This is for 'me too' Airbnbs. i.e. hotel style accommodation where price is pretty much the only differential. MUCH BETTER is to have a stylish, unique property in a great location close to the bars, beaches, great scenery and walking country - you'll always do well. This guru expert feller is all about price. If your only metric is price, OMG, you are gonna get poor pretty quick unless you have something UNIQUE! (Says me ... full time in STR for the past 25 years, in multiple countries)

Great talk. Im in Athens Greece running 2 apartments and im full all year round. 90% of my bookings are from Booking and only 10% from airbnb. Airbnb has really fallen behind i wonder why ?
