Okay.. take this for what it is, but a hot tub seller claims Airbnb says you can make up to $39/night more on your listing with a hot tub, which I happen to know is a very popular feature in Colo Spgs. I have converted my home and am trying to purchase a condo. I have noticed that in my area, they have a 6 month minimum rental term. I really need a condo, since in my area, flooding is an issue and single family homes are very expensive. How do I find remote workers with longer term contracts?
Errr. I would probably keep my focus on condos with shorter requirements. You could call each HOA and see if there's any that have this, then ask your local realtor to set up a search for that property. I can't advise you to find nurses with longer contracts. While many of them renew, I think asking for 6+ mos upfront will be an issue.
We had used Safeco and now we are using Travelers. I think most major insurance companies offer these products, but you have to ask/make sure they know what you are doing.
Atlantic beach in Jacksonville florida requires rentals to be 90+ days. Think it’s still a good mid-term opportunity? It’s 6 blocks from the beach line and close to medical hospitals/buildings.
Thank you for this question! Usually, I state that I wouldn't buy in an HOA that has a 90+ day restriction but would be comfortable with a 60 day restriction. That said, you might ask around at an RE meetup and see if anyone else is doing furnished rentals and how long the usual stay is. FF quotes that the average stay is 90 days, but you may have more vacancies with that limitation.

Furnish finder seems sketchy to me. There are a few fees besides the initial $99 to list. $79 each room, $75 for a verified owner badge so you “get more views”. Each video I see comparing FF and Airbnb seem to have fake profiles talking up FF. Same info, different wordage. I’m not sure about that platform.
Hmm. It is $99 per unit but maybe $75/room if you are doing rent by the room. I'm fine we that as they need to pay their bills. I know people have some frustrations with FF but people also are frustrated with Airbnb. Really just depends on your preference.

How do you keep a 90 day block open for a booking without blocking your calendar for short term stays and loosing money while waiting for that Mid term stay? Thanks so much for your time.
Hey- just made a video on this. If you commit to MTRs, then I don't take anything that isn't immediate. In other words- I would not take a 90 day stay that's two months out. I only take them if they are immediate after my current lease ends.

Schlage also makes smart locks that may be synced with your hosting software. Hosts enjoy using the last 4 of the Guest's cell as the code.

Schlage locks now offer all the stuff you mentioned with the other smart locks..probably a year too late with this info but hope it helps :)

@@lloyddickerson1559 I think you could use Airbnb for both still. You just don't accept ones that are for midterm far out. But, yes, also use FF.
