will point that out to them so they are aware. It will be interesting to see how much noise it may get, the homes are being built a good way back in the hills so there will be some sound dampening for sure. Even if people are aware, there will still be those that complain. Remember in the river flooding of 2017, there were people who had built along the river who wanted the city to divert the river so that their houses wouldn't have potential of flooding in the future... uh, you built on the river... lol, gotta love people...

      @@SummerAstonRealEstate I live in the hills in Star and can hear the track. I don't mind it but I have seen this before 🤷🏽‍♂️. You're a great realtor for letting them know the possibilities.

      Yes I am on the fence about this. I like the "planned out" part of it - the hodge podge communities they've thrown up in certain areas of the valley without much regard to roads, traffic, more schools, etc..have not been great for long term, future effects, so if there is to be this massive growth, I like the planning of the big parkway roads, where schools and fire stations will go, etc.. but I'm not sure about the whole "resort" lifestyle idea. Will be interesting to see what the HOA fees will be. If they don't keep it to natural landscaping, the water will be costly since they don't have irrigation like the communities in the valley do.

      I agree that well planned communities can be great, but as we both know, the desire for profit doesn't always facilitate good planning. @@SummerAstonRealEstate

      Well good news, there is a Costco in North Meridian that an easy 12 minute drive from the entrance to Valnova. You just head south on Highway 16 for about 8 minutes and then East on a street called Chinden for a few minutes.

      On a serious note, I’m wondering if this makes sense for those already retired given the size of the overall project. Is there a Cliff Notes version of how this may play out? @@SummerAstonRealEstate

      @@JohnC88lvb This is pretty much the cliff note version of everything they are sharing with us right now. Given the scope, it is possible that plans in the future change for later phases, and I'm sure some areas will develop faster during certain years and slower during others, depending on the economy and housing market. If they do as they say and finish the main clubhouse and pools within a year of selling the first lots, then it could make it worth it for retirees so that they can enjoy the amenities and not have to wait years for them. But I am assuming there will just be alot of construction to deal with, and for now, the only way in and out for construction trucks is the main road. Avimor is a multi phase, multi decade master planned development in the East Eagle Foothills, and they have developed in such a way that it has been tolerable for current residents to live through construction, they have all the amenities, and they have been pretty good about how they develop each new phase. So hopefully Valnova will do much of the same as far as how and when they start phases.

      @@SummerAstonRealEstate Thanks for your thoughts on that. The construction noise/mess/traffic would be a part of what I would be concerned about. But also how utilities and HOA fees would be affected by the pace of (or lack of) development due to economic ups and downs. There’s a lot to digest in a plan that big. Thanks for all the info.

    I like the idea of planning infrastructure for a community but I don't want to see an Orange County type of town. We moved to Idaho to experience Idaho :).....

      It will be interesting to see what it turns out to be like...it is a 20-30 year project, so it may be awhile before it really comes to fruition. It will probably follow a growth pattern like Avimor has, which hasn't been too bad.
