Around 3:30 the question came up about renting just to males or females. In my state, its not discrimination if you are seeking a housemate. I interpret that to mean filling a room, or multiple rooms. You have more leeway to choose who will be sharing the space with you or others already living there.

Great question about restricting gender when renting rooms. I had the same question and even reached out to the local housing authority in my state/city. They didn't know either. I did find that when you still reside in the home that you may 100% specify preferred gender. Still researching the regs/rules for when you do not reside in the home and are renting rooms.
I wanted to restrict gender, but I have only been doing this since June--and 4 out of 5 of my AirBnB guests have been male. Not excited about that, but if I allowed only females, I would not have had as many guests. I am hoping an account with FF will change that ratio.
I listen to a very lot of podcasts with topics such as STR and MTR and this was one of the more practical and relatable teaching approaches I’ve experienced. I like the step by step format as well as the questions from the “audience” when something wasn’t clear. I always have questions along the way so having someone pause and ask them in the moment was so helpful. I didn’t get lost or left behind during the presentation. Hi, so question for you....... I manage may own long term rentals and just about ready to put a new one out for mid term. With Long Term, I always get an application signed first that has them list who would be living there, place of work, make model of car, etc. I also attach an authorization form that they sign to give me permission to send them the Smart Move link for Smart Move/Transunion to pull their credit. I'm not seeing anyone talk about the application step...........Is that generally not being done for these midterms?? Thx!
How much above LTR rates do you target? I'm guessing LTR rates, plus the utilities and maint fees, plus some cash flow. How consistent are the housing stipends from staffing agencies, does it vary based on the salary they are paying, Nurse vs Dr etc.? Anywhere you have been able to find these rates?

I probably had 20 different nurses contact me in Sept of last year needing a place but we were already all booked for the football games. Now it's dead. It's like to travel nurses just stopped coming here or something. I know it's not my prices because I'm at the lower end price wise. I'm not even getting any unmatched leads. I wish I could move somewhere that had lots of travel nurses because I love doing mid term rentals.

In my state you can’t use a deposit for anything but as a deposit.
So cleaning money coming out of that money is a NO NO.
Can I use a license agreement instead of a 3 month lease to avoid eviction.

Still able to get booked, but had to lower out rates by about 15%. Compared to our Airbnb's I would say Furnish Finder is still doing better.
