I didn’t use a professional photographer and created profile and still got 4 bookings on Airbnb str. And signed lease for first midterms arriving Jan-April. I had 4 people apply for place. All with dogs.IwLeases available via key check. I’m still a little shocked it went so smooth. Hosting second booking now. Fingers crossed no issues.
That's great for you!! Congrats! I would still highly encourage others to get professional photos, but I'm happy to hear your property is renting well!! ❤🪑 Must be well outfitted!
Thanks for the good advice. I hit pause, opened my Best Buy app and ordered a 22" monitor for a second screen. Does it matter whether the quality is "good" but not "Excellent"? Also will change my air bnb headline from "Comfortable 3 bedroom house" to "11 minutes to Univ/Med area, pet friendly". I admire your ability to be concise and informative! Looking forward to more content.
Thank you!! That is really nice to read. And, no, I think you can keep the monitor pretty basic. Any second screen will be better than what most people provide (which is nothing.)
Awesome video! You have a new subscriber. I find because of where my home is located that I operate as a B and B, I am not getting too many STRs. The ones who do book always say they wish they could stay longer...thats a sign. I was advised to go with MTRs because of my proximity to hospital, businesses and universities...which should have been a no brainer. How to market on AirBnB for MTRs was eye opening, even if I decide not to use Furnished Finders. I must say one must be honest about their photography skills. Not everyone needs to pay for a photographer. I have taken courses in the past and watched YT about the difference between real estate photos and selling an experience with one's property photos. Everyone thinks my photos were taken by a professional. I used my high end Android phone and the photo app to touch up pics. The hardest part is staging and the correct lighting...just use natural light and more if needed.
Great question! I was wondering if people would know what I meant by that. I mean a second monitor for their computers/laptops. It gives them two screens to work from on their desk. Like this, although it doesn't need to be so large. www.google.com/search?q=second+screen&sxsrf=ALiCzsY8RMayfEmti0u1gGJRg3aFBfKq_Q:1664897240726&source=lnms&tbm=isch&sa=X&ved=2ahUKEwj1xfvE8cb6AhVIIzQIHXOtByoQ_AUoAnoECAIQBA&biw=1431&bih=621&dpr=2#imgrc=vS87rBMt9x1jsM

Hi, I’m a landlord, and I have been doing conventional 1 & even 2 year leases, but I’m converting a unit and trying a listing on Furnished Finders to see how it goes. Is there any way that I could get a copy of the lease that you are using? My normal lease is a 19 page monster. Thanks!
@@midtermrentalconsulting can I get a copy of that lease too please? I also have a silly question. You mentioned to have a second screen …. Should I I be providing. First screen and computer? LOL I always assumed everyone was bringing their own laptops. Should I also be providing a printer too?
Nice informative video. I guess I'm buying a book 😂. If you and your partner would like to network with a colleague in L.A. CA. I can probably send some investors your way.

You should make a video of real estate photography tips. it could be helpful.
Great video. Thank you!! Love your jacket by the way.
Haha! Thank you on both fronts!!
Super helpful tips on the headline! Those buzzwords don’t speak to me either. I’m setting up my first MTR and I’m nervcited (nervous and excited 😅)
Thanks! Glad that helped!
Just ordered your book. Thank you for sending me a copy of your lease today! 😀
Thank you so much!! I hope it helps!

If renter is staying for three months, can you require a monthly cleaning fee?
No, just a one time cleaning fee.

Do they usually need to see the house before signing up mid term rental?
It depends. Post COVID, people have been a lot more open to making decisions from a video.
@@midtermrentalconsulting thank you. That helps.
Thanks for the informative video. What devices or ways investors are using for virtual tours of their properties?
Hi thanks for all the great information! I am in California, any friends out here? Info? Thanks again :))

What do you mean by "second screens"?
A display screen- so people working remotely have multiple monitors as they would in a professional office setting.
what is meant by second screen??
Just a second monitor for business professionals.
Hey Erin, just emailed you. Thanks so much
Gotcha. Just got back to you.
